my pick most probably from min 400psf onwards depends on the exact location...but hopefully for repeat buyer 360psf tongue.gif
what is their concept for this piece of land this time? need something new .. or else merely just an ordinary condo @ bkt jalil...

m expecting TT most likely price for this project from rm280 psf. in bj, >rm400 psf r reserved for lower density n higher grade devt like treez, cv. this z got a whopping 1k units.

280 psqft quite impossible.... the last Zest was transacted at 300 psft.... it has to at least match covillea pricing.... 350 psqft at least....

according to the sales rep a few mths back, its more towards OUG side...but i was not told of the exact location as well! wat to do...small insignificant fry oni sad.gif

yea, name sounds abit the 'jeng'! n i tink a fair price for a pretty high density project around that area should be from 300 psf - max 350 psf...anything higher dun tink i'll be interested liao (unless the concept is really outta this world or something la) cool2.gif

but frankly speaking.. a bit holding back due to havent seen the final product of THe Zest...
Zest was sold out due to the timing and sudden boom of property plus nice interest rate..
now the situation is not anymore plus BLR is keep increasing... i dont look so optimistic with the current price of certain property where
way way high escalating than the actual value of the property....
shall remain calm hmm.gif and watch it properly and not fall into those BBB crowd where totally being chopped off by developer at this timing..

Beside the proposed OUG LRT? is that good or bad?

Btw, the price of Bukit OUG condo (on the other side of proposed LRT) is around 150/sq ft nia...but the different is this condo receive complain more than anybody else la...haha

I say this is a neck to neck battle with Sanderson..... accessibility wise, Z beats it hands down.. now just have to wait and see the concept, pricing and density....

some source indicates that this might be 300psft, given tat starting price around 300k+ and iproperty suggesting 1033sqft unit as the smallest.

TokyoBoy, ur 250psqft looks very unlikely laugh.gif ... bare in mind Zest last transacted developer price around 300psqft for Block A last year

Yal i know eugene...it is almost impossible...just hope that our shouts were heard by tt ppl who is reading this forum...who knows perhaps they r gauging the price based on the conversation of this forum..ofcourse i wont tell Them that 280-300psf is a gd buy. Opppss.. but really gota see what tt can impress us this time...
My fren got the unit from the last few on 1st floor at 325psf...stilll a good buy if the ramp n lrt is actualized... no ramp..will b major turn off!
Sanderson wats the value now? Unless new access is created...or else really deeeep s#$% in daily access problem

Bro.. same as other taikor's judgement.. depending on pricing.. coz 'm not those BBB loaded crowds who simply jump into ships...
must keep my bullet and aim chun chun then shoot something like TS or The Tropics
furthermore... i think most of ppl really forgot abt heron.. but ofcoz we cant compare like that becoz those time the price of heron is rather dirt low
anyway it is only proposed lrt.. at this point of time merely just a visualisation... and actual zest final product yet to be proven ..
not to forget on the current rental of the old condo on the oug side...

as of now..i stay low for this.. and wait for the price

What bout zakaria residensi?
Supposed "z" is the nearest condo to the lrt (walking dis) compared to pokok, km1,km2 n jalilview. Hypothetically 280psf for repeating buyer ... wats ur view for this eugene?
Btw u better hope my "tembak " is off target coz previously i was a state shooter...lol

Just heard from my fren who has called TT to enquire about this project, he said the starting price is below 300k. Is that possible?

Price wise not certain yet. all bukit jalil is freehold with consent.

But location will be within walking distance to the Jalil City with new hypermarket, shoplots. maybe banks will be buying there.

Initially, Ho Hup wanted to build condos but later change mind to build service apartment when I ask the sales officer or the officer didn't give me right info. hmm.gif

Who knows, they might change mind again but there will be residential area in Jalil City and it will be quiet ie. facing bukit jalil park.

The current forest will be turned into Jalil city. What's the use of forest if we can't even walk in it ?

It is still green but going to be congested with KM1, Treez, TT.

No more landed properties.

It won't be in the same price category. This project is very high density type >1000 units where KM1 is only 1/3 of its density. Furthermore, KM1 will have a great golf course view where this project don't.

If this project priced < 250psf, then worth investing, else Arena Green is a better choice.

No brochure?? They send me some a couple of weeks ago even though I am in Kuching. Do not like the look of the building. And the project is located in between a few highways but far from the nearest lrt station.

I agree that the logo looks cool and very high end. I hope the price is less than RM 300psf.

Guess developer will build a road to Jalan 1/155B for the residents to access to purposed LRT stesen. The road will also benefit the surrounding area like Bukit OUG thus increase the BBB mode for their condo.

Went to TT opis enquire about Z residence, not much details still the same from my last visit. Saw a few workers doing something at the buffer zone then Spoken to the workers and i were informed that they are doing Soil Test for Ramp. Managed to snap some photos too. rclxms.gif

if really beside oug condo, then koyak... only way out is through the single-lane road through oug or through the kampung area of bukit jalil into the bukit jalil highway (just to face the jam there)...

Hey guys, The Z Residence's company (Trinity Group) just had a ground breaking ceremony for the long awaited Ramp yesterday. Saw the news from the newspaper today. Officiated by Deputy Minister of Work, Y.B Yong Khoon Seng.

At least they have kicked start what they've promised to The Zest's owner. haha.

Just hope that the Z-residence building height would not more that 10 storeys. The construction site area is very near to bukit OUG condominium block 10, 11, 12 & other facing toward kesas highway. I just wonder how they going to do piling ? and it is quite dangerous to do piling or land excavation work near to another tall building. As i living one of the block, if my block or unit got major cracking our JMB definitely will sue the developer and ask for compensation.
If you all there got any building plan of the Z residence, kindly share it out.

probably that's the reason why ZR cannot take off now even if it is ever ready to do so. if ZR access is solely dependent on the neighbouring 2 developments (max n kiara residence) n as long as max remains undeveloped, ZR hopes of launching any sooner this year will be diminished. so max is dependent on KR n in turn ZR is dependent on max.
fyi, KR is brought to u by the same people who developed sierra residency @ bandar kinrara.

Adding in to the confusion, i was told by a birdie in TT that the site is not beside main road woh .. From what i gather from his description, its near the toll plaza.

If 1,000 units beside 155b, i'll pay $300psf.

If beside toll .. a bit susah leh, the access looks like directly fronting proposed school, sure dbl/triple parking ! $250psf is reasonable.

Z residence has not launched yet. I do not think that the showroom is ready as well.

You would not be able to enter that piece of land. It is still a forest with trees. laugh.gif

They're not going to spend so much money building a ramp. It will just be connecting to jln 1/155b and adding a traffic light.

The same thing as what happened with puncak jalil. False promise during sales but after selling, they save cost.

Max is same developer as Treez, bukit jalil ie. jalilmax.

All of them want to build there because of upcoming LRT. doh.gif


It will be a nightmare during peak hours with so many condos around same area using the same road 1/155B.

Existing apartment:

Green avenue, Greenfields, Jalil damai, Sri rakyat , bukit oug


New apartment:

Treez, KM1, z residence, kiara residence, Max.

ya... looks like every inch of land is going to be needed...

looks like it should be priced at less than 300psf... otherwise it's going to be a little risky for the developer...

counting from pic, looks like 800 units give or take in such a small piece of land in such a small and tight roaded area. i don't know why but it feels like this is going to turn into a rundown maintained apartments once everyone pack in to it.

that bukit oug condo surrounding traffic is going to be a nightmare during peak times. imagine people driving off to work or jamming to drop/pick up people from the nearby LRTs.

i think the facade is ok... just the density... we all already know it's going to be dense... but looking at the illustration frightens me... if < rm300psf, i'll probably still feel ok to get a unit... > rm300psf have to think twice...

Do you think TT will let go this chance to increase the price of this project since Kiara, leasehold project is selling at 320per sqft? If the price is below RM300 persqft, I will consider to take up 1 unit as well. But if I am not wrong, Z residence site will be just beside the high tension cable.

Also KR gives a low-rise feel cos 12 storeys residences while ZR is double that height. ZR concept is solid, i likey how they arranged the open area+pool which is kinda sunken ie. faces the podium. ZR recreation area/pool squeezed between 4 blocks, quite claustrophobic ..

kiara design concept is good and spread out well on the land and well located on the outermost nearest to the exits.

z residence location is deeper and its alternative access is having go through school and factories which can suck at peak times. understandable they need to squeeze as many units as possible on the land to try and ensure max profits without going too high psf but that translates into a packed design.

The roof looks like got some facility, lounge or cafe, can come out surrounded by ballustrades. Also a glass building between the blocks. Will need more info frm developer to gauge what are its selling points..

KUALA LUMPUR: Trinity Group Sdn Bhd aims to launch The Z Residence project at Bukit Jalil in April, said its managing director Datuk Neoh Soo Keat.

The condominium will be developed on a seven-acre freehold site with a gross development value (GDV) of RM400 million, he told The Edge Financial Daily via e-mail.

The Z Residence, which is currently open for registration, will be the group’s first launch this year, he said.

“This project has garnered a lot of interest from the market,” he added. The response has also exceeded the group’s expectations, although he did not reveal the number of registrants or any further details.

According to online advertisements, units will come with either two, three or three plus one bedrooms while all units will have two bathrooms. The built-ups range from 1,033 sq ft to 1,394 sq ft.

“We are putting in the final touches to the product offering and therefore do not have the final pricing for the units yet,” he explained.

On its industrial development Latitude @ USJ 19 in Subang Jaya, Neoh said the group has sold 80% of the 15 units since its launch on Nov 19.

Neoh noted that Latitude @ USJ 19 had attracted mostly end-users as opposed to investors.

The RM65 million project is being developed on a 5.8-acre parcel of leasehold land near Carrefour, Digital Mall and The Summit USJ.

It comprises 14 units of 2 ½-storey semi-detached factories and a larger detached factory in a gated and guarded compound. The built-ups of the semi-detached units will range from 7,613 sq ft to 8,057 sq ft while the land areas will range from 10,987 sq ft to 16,751 sq ft.

Meanwhile, the detached factory will have a built-up of 10,622 sq ft and a land area of 17,933 sq ft.

Semi-detached units are priced from RM3.6 million to RM5 million while the detached unit has a price tag of RM7 million.

The project is targeted for completion in 18 months, he said.

When asked about similar future developments, Neoh says the project “is currently at the planning stage”. The group has also set aside a three-acre site in the USJ 19 area for another similar industrial development, which has an estimated GDV of RM45 million.

As for its other projects, namely mixed developments The Zest @ Kinrara 9 and 19 Residency, both in Puchong, Neoh said the group has sold all of the units except for bumiputera units at The Zest @ Kinrara 9.

Trinity Group, previously known as Trinity Towers, currently has a total of over 37 acres of landbank in USJ, Taman Melawati, Bukit Jalil, Cheras and Klang.

Part of this includes a three-acre tract of residential land in Taman Melawati with a projected GDV of RM60 million.

I think the starting price can be calculate from the report.

It said GDV 400M, divided by 800 units = average price 500K .. guessing the price would be ranging from 400-600K .... just guessing ...

If calculate from per sqft, it said 1,033 sq ft to 1,394, average 1200 sqft x 800unit == 960k sqft ... 400M/960k sqft == average RM 420 per sqft ...

Wonder if Bro keithcky willing to comment ....

I want to clarify to everybody here that Z-residence is not having any pre-launch this weekend. We jz showcase the project and those r interested may register yourself. There are rumours and certain party claimed that booking is already being accept is not true.

Heard from the ppl 1k sf units very limited he even mentioned 1.2k-1.4sf more units. Prepare to fork out 400k atleast

Doubt about the prospect honestly looking at the few upcoming projects there and market 3years down the road. I will go for subsales with bargain at the moment!

If 300 psf, it's reasonable, with good repution
developer. Good buy for own or investor.
Difficult to find any with that range in terms
of location, accessibility and freehold status.

Facade colour like Zest.. I guess thats the company's theme and direction for their product...

Density is high, not only on its own but surrounding as well..

No doubt for those who are tight on budget, this might be one of the most affordable new launch around the area..

** IMHO, 300psft is just estimation.. my "wind" told its about 320psft.. From the passed record, developers used to surprise the market with launching price tag which usually higher than predicted or initial stated prices... So just keep everyone prepared.. I do hope its 300psft or lower laugh.gif

Density is the main issue, hence Trinity got to
think about providing solutions to this.
If they can do that, definitely attract more buyers.
Just like what they did with zest on the
ramp to create accessability. I believe good buy
especially for those youngsters. Better than km bukit jalil.

Nprmally the RM300 is to lure you guys to register for the units. Once they launched then it will be higher than they claimed. Anyway if RM300/sqft then should be a good buy.

I have surveyed the location... A tamil primary school Between the kiara residence and z residence. Nearby flat areas, right behind the bukit oug condo (this area has been reported with numerous of auctioned units), close to industrial zone. I don't like the environment... Although the price is considered cheap rm300psf

It depends how they work out the access point, if shared, Cham la.
Affordable pricing with density, then it's ok.
Otherwise, try hard selling. TT should be launching block by block.
Maybe 300k,320k, 340k & 360k. See how's the response. Who will buy if 350k, 370k, 390k and 410k. If starting 300k, a good buy.

Q: When to pre-lanch? How to sell?

TT is a quality and cost conscious developer.
They do listen to customer and will built
to provide value to their buyers. I missed
out on zest as I noticed they deliver value and
whatever they promised. If 300k, good buy.
Just have to think about density, but then u can't
get this affordable price anymore.

The LRT correct route is between Bukit OUG Condo & Townhouse, work already start.

The High tension cable not really near ZR, it is pass by the factory area and medium cost area.

i see 2 risks to invest in ZR

1. Risk 1 (inter-competition) - huge supplies of new condos (estimated >4k units) that will be completed along Puchong - BJ before ZR is VPéd. is there a growing demand that can buy or rent all the new condos incl ZR. my guess is ZR targetting the same customer segment like the rest.

if the current vacancy rates > 5% and all condos are aiming for the same segment, then the new supplies will further increase the vacancy rate and hence impact the rental growth.

2. Risk 2 (intra-competition) - if 80% of ZR buyers are flippers, pls imagine the intense competition after VP to sell or rent and compete with other 900 units in open mkt

With such a surge in price for landed properties, younger generation will look forward to apartments and condos for the place of staying and I see there will be not an issue as there's still plenty of youngsters than is still rely on house or room renting so although there's many project is launching around this areas but if the price is reasonable (below $350/sqft) then they still able to attract buyers from other cities to this area. This could be an expense to other projects which is selling at higher price near the surrounding.

people should always consider unit/area as more accurate benchmark. this applies to commercial project but good gauge for residential as well.
for residential projects, it should be person/acre.

Which new link is it? Not the one that connecting down to KESAS right? If the link down to KESAS then it will not go through that cemetary areas.

Still I think it will be quite a distance and if you're taking the units facing highway then you will not see it. Still need to see how the condo facing before choosing the right units.

LRT access for 1/155b no one can give a guarantee on the completion this link yet .. altho work seems to have started..

Better take into consideration potential main access is from Bukit Jalil HW and make decision from there .. until things get clearer ..

They are clever and smart, said going to sell phase by phase... then in MAPEX said price should be xxx/psf, then many ppl was attract to register... now they can "smile" a lot of potential buyers... then price could possible to be RM320-RM350 psf (not finalized due to see our response lah)...if Good price goes up else remain the previous price...

Haha i wont even touch eventough 300psf because these market are youngsters market 10ppl, 9 are buying for investment. Youngsters this group of new investors are the most vulnerable. 1auction is enough to kill the project

If anything above Rm300 need serious consideration. Remember it's just an empty unit without any freebies. Location is not at prime area. Imagine you need to compete with 3 blocks of Z Resident buyers to sell your unit and not forgetting the upcoming projects surrounding it.

This is based on what the sales people told me during mapex. They could give you freebies but charge you higher than 300/sqft..so back to square at the end.

to be fair i think 1100 units in todays market is not that high dense. But looking at the nearby 5km radius development is SCARY! with the current road infront of Bkt OUG condo only single lane after car parked. Can you imagine?

As one of the forumers said after competing with 4blocks Z-residence. You've other few projects waiting. whistling.gif

actually, the only thing that makes me hesitate about the z residence is my analysis as follows...

1. zr size about the same as vista komanwel size
2. zr price about the same as vista komanwel price
3. zr has > 1000 units and vista komanwel also > 1000 units

1. zr pro is near new lrt... but vk is near an EXISTING lrt station
2. zr pro is good and reputable developer... but vk is already EXISTING
3. zr pro is the new link road to jalan 1/155b is most probably going to happen... but vk location is ALREADY GOOD
4. zr may not be able to be rented out... but vk is currently very lettable

1. zr is new but vk is older
2. zr facade nicer... vk facade is old-fashioned


so logically, why shouldn't people buy vk instead?

cause VK is 10+ years old and maintained very badly. on the outlook, because of the recent repaint, it looks good but take a look of the conditions of units in there and you'll notice a heck lot of them are in bad shape with water damage and some structure damage (quick development to meet deadline). also, some amount of races there that makes it fearful for other races to rent/stay in. you'll also notice that the type of renters there don't really care for your units so every new cycle of tenant means some repair and maintenance spending need to be done first.

i am currently renting in Vista and i can vouch for that statement. my unit's parquet floor is cracking, water leakage from ceiling etc. and worst is the owner refuses to repair! sad.gif

Smaller units are in direct competition with flippers/investors, for sure you'll see them get snap up first.

Save for some projects where certain factors render small units undesirable.

For projects that target family staying, medium size gets snap up as fast too ..... nowadays .... KM1 ...........

Today have a talk with my property agent. He don't recommend buying Z Residence largely because of the surrounding of this place where full of gangsters and the surrounding look quite run down. Not sure if should trust his advise but definitely need to consider before taking next move.

Today have a talk with my property agent. He don't recommend buying Z Residence largely because of the surrounding of this place where full of gangsters and the surrounding look quite run down. Not sure if should trust his advise but definitely need to consider before taking next move.

Well, i believe with the time goes by then the new development will refresh the outlook on that place in the future. I'm still interested to get a unit mainly due to the location but the agent recommend me Parklane Puchong which he claimed a better buy. Still I do not like the Parklane location although myself staying in Puchong now.

4000 units x assume 1 units stay with average 4 persons = 16000 ppl...

imagine half of it go to swimming on the sametimes,,, the pool can fit 8000? ehehhe... but impossible lah...normaly if i saw the swimming pool > 20 ppls then i lazy to go liao..i think this one .....

so, you pay maintainance fees for ...xxxxx....?

When it touch RM400+psft, KM1 might touch RM550+psft liao... at that time Z still perceive as cheaper lo.... laugh.gif

Price is determine by developer, we hav no voice to speak out... If the responce is good, why developer should launch at lower price?

It is us the public that makes such a big hoo haa and hype about this project, generating the BBB mode ... The "pre-launch registration" and all the previews are the ones that gauge what is the selling price to be... If more than thousands who registered for the launching, it just make developer has more justifiable reason to launch at higher price...

I still remember when SW launched at 320psft in 2008, everyone was bashing about the launching price.. Everyone felt that SP Setia is gonna pay for it.... but did SP Setia lower down the price? No.. what happen later? - all sold out... this was also driven by DIBS and 5-95 scheme...

If TG do the samething (DIBS, free legal fee, and generous discount), they might even launch the price higher to recover the cost...

my 2 rupee...

Anything above RM350 considered as quite expensive for this property. According to latest study as well as housing agent and even owner, most of them advise that the sale of the landed property has been very much slower compared to last year. A corner lot at Kota Kemuning which used to be quick grab now is still available for sale after 6 months of putting up for sale no thanks largely due to hike up price by the current "hot" sentiment. As you can see the huge take up on most of condos launching, most of them consist of sub-sale investors hoping to make quick bucks out of it. As i mentioned before, imagine the surrounding upcoming huge projects which will going to compete with Z Residence in 3-4 years time when the properly is fully completed, the over-supply situations will gonna hit the price of the house you purchase, not to be forgotten we also need to competing with 4 blocks of ZR buyers to let go their units.

They are 2 different projects. The Z = Z Residence. The site is at Bukit OUG. Zest is another project along the Lebuhrarya Puchong- Bukit Jalil.

The land opposite kiara residence lot9094 (beside proposed lrt stn) is clearing now.. Something happening there ?

I think these people have done their consideration. Buying property is not buying vega it involve big amount of our hard earn money. This project is consider affordable for most people. Of coz location so so only but got future pontential. Why wanna buy z when u can afford treezzz or km1.

anyone know is there any new access to bukit jalil or OUG.. cause I did see the exact location and is not so ideal.. need use bypass thru Jalan awan house area to reach the site.. end up the traffice will be very congested...

Any one knows whether Z is near to ladang bukit jalil where DBKL is having problem with the local residents? From the video, DBKL wants to get back the land for cemetry? Is this true? A scary place then... rclxub.gif

The Z is nearby the Treez project and also the new LRT station. This is the information that i get from the developer, dont know how true is it.

This project will be official launch in April 2011.

I went to see the site last Friday, seriously is there any plan they gonna refurbish or /torn down the bukit oug condo? They look so run down which make me feel tht the area is super insecured even though Z residence has the "3" layer securities....

And I can forcast tht the traffic will be very bad there.... its like 1 road in / out even though everyone saying there are 2 main ways... but 2 ways to caters for such high density area... I really wonder how good will the traffic be.....

I really hope the price is good... else... hmm.. need to reconsider...

think now they increase liao to 320 psf...
maybe on launching they will increase again.... sad.gif

It comes no surprise to me because Kiara Residence which is a leasehold project is selling at 320++ per sqft after discount. TT will certainly take this opportunity to increase the price.

i think TT is doing quite well with their maiden project, Zest. I believe they have the capability to get this project up as well. Zest is also quite a high density project. However, it seems that the approval from the authority to construct condo over that area is very slow, I am referring to Kiara Residence. Till now, the developer is still waiting for the approval. I am wondering why?? hmm.gif

Not to forget under HDA the money is in the HDA bank acc you can't simply withdraw out for other projects. Their profit is when the project ending. Now only 50-60% only.

DBKL is not easy people. Moreover these two developer got no project in federal territory before. It's no suprise that delays happen

hi guys, i been to show unit last saturday at the zest area. show unit will be ready to view by 1st april.according to agent there, the price will be maybe 310-320 per sqt. and the smallest units which is 1066 sqt (if not mistaken ) already sold out by internal buyers. so bye-bye to this project. out of my budgets cry.gif

Of course lah, internal staff got discount 7 ~ 10%, mesti sapu dulu.....no need to pay downpayment mah....

When all fully sold out.....they will release their units to you with high price....sometime no need to sign SnP at all....fast money mah... rclxms.gif
