Hi guys, i just got S&P and deed of mutual back from my laywer, but i can't find where it states the 7.5% rebate within 18 months of VP

anyone know where is the black and white for this? rclxub.gif notworthy.gif hmm.gif

it is not in the S&P..there is another promotion agreement signed between 1120 Park Avenue and yourself..it states that they will pay the interest during construction and the rebate but did not explicitly stated what will happen if they don't pay..maybe it is based on mutual trust between buyer and developer..hehe.

What would happen if 10% or 112 owner of 1120 sell off their unit after get their keys..

Must be PRICE WAR!!

if not 10% if 20% ,the will be World War for 1120 !!

wow..this thread is really hot...going to check out 1120 PA today...will drop a line later...mostly, in this forum, I see people just book the place...not sure due to "peer pressure" or if it's really worth the investment...i am not from KL...so I believe KL people know the real value or deal...
just called SA...phase 2 going on now...3/4/5....major points that I see frm this forum...1)all land in KL are mine land...so what's the fuss :-) 2) so called last development in PJ because no more land here...

...yeah...1120 units (if min 3 in a family, that is 3360 pax) high dense but to counter that is spread across large acres....thatz wht i read in this forum...

any recommendation on phase 2? like which block or unit to buy if i decide to buy? wink.gif

anyway...will check it out

I went to there this morning around 11.30am, but the Wisma Peter is closed, no people there and inside like a rubbish room. i don't know how to visit the showroom also.

Raub, you need to enter from the side door, next to the car repair shop. There is a 2-door glass panel with a guard sitting inside. Sign on the guestbook then take the lift up to the 2nd floor.

The Wisma Peter you were looking at is more like a store room on the ground floor which is facing the main road. If you are facing Wisma Peters from the main road, just go around to the left of the building.

Btw the 99-year lease expires in 2107.

It was really confusing to get to Wisma Peter....it's same row with mamak shop and small police st...have to use PJS1/50 tho...depends where u coming from anyway...
I would say 99.5% already sold out...i was very impressed with L type...
I liked the surrounding in PJS3/XX....I hope this 1120 PA's surrounding also will be the same.... dint book the leftovers....:-)....they say the work will begin in April 2010...and packages are 2 shower glass (for L and M), 2 x air cond (brand dono)

look at his map http://www.ijm.com/infrastructure/toll/NPE/map.asp, to sunway via old klang road must pay toll-toll plaza pjs2 (route to pj go down to federal highway to sunway no toll),

from sunway via kampung dato hormat/federal highway to old klang road toll-toll plaza pjs2 is waive due to demonstration from kampung dato harun happened few years back.

but from sunway to old klang road through toll plaza pjs 5 need to pay toll. this road is on top of old klang road, on this road, toll plaza pjs 2 ie below.

there is also an alternative slip road which go thru tmn medan and Guiness Anchor factory no need to pay toll.

to be frank i rather pay the NPE toll more than paying the puchong sunway toll... i wouldnt mind paying the npe one as its really convenient

one of the reason i consider 1120 PA is because the road is jam-less. although need to pay toll, i still save time. i dun like LDP. i think LDP is the stupidiest road in the world. tat's why i won't consider properties that go through LDP.

even the lock-in period the blr also will increase. unless you are taking the fixed rate, of course the fixed rate will higher than current blr.

second. but some people do rather stay in big house (mostly landed) regardless of the accessibility. to me a good example of this is the houses in puchong.

i half agree. my house used to be wetlands. now the house is suffering from the soft soil. piling not strong enough. here crack there crack. my porch pillar always crack. it's because they need to rush for the delivery date. that's why no chance for them to let the soil settle.
