Smallest unit all booked .... aiya... cannot afford anything bigger than that... I hope they can provide some benefit for first time property buyer. If not, everytime all good deal sure kena sapu by internal ppl and investors. Very sad... another project i have to skip sad.gif

is Z residence a good buy? i have some concerns and reservations now after seeing everything.

i notice that because of the design and concept, there is going to be lots and lots of glass amongst the units and from info, these are not going to be double layered tinted glass since need to save cost. base on the proximity of the future LRT extension line and the KESAS highway next to it, which both will be less than 200m, i got a feeling all those units facing outwards to these two sound sources is going to be hit very hard by noisy sounds day and night:

kesas - because it is now a main road used by plenty of road users
lrt - because it will function as public transport from day till night and without fail for consistent rides

i wonder what happens when those outside facing units find difficulty for rent or for flipping/subsale, how much effect will it have on the remaining units. and furthermore, you see the gap in the middle there? it will also reflect sound from the outside.

this place can be a very noisy place to stay or rent in since there's so many glass. and the added difficulty to swallow is now it is more than 300psf means you could be paying 400k for a noisy place of stay!!

After reading here...

Wonder is it good buy for investment...

Below is the few things im worry

-As the area is run down plus current access road is small. Will the new access road been confirm to build?
If it build all 3 condo/aptm is share it... It will still jam right?

- is the LRT really confirm?

- Can it be consider too high density with only one access, dun compare mont kiara as the surrounding area is much better

- What do you guys see for the next 3 year in this surrounding?

- Pricing too high for it??? with such surrounding as per current...

Well, that my own point of view hope the sifu here can give me some advice. Honestly, im newbei which only got a bullet to shoot...

Hi, I am also considering taking a unit initially. But looking at few things like:-

1) High tension cables (100m)
2) Highway + LRT noice
3) That area is run down with Malays + many units of low cost flat
4) 400k and above price (Any freebie?, free legal fees?, Zero % interest under construction?)

All these really pull me back. Please think twice for investors as well as those buying for own stay. Good luck! tongue.gif

The pricing is a dissapointment. On hindsight I will take Kiara Residence. In reality I will not have a unit in BJ now.
