Recently I saw a new property development called 'Amara' which will be lauched soon, anyone have any idea? It said to be located before Taman Raintree, which was just opposite the KTM station...

freehold.
nearer than tmn raintree to ktm station - walking distance.
got retails outlets below condo.
may launch end of this month.

Guys out there, i would advise you all to think twice before getting property from this developer, after i bought 1 unit from this developer, so many problem arise. They will keep on simply charging you asking you to pay unnecessary charges. Look at their swimming pool, how to swim ?
their management office is really terrible, can't even do simple job, every simple documents task they need months do get it done. And the maintenances fees for car park just making me even mad. The maintenance fees just suddently change from 0.15cent to 0.20cent..and we can't do anything. Try talking to their staff to get things done, they will drive you to holland and your blood pressure will shoot up.
This developer is really a joke. Luckily i managed to sell off this unit, is really a relief.

Been to the actual site already far in at the end of the road is Tmn Raintree by Primera. 2 rows of townhouses and 2 blocks of Condos. Nearer down the road is an old Apt called Anggerik by the same dev. Next to Amara is some low cost apts/flats. Anggerik is currently getting about Rm700 rental if not mistaken.

Pro point:
-220psf good pricing
-freehold
-full condo facilities
-near KTM, near Mrr2
-0.18sen MF (but can be revised in AGM later if not sustainable)

Con:
-YTL cemet's depo right in front
-Noticed a lot of trailers parked at road side waiting for depot
-1 road only
-high jam during thaipusam fest

Anyway, the price is good considering for own stay. Rental not sure got catchment? Raintree has a mixture of Malays, Chinese and Indian owners.

The developer very rush2.. say at 1st w'day but kenot make it, thursday can go try but most probably kenot sell, so sunday officially..
Majority chinese, got malays indians too mayb 20%, my guess.

simple, KH8668 buy for investment , not for his own stay... he just wan earn much from rental... not he go to stay there...so basically he not care about health but just the ROI and.....FREEHOLD this word is attacting him...ekekeke....

freehold is one thing.. residential title summore is even better.. BUY BUY BUY mode..

so far their diamond residence and diamond regency at jln gombak no issue except for high maintainance cost la..

Cutealex is right, Raintree side is more condusive for own stay. Not to mention the excellent limestone hill view there.

For investment, depending on the price to "negate" the major con of cement plant..

Eh, from googlemap the hill facing raintree lots botak, like kena korek, nice meh.. Thought amara side more green, but it also very steep + high = scary.

OK, spoke to one of the SA, now I get what you mean, you get to choose either DIBS or 4% disc, on top of the 5% disc.

To add, there will be a fix 5k discount, but, prices has been jacked up to 220k and not from 200k as
stated previously.

Also, "FREE" ipad upon loan approval. smile.gif

So guys, do your due diligence ..

said 10% 22k

you got 11k + 5k discount (with DIBS)

so total down = 22-16= 5k

legal fees + stamp duty = say 8k for both (loan + SPA)

5k +8k = 13k in total

Assumed developer absorb also legal fees and stamp duty then v only pay 5k lo

Assumed developer absorb legal fees + stamp duty (SPA) and v need to pay legal fees + stamp duty (loan), then maybe 4k; total 5k+4k = 9k

might be less coz stamp duty and legal fees will be cheaper for 220k property; maybe less 1-2k

so the range should be around 5k - 8k or 12k

interested in this project but after survey last nite..found that YTL cement eiter depot or factory in front of site. little bit dusty area and main road quite small.

hey hey...just now many ppl too crowded... i not able to check... so for B-8-8/8-9 all start from RM228k right?

do you ask why no more RM219.8k? just now a lot of ppl... SA busy queuing & booking for us... so i no need time ask and i not even seeing the price ... the SA just tell me cheapest is RM228k NOW.. 1 level is RM1k increase... then he ask me what number and ask me make quick decision then he go back to queuing and register...

Pls note that all the so called "promotion" is built and charged into your unit price...

Initially, developer planning start RM198k... now start min RM228k... then they use this gap to give some discount and rebate, and ipad2...

FYI, no any freebies ... the units to you is empty unit... just in term of the price and $, they give you so rebate...

there's few points attract me on this project although i no $...eheheh..

Yes, this developer is not so popular if compared to these Mah Sing, IJM , Sunway and etc.... is so so only...but at least they have proven that and completed few projects such as Diamond Res condo, Tmn Segar Cheras condo, 28@old klang road shoplot and etc...(mean the risk of abandon will reduce)...

i mean the risk not only from developer and also the environment, your future target tenant and amentities and etc...

The car park podium is 7 storeys, if plus yr floor will be over the cement depot. Anyway u can choose the block not fronting depot, the smaller units also not facing depot. LIke alex said, my salesman oso said promotions will pull back soon so ..

I really like the shops downstairs, very convenient nxt time no need drive out makan. And oh yah, saw monkeys + babies along the road biggrin.gif

Hi... for these PM me and ask for SA number.. i have reply all to you... just said Alex from Desa Setapak introduce you.. then he will further explain to you...i recomm him because he is friendly..and today i have already introduce my 2 fren to him.. good services deserve for it...

i remember last 2 weeks i past by Carrefour Wangsa Maju... i saw this Amara booth, that time i just wear short pant + T-shirt then i ask the Chinese guy SA .. dont wan mention name here.. thin one... then he sound like dont even proper spend his time to explain to me.. today i saw him in the Sales office ... i dont give him a damn.. i wear short pant.. so what...this type SA attitude... vmad.gif

yeap, they go by all units 2 cp, those 7th floor and below gets 3 cp


Added on May 13, 2011, 12:44 pmb & c shares 2 lifts, a & d gets 3 lifts each

so its beneficial for block b and c just to pick units closer to a & d for the shared usage of the lifts , if not picking a & d itself

ermm resi starts from 8th floor rite? or 9th .. for block B and C , A & D starts from first floor , or second ... sweat.gif

Those A block price xtra $24k leh, want to increase price.. wow. But i have a feeling the empty land will be developed & block view since the area is 'wong now. .

First low cost come, then more xpensivee Raintree condos, now Amara, later luxury condos ?

Juz back from there. kenneth really nice guy. Sales still not as crazy as i think. Still have more than 50% to choose from. All blocks open for sales.

Go now and choose ur unit. Hehe.

But juz noticed tat near the sales office there is a telekom tower. I think around 400m from block A.

when i juz reached there this noon, i saw a lot people, with a lot of shoes outside the showroom.. but when i notice carefully, most of them are the kim agent.. haha. a big relief coz i tot really all kena sapu liao.

but sales is going fast.... a lot of uncle aunty buy 2 units at a time. better be fast for those who really wanna grab a nice unit there.

guys. reporting time.
just been to the site. and here's my review.

1. access:
access is ok. very close to mrr2 but not too close. nearby and within walking distance to ktm station. although road seems small but should be sufficient to service amara, tmn raintree and the low cost flat. provided ytl lorries and amara future residents don't simply park.

2. amenities:
nearby amenities sucks. very few shops around. especially prominent shops. makan also could be a bit susah. therefore, amara shops could be a very good buy. i also waiting list for rejected shop units.

3. surrounding:
the ytl depot is thankfully not a factory. quiet but with noticable vehicular movements of big trailers. the hills are a sight to enjoy. but the layout limits the view. the stupid column separates the master from the living. so either you get the north view or the south view from your unit standing either in living or master. the podium should be able to clear the depot easily including the silo. those pool view should have unobstructed views.

4. layouts:
layouts are generally acceptable. finishes are a big let down. ceramix 1x1 tiles for all areas including bedrooms. no timber laminate. have concern on lift over units ratio. does not seems sufficient.

conclusion:
IMHO, a low risk for flippers but for rental would be relatively on the low side especially with rising rates. even those with 70% LTV can still afford it with their present discount scheme where you need to standby 20% of the SPA price only and over a span of approx 1 year. but for flippers, do not expect 50% cap app lah unless something really positive happen. think 20-30% would be achievable.

lastly:
take up rate is nowhere as fantastic as what some describe. from the looks of things IMHO, block b is the best seller presently. not sure whether tower a have pricing revision already or not but generally more expensive by rm30k. agents claim additional CP and best view wor. visually i would say take up rate as follows:
a-50-55%, b-60-65%, c-55-60%, d-10%?

Ermm, for Point 4: If I'm not mistaken it should be ceramic tiles 16inches*16inches (12inches = 1ft) and all bedrooms are laminated flooring..

Conclusion, 20-30% already quite good, long term prospect is always good for freehold properties, my two cents wink.gif

Hmm, I get this info of laminated flooring from the development details paper showed by the SA and confirmed by the developer yesterday (not sure is company's manager or staff or boss but definitely not Kim Realty's SA).

actually for the rental side i'm hoping for the best. from the renderings the developer seems to be going mid-higher end, which if
proven to be executed to buyers satisfaction, should prove to be a breath of fresh air in this area.

i am punting that amara turns out to be somewhat like pertama residency of cheras, underdog and uninspiring area but rental yield
ichiban. any mature area in around KV, we cant underestimate the wealth of the residents in the area ler, whether locals or otherwise.

else, as mentioned, flipping with 20% above should be achievable, if decent rental achievable, further upsides will be seen, IMO.

juz now a cimb officer said they will try to get a better rate (blr-2.2 or blr-2.3) upon approval. maybe is depends on the client financial background and loan amount?

Actually so enthusiastic to buy till forgot to ask salesman the details, like where to enter lift from ground, car enter where etc haha..

But i did ask if Blk B owner can walk to Blk A to enjoy the sky lounge or not (klcc view), & the developer guy said yes thumbup.gif Actually thats the reason i bought B, but i wonder if other ppl got other reason ..

D is nearest to the simens factory or depot. I been to the site. Sound pollution from factory. Give a pass to this . The road too small and alot of ytl lorry coming in and out. All swimming pool unit gone except for the top floor duplex unit.

15 units per floor for block b & c (2 lifts share). 9 units per floor for block a & d (3 lifts each).
but all blocks are linked, so total lift per floor is 8, and total units per floor is 33

Me and 3 of frens also bought block d, face apartment.. saw that face swimming pool is facing factory+stone, so decided to buy block D. Block A is abit costly coz mb in future, there have a new building in front then no more kl view tongue.gif feel that block c is not bad, jz abit hot during noon time lo..

Here is my tot.

Block A more expensive than other block. Some got KLCC view but it might not be permanent view.

Block B and C swimming pool are the best buy 1021 sqft. Thats why all kena Sapued. Beside the 1021 sqft type of got 1052 sqft type but the units is deeper inside cant get the pool view not sure why still got people buying, one side view block by block A/D, the other side view block by block C/D. The good thing is direct sun light also kena block, not so hot. The 1052 sqft units almost finished left about 5 or 6 units.

Block D, when i was there at site the simens factory is very noisy !!! So Block D facing factory is definately a no no.

I think the good buy and safe bet would be selayang view small units ~850 sqft at 260 psft after discount. View I am not sure but there is high tension cable few hundreds meter away and got afternoon sun.

There is term and condition on Ipad 2, you have to get the loan approval and sign the SNP within 1 month from the purchase date which i think should be no problem for all the buyer ....

3. must use developer's lawyer for loan legal matters and sign within 30 days. Sam & Chan (developer's solicitor) not offering any discount for their services for loan legal matters. so you are actually paying for it yourself for the ipad!
4. ipad2 (don't know which model) only given upon sucessful 1st drawdown from loan (so easily another 6-9 months from now???)

Old skool style investor play very safe. They went through a lot of downturn and also some bad investment like bukit x untung. For passive income after retirement. Told them to go through bank loan if possible with minimal lock in. Don't take all the risk by themselves offload it to the banks. If well known developer then I probably would agree.

The disbursement for SPA already rm500, more than normal then no disccount for loan legal if we pass more biz to them ?
If thats the case, i might as well use my own banker & loan solicitor.

I don't think developer has right to restrict the banker/loan solicitor the purchaser uses.

I think there is some confusion here.
The free legal fees is for SPA. As long as spa signed with developer panel, then legal fees is free.

The purchaser/banker is not required to pass loan agreement to SPA panel lawyer as the loan legal fees is not free but paid by purchaser.

Please clarify if i am wrong.

but im confuse.. if i dont take with panel bank... will the process delayed? how about the discount it is valid and accept by panel lawyer? rclxub.gif

or should I just go with panel bank (Cimb) and take -2.1% BLR?

For your guys knowledge, there are two documents that required legal fees. One is the i) sales and purchase agreement, and the secon one is ii)Loan Agreement.

i)Sales and Purchase agreement
--prepare by developer's lawyer
--legals fees will be borned by developer(for Amara project;not all project is the same)
--you required to pay disbursement fees of RM500 (for stationery, printing, telephone, courier, misc, etc) (herd that it also included the stamping)
(btw, some other project that allow own lawyer, most of the time will have discount on disbursement fees)

ii)Mortgage Loan Agreement
--prepare by panel bank appointed lawyer (this is document for bank usage, therefore will be prepare by bank's lawyer)
--you required to pay the legal fees, stamp duty, and disbursement fees for the agreement

Shit, i checked the briefing (given by developer to kim realty). It says :

"Free legal fees on SPA (however, purchaser to pay for disbursement RM500); Developer panel lawyers only. If buyer uses their own lawyer, no free legal fees on SPA. (subject to Loan Agreement using the same developer panel lawyer)"

It seems that developer force purchaser to use SPA lawyer for their loan agreement like kochin said mad.gif

To have free SPA - purchaser must use developer solicitor to prepare purchaser's loan agreement.
To have free ipad - someone already said the conditions. Not necessary to be panel bank/solicitor.

Anyway, many properties nowdays develop along fringe areas already, most notably ytl ones. If possible purchasers want surroundings to be perfect but for something below rm300k, very2 hard .. Some of the factors in propwall will not remain so in the future.

Its like buying a proton & accepting that something is wrong with the car . Propwall analysis don't seem to be accurate. I heard that service apartment is under hda now since last year. For that price with freehold property is very hard to get now which not too far from KL. Access road mind change or upgrade in future,that what I hope. So many highway is transform from small road.

Just called one of the AmBank's bankers, loan agreement by default for this project will use the same developer's panel lawyer. And according to her, is one of the TNC to eligible for the Ipad..

Didn't hang out long. Too hot because too many people in there and there are really some smelly feet running around, especially in the showroom! Almost puke from the humidity and smelly feet =(

Latest update as of 2.30pm. Most of the units gone and the chart is updated roughly 30mins - 1 hour late. Couldn't take some good picture, a lot of ppl crowding around the chart. Estimate 90% sold including block D. Block A left red blocks. Block B and C left high floors mostly and some orange blocks.

1. i think their laminate floor is not even, hopefully the exact unit will not be like this
2. the 1.5" tiles not so nice, all white color only

please do not be blinded with the 'free' ipad promo. firstly, you might be paying for it yourself and secondly, by the time you get the ipad2, ipad 4 might already be out liao.
just thinking out loud, if the developer's solicitor is so stiff in their pricing, why not we gang up and 'appoint' our own solicitor and demand for super discount? anybody can intro a super duper good solicitor and superly low prices?

for this project, am surprised that the sales does not have a step up price mechanism. sunway likes to practise a step up mechanism. eg, when 20% sold, increase rates by 5% across the board; when 50% sold, increase additional 5% across the board, when 70% sold, additional 3% increase, etc....

PS: i manage to change name to appear in SPA versus booking form. not adding name but changing completely but let's just keep it hush hush ....

if i got say 30 of us here, at least got some bargaining power with the law firm mah. pls start some list lah...
and i highly doubt cost of discount from legal fees can cover the cost of ipad

but i dont think other firm cant give discount as much as rm1.4k ?

but there is a risk. if we fail to get an ipad due to unable to submit on time.. we just totally rugi because dont get discount from solicitor. in other hand if we gang up and find other solicitor we still get the discount no matter how long the period. rite? whistling.gif

External lawyer firm, you pay and they service you... So they wont over "help" on developer and act as NEUTRAL... flex.gif

Actually horr...from day1 ,i already ask the SA,there is no guarantee on klcc view..more called facing to Kl view...(pls chck the location n angle by urself)..i would sd hardly to get Klcc view....sure someone will tell u at KTm bridge there able to see Klcc,but pls check out the angle by urself...

judging by how desirous of most people here to get your 'free' ipad, i therefore should proceed to source for my own solicitor's services.

pls bear in mind, when you appoint the same lawyer acting for developer and yourself, you don't need an einstein to tell you whose side is the lawyer going to stand on when problem comes. not to mention the many convenient overlook the lawyer is willing to accept in order to 'expedite' drawdown for the developer.

yes, the ipad is tempting, but not tempting enough to me to find a professional lawyer to safeguard a property costing more than rm250k.

and yes, no matter how much discount other lawyer will give, it definitely would not exceed rm1.5k (price for the cheapest ipad). but i will not have sleepless night of potential running into problem for strata title application, due diligence checklist of the developer, etc.

You can only get back your booking fee if your loan is rejected by both panel banks. Name supposedly not be abl to be transferred except family members, according to the SA. Other than that, they will not refund your booking fee.

When did u buy yours in damansara? Probably if same bank you can ask the banker to process your damansara loan first, so that you are in the LTV and you get rejected for the Amara loan. Other than that if ur not in the LTV cap, why not just pay 5% and wait till completion?

For sure they got some reserve unit, and also cancelled unit.

doesn't this normal? today come sold out, you come weeks later there are still units that was previously marked as sold suddenly become available, with the price adjusted higher.

Just booked 1 unit yesterday. Sold like hot cake.

Mine is Rm237 k - rm5000 - 10% bumi discount. So, around Rm208k!

Going out for a while waiting for SA. Later, another person booked 2 units at 241k. Every seconds really matter.

Serious, yesterday like pasar mlm.

I booked e same unit too. Type C, Block A. But honestly, I believe they can do better about the layout. My complain is e room size only.

dear all, so after 5days, developer still only hv 2 panel banks? If 2 banks hard to compare the blr rate...typically one development should hv 4-5 panel banks..so weird till this point of time,aanother banks still not been finalise and annouce?

from bank point of view, it is too risky that sharing 50-50 with another bank....other banks should be coming in but nt guarantee when...perhaps after 30days of the ipad period shakehead.gif

Does your package include DIBS as well? If not did you ask if you will have to serve interest during construction? It has been like pasar malam since the soft launch. Your package indicates that you do not need to pay any booking fee or downpayment at all laugh.gif

problem... the layout not very good. the entrance to the door is too big. should have brought the door
forward in order for the kitchen to be bigger.

the toilet is too wide as it is quite long already. it can be made smaller and more space for kitchen.

and for the master bedroom, the toilet is too wide too.. the space in the master bedroom is too small.

and the toilet for master bedroom make it shorter by 2.5 feet. then create 2.5 feet space for the middle room where you can have a nice custom made wardrobe into that space.

any comments?
