Given the location and also the township concept, I am convinced it has what it takes for a sustainable market in terms of sub sale and also rental. Plus, if you are looking that far into the future (10 years), should be a problem at all. One should
be more worried if the objective is just for short term play as the market will take time to stabilize.
As for the jam, it is very true indeed. After Sg Besi toll, its a crawl all the way till city centre.
My advise to fresh grads is to always grab whatever that is affordable. Start small and more importantly, EARLY!
