Wouldn't mind going there to get updates from time to time IF the site is accessible by road. Problem is, the actually site is a few hundred meters away from a tar road.

Oh well, let's just sit back and chill then. Hopefully the developer will update us with photos moving forward.

Ballot day buyers get a 5% discount off the purchase price. No free furniture for all blocks/phases. Sales package should be free S&P agreement fees & loan agreement fees.

Units still plenty available, can go to their showroom at either Nouvelle Hotel or Bangi Sales Gallery to view. Price wise, RM370k onwards with free S&P and Loan agreement fees.

MahSing pays for all our agreements except for loan agreement and loan disbursement fees. For these fees, you might be able to get discounts if:

1. You are first time house-buyer (50% discount on the lawyer fee)
2. Islamic loan (additional 20% off)

You must enquire about this to get this discount. Call up and ask your lawyer (mine is Khairin-Nisa&Co).

Not so fast I guess, since I signed my S&P quite some time back, received it already too but no news on disbursement fee. Not planning to rush the lawyers too....the longer, the better.... smile.gif

I'm buying for investment, currently staying in KL. Current accessibility is decent and only a few km away from UKM, will tremendously improve once the highway exchange is completed.

Nah, far from that, don't expect it to be fully sold even when project is completed. At this point in time, I think 2 more blocks yet to be launched. Maybe by mid of next year, they will reach the 90% mark.

Not true actually, RM280k is only d indicative price before they open for registration, early 2013. When it was finally time for balloting, in Sept 2013, it was starting from RM328k before discount. I still have the pics and was there on that day to buy my unit.

As the price increases, more and more freebies will be thrown in. During balloting day, there was no furnishing freebies for purchases, rather, what they were offered is just a 5% discount and also the lawyer fees for S&P agreement.

It's a common marketing gimmick in the industry whereby developer will throw in more and more freebies along the way, to partially justify the price hike.

Okay, I will start calling them. My unit is in Block B1. I signed the pre-SnP in March. Actually, I have revised my loan agreement with bank this week to remove legal fees since it's covered by Mah Sing. Not sure if it will affect the SnP stamping.

Edit: Called Khairin-Nisa and they said they can't give the SnP yet because I haven't signed the Loan Agreement with them. They will contact me later for the Loan Agreement signing.

How much loan are you taking? Theoretically speaking, your SnP should be independent of your loan agreement. I am taking 70% loan only, have yet to sign my Loan Agreement too but received my SnP already quite some time back, in May 2014. Not sure if it is because I am getting a 70% loan, but as I said, it should be independent.

Any idea if the SnP is dated March or they have yet to stamp it?

I Still yet to receive the SNP, called them on last friday but all raya mode so have to call back on wednesday. I have signed something for loan with MBB prior than the SNP, do i still need to sign another loan agreement after signed the SNP? wondering could this be the issue that i yet to receive my SNP?

I signed the Loan Agreement 3 weeks back after Receiving an email from Mah Sing. Then went to apply EPF and settle the downpayment.

Waiting Khairin Nisa to apply the 50% discount for first home buyer before paying the disbursement fee

just called the laywer yesterday. SNP is ready but need to sign the loan agreement. wanna ask is there any penalty due to late signing of the loan agreement as lawyer didn't call me go to sign until i called them yesterday... Xy@#~

Not sure regarding the penalty, but I'm waiting for them to give me a call for the loan agreement. Last week, my bank amended the loan offer, so it might take a while for them to contact me. I have signed the SnP in March though.

They have to deliver within 4 years of your S&P stamping date. But since the first batch of buyers had their S&P stamped mid of the year (May/June 2014), you can expect the project to be completed around May/June 2014.

Hi and welcome. Easiest way is to go to the sales office yourself. There, you can see the layout plan and the units' prices in each block. There's gonna be a Raya open house tomorrow too at the sales office, so I think it's a good time to go there.

Hai..

Just want to ask all sifu here.
Is it worth for me to buy this savanna as my first house?
Is it good for investment? I mean, in 10 years time i wan to sell/rent this house. I need u guys punya opinion.

Because i just booked one of the unit that facing swimming pool. N thinking to cancel if it is not worth for youngster like me somemore im working at klcc. My fren told me, the morning jem is like hell.😅😅😅

How about v-residensi 2 at shah alam? Which one is better. Need u guys opinion for my first house.

Given the location and also the township concept, I am convinced it has what it takes for a sustainable market in terms of sub sale and also rental. Plus, if you are looking that far into the future (10 years), should be a problem at all. One should
be more worried if the objective is just for short term play as the market will take time to stabilize.

As for the jam, it is very true indeed. After Sg Besi toll, its a crawl all the way till city centre.

My advise to fresh grads is to always grab whatever that is affordable. Start small and more importantly, EARLY!

for your 1st property and own stay...make sure it is convenient to your workplace...you can try sub-sale market for property which is nearer to KL...sub-sale market is a lot cheaper than the currently launched property...for instance, you can still find a decent sub-sale condo/apt below RM 300k or 400k within 20km radius of KLCC

Depends on the personal preference. There's always a trade off between location and also the build quality/exclusivity, can't have both. Below RM300k would be rather unrealistic, I would say. Even Sri Manja Court at the notorious slump area of Taman Sentosa is going for RM400k++. Units for auction start from RM330k+ and worth to mention again that it is only the starting price of the auction. To make matters worse, it is only leasehold.

I saw B2 and C2 sales chart in sales gallery. B2 sales looks ok and C2 plenty available unit. How about C1, D1 & D2? This is really challenge for mahsing sales team to push savanna. Anyway mahsing got 4 years to build. Sell slowly lo...

i think less than 50% sold currently, 4 years to build?..means who signed early will have possibility to get LAD claim as for strata completion is 3 years right?

S&P stated 4 years according to my fren who bought. So year 2018 ngam ngam 10 years cycle, dunno what will happen that time

Hi, can someone help me...

I am about to sign loan agreement with the lawyer (Khairin nisa), which i have to pay for the disbursement fee and stamp duty rm 2k ++.
the problem is, the bank (bank islam) already charged me rm 5k ++ for legal fee, and already included in my loan.

what's the best situation to handle this?
both tarik tali.. the bank said the laywer will claim and pay me the balance. they're reluctant to change the loan term.

Few round increase of price is true, but how much really increase compare with the initial launch? Compare apple to apple same floor same size but different block, can I say in total 30k increase or lesser? My fren bought it and he told me about 10k increase only when the other block open for sale, same floor and same size, I might be wrong coz I only collect wind from fren

I got the price list during ballot day......the price for exactly same unit had been increased by 35k.....somemore that time package is 5% rebate......but when buy that time no more 5% rebate but replace with only RM10k rebate

Savanna Executive suit is commercial title under HDA act

which means it was protected under Housing Development Act however the title is commercial as is mix developement

So what is the situation? Answer is

if MahSing bangkrup and run away half way before it completed. Gov will appoint a contractor to complete it (may be will ask some additonal top up like 40k from buyer)

I had the same issue with you and it's due to me not reading the booking letter carefully. tongue.gif

Anyway, I just made an official request letter to remove the legal fees from my loan. I then sent it to my banker from CIMB and attached the booking letter copy page which clearly says that the loan legal fee is borne by the developer. Three days after submitted the letter, CIMB printed a revised loan agreement letter for me without the legal fees.

Try it and let us know how it goes.

I double check by reading again my SPA and the Deed of Mutual Covenants agreement after your comment. Is confirm under commercial title. These 2 documents just in front of me within 20cm distance. I think it cun be wrong sleep.gif

One more simpler way to verify by common sense....even the property agent posting also said commercial title. Salesman also say commercial.....if they can die die also wana post residential la.

as for commercial or residential title , my understanding the land title is commercial title .. but the suite we buying i believe is residential title ..

just drop by last two weeks near UKM for makan lunch, met with few UKM students .

I ask them where they rent their room, they mentioned they rent nearby apartment giant .. for RM1400 3R2B.

ask them , did they know about the savanna suite? yes they aware and they believe once the savanna ready, most likely students will go there for renting as it provide facilities such as swimming pool and gym. They also mentioned, current the apartment only allowed 1 parking and is not covered.

I ask them , will they rent savanna if provide swimming, and gym facilities,2 covered car parks with air cond for each room and i provide them with Unifi (RM149).

They seems intrested, even I told them i will rent out RM1700. (Master (RM800 ( 3 pr share) , 2 Rooms (RM450 X 2 ))

brader.....Southville Sales Gallery is 6mins drive i agree la....but the Savanna is actually opposite and highway the other side wo heng dai......if u mau fast.....pay toll la......if u take small road.....6 mins i think ur car is jalan displacement instead of distance d....lol

bro , ukm to southville no need pay toll , that's true . beside the pusat latihan Kereta route , there will be a new route which will cross under the plus highway , it's just beside the river . the time is late , if not I will point out a map to let it clear . btw news from SA , believed or not is depends on each others .

RM600k i doubt it, my estimation will be around 20%-30% 2018. You need to consider for the whole township it will take around 10 years to mature.

Agree!!! The biggest problem of this township comparing to those suscessful township like setia Alam or Kota Kemuning is 3000units super high density Condo as core of this township!!!!

MS has to rely on the 3000 units high density condo as the site is not that big compared to the other township you mentioned above. IMHO, if this condos don't do well it will affect the success of this township as a whole. That is why the SA told me that PLUS will only start constructing the interchange upon 100% sales of the condos. Furthermore, Southville seems isolated as it is on the other side of the highway (would be nice if it is near to jalan bangi lama).

Nothing wrong with purchasing now even if it is for investment as long term trend will always be up. Don't understand why people are fearful on investing after a property has gone up.

I bought a condo a few years back for RM270k, sub sale, about 2 years after completion. Launch price was only RM170k! That's a 60% appreciation not knowing how much can it can up further. Today, asking price is north of RM400k.

Early 2010, so that's 130k increase within 4 years. Location is Jalan Puchong/Old Klang Road. To make matters worse, bank only evaluated the property at RM260k, but because the previous owner was selling it to me partially furnished, he refused to budge from his asking price of RM270k. That means I was buying a property that was over the market price and had to fork out more than RM40k cash for the balance downpayment and also the other miscellaneous fees (lawyer fees for S&P and loan, stamp duty, MRTA....etc).

Old Klang Road/Jalan Puchong might be very happening today, hot property prices but it wasn't like that back in 2010.

First time buyer I guess, so worried like hell. I was pretty much like that too when I started investing in properties a few years back, always paranoid and thinking about it over and over again. After a few rounds of investing and a few years on, the excitement and all the worries that come with it have pretty much died down. Doesn't excite me anymore when I invest, sign whatever documents that needs to be acknowledged, make my payment whenever it is due and re-visit the property when it is time for handover.

I think no lah...coz even their Managing Director mentioned in media that the direct interchange will be get ready when the completion of Savanna...Thus...is better for us to believe their MD instead of the SA which sometimes very blur...as I experienced before....if think logically by our side...it definitely does not make sense for them to finish their sales then just start work on direct interchange...coz like that they will just eat shit...smile.gif

now someone is worried that mah sing is gonna go bankrupt. better "investing" in expensive cars or keep the money under the pillow. perhaps with your intelligence, you think that's the safest

hahaha.. when i heard 3500 unit for sale, i sudah longgar kepala lutut. can bangi crowd absorb that kind of supply?

bangi is not destination living for bumi - like taman tun or bukit damansara. bangi housebuyers usually are connected to bangi itself, a bit like shah alam - for example, ppl who has parents in bangi, prefer to find house in bangi.

is bangi a condo market? untested. maybe thats what mah sing is testing.

yup agree, not racist, it is a fact for bumi market there and the earning there not so high not to say none... folks in bangi are like small town now become high rise market, boleh gila mendengarnya,

so far as i know bangi avenue selling subsales now 500k below can get 20 x70 .. new unit.. haizzz, pelabur, mana tengok semua ni, janji untung tak logic pun tak pe

If I not mistaken it is less than 3.2k units.
But Block A & B is link, high dense.
Block C & D not link, not an issue, design not same also.
Since the area is new, high dense also won't cause jam.
Also, going KL or Selangor won't jam also.
If all the mall and office building fully built, this new town may attract more people to come.

morning everyone, would like to ask some question about this project, where is the entrance to southville, the day i go to the site visit and i can't find the entrance.

and also, currently bangi toll is the fastest way to enter the highway rite, will it be terrible traffic condition every morning?

This is ur lawyer job to advise banker to release loan.....lawyer is appointed by mahsing to deal with mahsing to assist u on bank loan disbursement.....so u no need to worry....letter for u is just cc and FYI

sell so long also cannot finish... 400k to 500k tags, in KL snapped like cakes, but if Mah Sing 10% DP no discounts no rebates, 10% also cant sell the next year

The sales considered not bad already...since September 2013 until now, almost 4 blocks taken up, then another C1 and C2 just opened...then with current market situation...slow down...so look at overall quite impressed result liao lo....

I tink even vp also cant finish like OUG parklane

For the previous 4 blocks, based on analysis, many young generation or family bought it for own stay...for invest also quite a lot as as many institution in surrounding there...with such well planned township again where the developer not only build the house but also providing living environment and all the conveniences which were taken into consideration...somemore mah sing again, one of the top developer, thus definitely no worries so much...Cheers...

Actually not only mah sing given the package...but almost all other developers or projects oso the same...a lot rebates and freebies...let us hope for the best...Cheers

A lot people now working in KL or PJ, then stayed in seremban which is about 75km - 85km distance...with this southville city, shorten their distance to about 25km to 35km which save them about 50km distance...so own stay definitely no issue...then for investment...many students especially from ukm stayed in just an old flat building without any facilities, the rental fee about rm1200 - rm1400, so southville city with such well planned township and a lot of facilities, then lagi no problem...smile.gif

the pushing factor is the investment.. since at the end it is for subsales consuption, which asking for 10% dp, legal fees and etc, isn't better to do at the developers sales level, real owners will get their house.. if investment, later price will go so high, those genuinely bought for ownstay , will not suffer negro, low occupancy, non maintainence paid and etc..

Just back from Nouvella Hotel showroom & paid 3k for booking.
C2 block almost fully booked for floor below 20 floor...
My one is RM397K for C2-20 floor, rclxms.gif
C1 block still not opened for booking....
