If really based on Feng Shui's view. Den most of the ppl has make the wrong decision here. Especially for tower 4's Buyer !

Hahaha, share my story here :

My uncle is an expert in feng shui ! laugh.gif laugh.gif
When i bring him to show unit, and simulating the floor plan to the site of construction !

He tell me tat,
The right side's unit buyer make a smart choice, while the left side's is the otherwise.




To0 bad, From The pic shown below, most of the ppl go for the bad fengshui's location !
( the circle spot is where my uncle strongly recommended me due its well situated feng sui strategy.)

I think is juz bcoz of most them wana get the swimming pool view !

Guess Peter really playing a little bit of psychology wit all the buyer here ! Smart Strategy !


But, this property do look attractive for me as well.
i m still hestitate bout it ! coz i would like to buy it for investment !

any investor here who have purchase the unit ? plz advise.

Juz tat i purposely circle tat part to show that, alot of ppl giving up the empty unit, is actually a good choice in feng shui's strategy.
Not saying, L type, M Type not good ! hehehehe, forgive me, n my lazy's drawing on tat picture !

anyway, wut is ur unit ? n floor ? (Bcoz I m interested of Tower 4 as well !! after hearing my uncle's so called "Professional advise" smile.gif smile.gif )

den, u r really the lucky one ! rclxms.gif (this lesson taught us neva trust the sales agent !)

Coz the tower 5 facing the kampong side, is where my uncle show me this face grumble.gif

I think tis is the reason developer make that direction as a main entrance. otherwise, tower 5 really might not sell out in the end. Thus, they also purposely make it lesser unit to attract the buyer.

May I know How much is ur purchasing price ? and which floor is ur car park located ?

purposely located the main entrance there. so, when all the buyer r choosing the unit, they would only realize, they wana something facing the front side. (but they din realize it is facing the ULU side as well.)

Those facing the back side, is actually facing the Highway, and shop lot ! sweat.gif sweat.gif

but, for those who r like me, still hestitate to buy, hope it could be a good reference for u guy.
unluckily, the bad news is Tower 4 don't have much unit left ! left only 10 units for M types when i call them just now.

Errmm, actually is not right side better than left side laa~
I m comparing right n left based on the picture shown

In simple explanation, the view facing NPE, the highway, and those shop lot will be more ONG ! based on chinese feng shui's strategy (My uncle did tell me in the way of more professional explanation, i simply cant recall. biggrin.gif )

but, let's push aside those Superstitious feng shui tok!

let's tok bout the real facts here. I do think my uncle's explanation sometimes do make sense.

Tower 5 will be first out from my choice, aldou it looks like facing the guardhouse, but actually it is facing the kampong's side and some old housing area, somemore, it is actually facing the garbage station. this is the killing part !!!

Tower 1 n 2 ady sold out. But even if this 2 towers r still available (wit phase 2 selling price I mean). It wont be my choice as well
coz it is near the new build petrol station. might face the strong petrol smell 24 hours, Tis is Not good for health !
For my uncle's feng shui view, This two building act perpendicular to the ONG side. making it like against something good . (hahaha~ u may juz ignore tis if u r not chinese!)

Tower 3 seems ok for me. Juz that abit too far from the swimming pool.
But my uncle say, this building stand alone, Not good wo ! like too naked. ntg protected its front n back. sweat.gif (he say this is a reason nowaday most of the building r constructed in a pairing design. One of the good example: Petronas Twin Tower )


Tower 4 gonna be my choice. (If I going to book this week)
especially when my uncle strongly recommend me to choose the side tat facing the Highway and shop lot. where he explain this is the ONG side! he have a lot of other explanation about the feng shui stuff. But I cant recall. tongue.gif

after doing so many geographical and feng shui-logy study about tis project.
CONCLUSION: I STILL HESITATE WHETHER TO INVEST HERE !!!!!!!!!!! mad.gif mad.gif

ya, I realize that not much Type M unit left for tower4.

Indeed, i dun mind to take lower floor due to the cheaper price.

Cause in future, i simply cant use the reason: bcoz of the higher floor unit, den i push up my rental.

Thus, i dun mind to start invest with minimized budget. (can save a few k for decorate my unit with better furnitures.)

u r rite ! most of the tenant Prefer high floor ! (even myself)

Thus, when i decide to choose low floor. I know, my unit wont be tenant's first choice. Nvm. It is not my main concern.
Bcoz, paying a few more K at initial to gain the better chance of renting out 3 yrs later ? it is not worth it for me !

I am lookin for better POTENTIAL unit. tat's y making me hestitate so long.

If u tot I m those person juz choosing the cheapest unit for investment. U r wrong then. Tat's some reason i would like to go for lower floor !

Alrite, i dun mind to share my tot at this moment, one of my own experience.

Juz imagine, Staying in this high density's condo, and each tower have around 200++ unit. juz assume one person from each unit. thus, 200 person r using 3 lift for each tower everyday. The lift surely have some maintenance problem due to heavy work load.

Let's say one lift is breaking down, ppls r going to rush to get the other 2 lifts. This situation is rather annoying.
when u stay high floor, u got no choice, but wait for the lift
When u stay lower floor, u may juz use the staircase as an option.

Since the security system in 1120 park avenue using the access card for lift taking.

Imagine, when u r ordering gas. From a high floor unit, u gonna wait for the lift and take the lift to reach the G floor to bring the Person up to your house. Tis is juz an example,

Another example: when somebody come n visit u, u simply cant ask ur frenz to walk 10 floors until reach ur unit.
So, u gonna take lift to G floor to bring them up again (as the lift nid ur access card to operate.)

And the frequency for the lift to reach high floor is actually lower. Meaning u gonna wait longer
In the other word, Lower floor resident would take the lift more easily due to its higher frequency.

Any emergency happen, high floor resident would realize tis is the killing part.

In my experience, Lower floor has alot more convenient in such high density apartment indeed. once u stay long enough, u would surely agree wit me.

(but of coz not the lowest floor! lowest floor r lacking of privacy and can be very noisy in the surrounding.)



For me, The only pros for staying high floor:

1) Get fresher air ! better air circulation
2) Nicer view. (but tis wouldn't last, even if ur view r facing the 7 wonders of the world, after staying a few months, u wont find it attractive anymore)

Juz to confirm one las Q: We have to pay for our stamp duty. right ? Not the developer pay for us ! Am i right ?

(abit confuse here. coz i think the staff there giving me some wrong info!)

Errmm....

What i mean here is

Under Malaysia National Budget 2008 (Still Valid until end of this year)

50% stamp duty exemption on loan agreement instruments executed for purchase of residential properties of up to RM250,000.

does anybody know bout tis ? This is the stamp duty for loan agreement. right ?

To be frank, Most of The SA there just SUCKS !!!
when i ask them on some tecnhical's Question. they simply cant giv me the answer.
