Raub..i also got 1 unit from Semarak...so fast rm150k gain meh?last info from my SA on 11 May update,he said last unit 1200++sqft sold at rm290k..i thk semarak n penaga able to be complete by Q2 2012...apartment beside Angsana now selling ard rm170k..townhouse raintree rm400k++...steady,.

I believe sold out long time already. I went there during launching, under kim realty as well. But didn't buy due to few reasons. I think their floor plan is better, cheaper too. But not as hot as amara. Amaran. Amarah.

Anyone know will someone running the sky lounge/karaoke rooms or is just a empty waiting/sitting lounge?

Found some condo with same facility but developer did not complete it - http://www.realestate.net.my/forum/viewtop...816148b1d96b325 and it did not stated in the S&P as part of icon_question.gif

Locked 1 unit Type H Blk B 16th Fl. 221k after all disc with DIBS.
Problem is I got an outstanding OD of 40k (used by old man) tied to 1st home although loan fully paid. Therefor, might only get 70% loan... 2nd prop will get keys soon...

Any sifu can gimme some light of how I can over come this? Shall I settle the OD and clear my name (Prob took 1 month) or pay 30%dp or draw fr EPF? I can't decide which to use?

OD normally registered in BNM as OD facility, separate from HL, So under normal circumstances it doesn't count as another HL (housing loan).

But certain bank registered it as HL,,, all you need to do is to provide the offer letter/evidence to prove it's OD rather than another HL facility.

I think at some time ago, I did asked for interest revision and the bank gave it a package with the OD of 50k. Asked before, said it;s tied to the HL. Damn....

Just got back from the sales office. seems like the small unit still available (829sq.ft) but the price has been revised. I bought mine -5k (burung awal) + 10% (bumi discount) about 207k. now the price is about 260k++ for the same unit..
starting to show 'belang' already. rclxms.gif

they show belang too late. with less than 10% units to jack up prices, they would not be getting extra bonuses.
they should have revised it much earlier with step up price mechanism like sunway.

so your unit is 235k before all the discount right? now is 260k? same floor ker?

Not the same floor, but i think at the end of the day. the floor differences doesnt count when it come to subsale? ke my understanding salah? sifu2. sile tunjuk ajar. notworthy.gif

it will be more than 10% as there will be cancellation, reject loan...

and it will be sold at new price.

yeah... good for early 'burung buyer'..

the floor differences make count if you counted it together with the floor plan, view, access & privacy (this we called the best unit).. wink.gif
