just in time to swing by a short stop for Z so didn't gather much.

sizes: 1033 (2+1), 1243(3+1), 1400 sqft all @ 300psf
each unit comes 2 car park
no freebies

front:
[attachmentid=2103472]
pool size:
if really this is to scale, not bad the size but sad, only two blocks will benefit most in terms of view
[attachmentid=2103475]
car park:
4 levels and if you noticed, each level has it's own entry and exit that is not interconnect with each other levels
[attachmentid=2103476]

Heard from the ppl 1k sf units very limited he even mentioned 1.2k-1.4sf more units. Prepare to fork out 400k atleast

Doubt about the prospect honestly looking at the few upcoming projects there and market 3years down the road. I will go for subsales with bargain at the moment!

Mana ada cheap!

320psf prob it will touch 340/350psf when you hv selected your fav unit in ur fav floor w/o bumi discount.

What is this? High density project and not consider bukit jalil area, dont have proper access road yet, lack of ammenities, poor
and low cost surrounding , are you gonna pay 350?  tongue.gif
*
Haha i wont even touch eventough 300psf because these market are youngsters market 10ppl, 9 are buying for investment. Youngsters this group of new investors are the most vulnerable. 1auction is enough to kill the project

300psf with no freebies and high density for the development AND future surrounding development is an expensive buy comparatively with only pro supposingly it being nearby lrt station.
*
to be fair i think 1100 units in todays market is not that high dense. But looking at the nearby 5km radius development is SCARY! with the current road infront of Bkt OUG condo only single lane after car parked. Can you imagine?

As one of the forumers said after competing with 4blocks Z-residence. You've other few projects waiting. whistling.gif

ALL THE BEST! Z-residence buyer

It comes no surprise to me because Kiara Residence which is a leasehold project is selling at 320++ per sqft after discount. TT will certainly take this opportunity to increase the price.
*
TT will be very stupid if kiara residence can sell 350psf why they selling 320psf? Maybe they themselves not confident enough? Or poor cash flow hmm.gif

i think TT is doing quite well with their maiden project, Zest. I believe they have the capability to get this project up as well. Zest is also quite a high density project. However, it seems that the approval from the authority to construct condo over that area is very slow, I am referring to Kiara Residence. Till now, the developer is still waiting for the approval. I am wondering why??  hmm.gif
*
Not to forget under HDA the money is in the HDA bank acc you can't simply withdraw out for other projects. Their profit is when the project ending. Now only 50-60% only.

DBKL is not easy people. Moreover these two developer got no project in federal territory before. It's no suprise that delays happen

my fren who booked a unit received call from SA
ask him prepares for price increase.

how come signed booking letter ,paid deposit but the price still not fixed ?
*
It's written in the lawyer's stakeholders letter. The developer has got the right to increase the price. This is to protect themselves jz incase the approved plan size are bigger than the unit sold.

But normally the the price wouldn't be adjusted.

WHOEVER THAT DID NOT READ THE LETTER PLZ READ

Was told by the SA from TT group, JalilMax already submitted the application to land office for approval. Starting price for Rainz will be roughly from 600K and above.
*
Rainz is much better looking than Z price should be less than
500k according to some frenz who work for them. Density approximately 900units

I will still go for Kesas Highway which has KL view.
I remembered the SA confirmed The Z comes with Double galzed windows and doors
so not so worry about noise.
*
Haha u will have to feel it yourself find one try go Desa Villa condo in tmn desa they hv a high-rise block facing the Connaught highway. And that come back and tell us.

What double glazed glass bullshit by the SA are indeed Bullshit nothing can beat the 24hrs, 365days noise coming from the highway. It's even worst than facing the lrt tract.

Good luck kl view buyer smile.gif
