Your one should be not this. This only 7 facilities I heard and the swimming pool is at ground floor.

Maintenance fees (0.25 psf) and sinking fund (0.025psf) , so should not having that much of high-end facilities la. smile.gif

Also, heard that this project pre-launch unit (phase one), has been "sold" (tikam) 30% liao....

This may due to the booking fees can be fully refund (before proceed for loan or loan reject cases).....

6 acres (selling now) are having 4 blocks condominium and block C is pre-launching now...

While the other 4 acres will be RUMA1WP, that will launch later... 2 blocks apartment..

Higher density than parklane...
But is there any benefits of living in a high density condo?? opposite of low density.

We have to look at 6 acres 1472 units.
And 4 acres for rumawip as the facilities are not shared
But 6 acres 1472,also dense compare to fortune 6 acres 576 units

That land is a reserve land for the park supposingly..
How come DBKL willing to approve the developer to built something on it..

Is there any risk of becoming abandon project since this developer got not much construction history/experience... Or from another point of view, is it support by the government/DBKL because of rumawip..

its different compound for affordable home(4acres) & for public unit. (6acres)

affordable home have many restrictions apply and also after ten years just can sell.

welcome share your opinion on this project, almost same with parkhill @ bukit jalil

fr middle income household in KV earning RM8k p/month (exact average), rm500k 3 bedroom property is a good bet but i wont stay in kepong la tongue.gif

for potential buyer, do take note even though there is discount given, but your loan is based on Nett Purchase Price. Developer is not giving Rebate. Therefore, you still need to pay 10% downpayment.

3000 residences upon completion.. I stayed at Metro Prima for almost 10 years.
Just take a ride go and feel the road condition at the current stage and imagine the road congestion few years later. But good news is there will be 2 MRT station right infront Metro Prima.

Conclusion : Buy for own stay, feel free to do it as long as you liked it
Buy for investment? Well I dont want jeopardize the opportunities of my fellow agents here, but do your due diligence well before committing.

Actually is not direct access to MRR2, it just upgrade the existing junction under the flyover. those who stay in kepong are will know the road is exist but just only for motorbike.

Based on the picture above, MRT Kepong station will located right infront of Jusco T-junction.
(Roughly located at the words " To Petaling Jaya" there)
MRT Kepong baru station will located at the words " To KL" there in the map)
So there will be 2 MRT stations in Kepong.
If you want to walk from the henge to take MRT, you have to walk approximately 15min.

not sure what will be done if tenant or owner misuse visitor parking lot la from this henge condo. but base on my previous experience, condo management will clamp the tenant's car which which misuse visitor parking which i think most of the condo management should be doing that rolleyes.gif

How many storey for car park? For 45-storey building and 2 carpark/unit, at least there will be 8-10 floor for parking lot.
If want to buy better don't buy those units with high floor of parking lot like 7th, 8th floor and above. rclxub.gif

Why people so selfish nowadays..when highway or new condo built next to their poperty they cry greedy developer etc..when build oter place they no poblem using the highway or buying the condo...how we going to progree like tat..just look at KIDEX now cancelled and hundreds of thousands of motorist stuck at LLdlP, thansk to few selfish protesters and a populist MB...these protesters should realize they dunt live forever and think of the future generatiins

This area already have fortune perdana under construction now.

should wait 1 year or 2 after fortune perdana vp-ed to monitor the traffic condition.

bro, I agree that traffic might be getting more congest or worst in this area after add the thousands of units. But this project main selling point is affordable price start from 450k with practical family layout at 1100 / 1300 sf. That's why come with cons is high density lo.

Nowadays u see outside...all condo Eco/Kiara all selling about Rm700K+!!!
Monthly about 3K-4K
How the teenager can afford?!!!

This the Henge is just helping them!

Monthly installment is about Rm1800+

They can afford in Future!

wondering how big is those facilities...since is 1400++ units... esp the pool, gym, sauna, steam room....

I never experience such high density condo.. have no ideas at all..any 1??

But there again, from 435K for a decent size 1,100 sq ft with 2 car parks (after 10K cash rebate upon CCC) is hard to come by in KL....................

Kepong don hav many high rise, 80-90% are landed so for sure u got unblock view for this project. Apa-apa view also may can see, DPC view, KLCC view, Bukit Melawati View, Batu cave View, mont kiara view.... brows.gif

You can go there now and take this photo compare face by face... If different faces then my unit give you for free.. KLCC unblock view whistling.gif.. level 38 and above will not block by affordable home...

I went there look see look see. Didn't pay attention on the actual units number. Open 2 blocks only & each block I think more than 360 units. If you sign Spa within 21 days, 10k rebate after VP. Not much freebie except spa & loan legal fees only pay by developer.

market really very soft now, such a cheap price also still got 30% units remain unsold. wonder how are they going to sell the remaining blocks..
i heard from SA, block E is going to increase another 5%.... i don think they can sell it....

The shops & flats around this area are infamous because of traffic jam and the africans who are staying there. There were some gang fights reported and murder case involved africans.

So with high number of units , its better to prepare mentally for subsequent residents profile.

As I know the SPA need to sign within 21 days in order to get rm10k rebate . How do they count this 21 days ? How we know the 21 days start count ?
Checked with banker , no need to get LO ready also can sign SPA ? Is it true ?

Normally the 21 days starts from the date you signed the sales form. Just like subsales, the normal practice will be to sign SPA within xx days from the date you sign letter offer/offer to purchase.


SPA won't specify the deadline to get the loan approved, instead, it will tell you when you have to pay based on the schedule of payment. You have to get your loan approved before the first billing or you can pay cash when developer ask for payment.

Rental can't cover loan installment due to market got better option due lower rental.
(Those so call 'property guru' will ask you look for new agent if current agent can't find you a high rental tenant = your property can't get high rental is not their problem)

People without holding power will throw their unit to lower rental/sub-sales and those 600-750psf unit value will drop due to this reason.

For the 21 days, I checked with the developer in the VW office.. They said all buyer must sign SPA before 22 August regardless the date you sign the sales form.. If you sign the sales form in 25 July.. You still entitled for the 10k rebate as long as you sign SPA before 22 August.. 21 days start counting from first day it launch which is 1 August.. That's what i heard from the developer.. If you have any other findings, let me know smile.gif

Aiyo, studio meant those 300-600sf shoebox units without any rooms....tat selling at 1000-1300psf during the "hot times" ..example some pojeks at kota damansala, jln ampang etc...many buy at sky high prices rm700k above ..even for those wit two rooms example 900sf bought rm850k will get burned coz nw developers u see everyday advertised by claiming "only xxx psf cheapest in xxx places"

Not exactly correct, it depends on which school of fengshui you come from. One school emphasis on main entrance of the entire block or building compound, another school use balcony facing on 8th floor above, some use flying star chart superimpose on unit floor plan, many schools la. just like religion, some says you can married 4 wives, some say you cannot.

What I know is, if you are buying a unit solely base on facing of the unit/building, chances of heading to holland is very high.

feng shui involved a lot of element. being highrise, there isn't any backdoor. thus the feng shui criteria is different. old terrace house design has "hole" from front to back. but if the "hole" isn't at straight line, the qi will trap inside the house before slowly flow out. even workplace in office also has feng shui. it's the matter of how a person adjust the area accordingly to surrounding.

I also donno which firm i just asked my agent to press the lawyer as i have already bot my ticket to Kl to sign it this wednesday 18th if not,i wont be free anymore.haha..

Bro,18th is Tuesday . My agent already book the time to sign SPA. During signing the sales form , did you sign any document about rm10k rebate ? I just remembered I signed the sales form only.
Agent said if really need documents about rm10k rebate , need to go to office at damansara .

The sales form only show the unit price . But I don't see got such document or form about the rm10k rebate . Lawyer said rebate is between you and developer . Won't stated in SPA. But I got so called email confirmation from developer .

Please remind that in case you haven't sign rebate form , please let lawyer know prepare the form for you. But even after signed rebate form , you cannot get a copy and take photo .Please check status from lawyer before you get rebate letter .
For those apply loan , if you are not using developer lawyer for both SPA and LA, you have to pay legal fees .

are they using pre-fabrication in the construction?

I bought that unit facing the affordable home.
According to the developer, the affordable home height is up to level 38 of The Henge (due to ceiling height, land altitude, and no of floors). Therefore, to have the whole view of KL city + 50% of lake view, I have to buy level 38 and above then only my balcony view will not block by the affordable home. And if you have the price list, you can see level 37 and level 38 price difference 10k.

still I think the block is quite near and also u get to see the roof top with big water tanks if its just slightly above the roof of opposite block.
