Legal fees and stamp duty for S&P and loan agreement is roughly around 5% of the purchase price (assuming taking 90% loan).

Taking the above example:
Purchase price RM200k.
90% loan = RM180k.
Legal fees (including stamp duty) should be around 10k.

Haha. Scroll above.
Last month able to win unchallenged at 200k but nobody interested.
As usual all waiting for rock bottom pricing only enter fight each other.
End up paying 20k more to win.

Does anyone has to pay the stamp duty ?
I just in the process of buying the unit at block C.

Currently all already settled except the redemption statement from previous owner.

Now, My lawyer told me that i might need to pay the stamp duty because it is a service residence. And it is around RM5k.

For 2nd hand buyer (subsale/lelong), stamp duty payable when you complete the DOA name transfer. Your lawyer quotation will quote this stamp duty amount together with the legal fees. You pay to the lawyer and they will pay the stamp duty on your behalf.


For first hand buyer at Amara, since developer not yet issued individual strata title. Not required to pay MOT (stamp duty) yet.

My lawyer just informed me that the developer already issued the individual strata title. N they a'dy sent me the revised LO which already changed to individual title.
I bought the house at for RM260k with renovation (top ceiling, extended kitchen cabinet, toilet, etc) with a total cost rm40k+- renovation.

Anyway, how much is the maintenance fees currently ?

Really sayang this project.

Decent location, 10km to city centre. Amenities all are quite nearby. No issue with food, shopping, clinics, hospital.

And the pool and playground is well maintained.

The only sad thing is the lift, which for highrise is the most crucial.
