so total down = 22-16= 5k

legal fees + stamp duty = say 8k for both (loan + SPA)

5k +8k = 13k in total

Assumed developer absorb also legal fees and stamp duty then v only pay 5k lo

might be less coz stamp duty and legal fees will be cheaper for 220k property; maybe less 1-2k

so the range should be around 5k - 8k or 12k
