why not in kepong? tongue.gif actually, i grew up in Kepong. But i'm not staying in kepong for the past 20 years and don't intend to stay in kepong. but investing in Kepong won't be a bad idea.

for potential buyer, do take note even though there is discount given, but your loan is based on Nett Purchase Price. Developer is not giving Rebate. Therefore, you still need to pay 10% downpayment.

so does it mean buyer doesn't have to pay downpayment? most of the agent contacted me told me, Loan is based on Nett Purchase price and NOT SnP price. there is difference between both of it.

yup agreed. the most i came across is 7% rebate which mean 3% DP only. but that also very rare. Zero DP still got but need to find in Subsale where those speculator want to let go Urgently and below market price. However, that is entirely depending on the Valuation.

highrise also has feng sui. your main entrance cannot face out to balcony. There must be something trap the energy inside before heading to balcony. so, most likely, ppl tend to build partition between main entrance and balcony.

Actually is not Kepong, but his neighbor area -Jinjang more famous with gang fight around 1980-90...
But now with more new people moving in, those become old story liao..
Just my opinion.

I think more the 70% high rise design in market also is able to face balcony from main entrance, especially for those small built-up studio unit.

And talk about the QI (energy) will strictly go out is due to those old terrace house design is main entrance directly facing back entrance, so it will look like a hole when enter if back entrance open.

Unless those high rise unit are using balcony to go in/out otherwise this fengshui theory might not suitable.

feng shui involved a lot of element. being highrise, there isn't any backdoor. thus the feng shui criteria is different. old terrace house design has "hole" from front to back. but if the "hole" isn't at straight line, the qi will trap inside the house before slowly flow out. even workplace in office also has feng shui. it's the matter of how a person adjust the area accordingly to surrounding.

but sometimes the person is riding (staying) at Parent's house. so, the ong is benefited. But when a person build a family, they might want to source new place unless he/she is the only child. smile.gif
