@klkow
thanks. but m not worried about it. to me it's a good deal( as in 4.5 years later i start paying full amount.). but it take some kind of risk. if 'jadi', i'll be happy...if not...too bad. i stay myself. too bad the lawyer fee is not exempted. |

QUOTE(cmk96 @ Mar 8 2010, 01:04 PM) I heard 1st time home buyer entitled for discount (by goverment)....not sure what is that called... but i don't bother since i'm not entitled. yeah...i think it's below 250k only exempted from the loan laywer fee.btw, tat day in the news, some government link association suggested a rm20k discount for all first time home buyers...sounds cool but i dun think it will happen anytime soon.... |

although m not phase 2 but i think these freebies should be in black n white. otherwise if they dun give u, we have nothing to prove. the land beside the petrol station is not 1120PA. it's gonna be an extension of the shop lots (with the yellow band on top). anyone bought L-size? |

i believe it's an apartment as well. so high rise. how can it be condo?
i think it's better for them to take their time because the land used to be mining pool. so maybe they should wait until the soil is ready. |

one of the reason i consider 1120 PA is because the road is jam-less. although need to pay toll, i still save time. i dun like LDP. i think LDP is the stupidiest road in the world. tat's why i won't consider properties that go through LDP.

QUOTE(preliew @ Mar 17 2010, 01:24 PM) developer mayb rush to fill the mining land to make sure it is suitable to build high rise building... i half agree. my house used to be wetlands. now the house is suffering from the soft soil. piling not strong enough. here crack there crack. my porch pillar always crack. it's because they need to rush for the delivery date. that's why no chance for them to let the soil settle. |

i've taken OCBC. i think UOB not offering a very good deal. i have checked 3 diff banks. All 3 banks offer you the same rates. the difference between them is the lock in period, MRTA and service. we all understand that there is a 5 years lock in period with the banks. only stand chart start the lock in period from the day you sign the bank loan offer letter. MRTA is optional. i think only UOB force you to apply MRTA together with your bank loan(other wise you pay the MRTA in one lump sum). meaning your bank loan 90% + MRTA 5%. i didn't like it because the BLR will charge on the total amount of your bank loan and MRTA.(you actually taking 95% loan) As for OCBC, although the lock in period only starts when the first drawdown to developer, but i can pay my MRTA installment without charging to my bank loan. so it's cool. and the service is FAST, EFFICIENT and 7 days a week.

mine was smooth like tofu. tat is why i recommended ocbc. i dun think u need to show them the offer letter as opening a savings/current account is a normal thing. there's no reason they ask u. get their names and report them to the higher authority.
