QUOTE(icewolf3 @ Mar 17 2010, 04:42 PM) i half agree. my house used to be wetlands. now the house is suffering from the soft soil. piling not strong enough. here crack there crack. my porch pillar always crack. it's because they need to rush for the delivery date. that's why no chance for them to let the soil settle. hope this developer spent more money and effort to make sure the mining land is really suitable to built the high rise building la, but tis project sell with low entry cost...... |

QUOTE(20yrsinsrisentosa @ Apr 9 2010, 01:18 AM) What interpretation do you all got from above highlighted in red? Mine is about "stop complaining! what we have is time, there are still long time to go before we should deliver, we know how to do the day count down. by the time come you will get what you want." haha..i feel the same too, since like developer ask us stop complaint, we know wht to do, how long oledy since the 1st launch until now?..half year oledy?... |

5 months, no progress.. 3 possibilities
1. Developer concentrate on taman desa high end condo project 2. The land is mine land, developer found out that they do not have capability built high rise on mine land. 3. Developer kind of lazy... |

1120 park avenue launch at extremely low price, and in short time open for sale for all blocks, and no other commercial development around that area.
if i was the developer, i would use such a big plot of land to do some mix development, commercial+residential.... this obviously is not a good sign, since like developer just want to finish all the sales within short period of time........to get the fund from purchasers....hopefully it's not a abandon project eventhough the signs show right now it looks like definetely going to delay.... |

QUOTE(pengpoi @ Nov 16 2010, 11:23 PM) Dear All if the developer situation really like what u describe, means that they are really not in good planning, they don't have enough 'expensive piles' like you said, but they still launch all the units in short time frame, and now seems like gt trouble in construction in order to progress smoothly...how come a so experienced developer who went thru 3 crisis has such a poor management on the working schedule??...dun forget TALAM is also a major developer for a long time until they finally screw up...please stop all speculations. Put yourself in the developer shoes. They have a big parcel of land and supposedly plan to sell phase by phase. But the demands were extremely good and they were caught in surprise. I believe they did not award the contract to contractor when they launched the project. It was definitely a surprise to them. therefore, they were spent their times on this. Besides, if there are engineer in this forum, he/she must understand the site conditions. Look at the pile they used. These are expensive pile. Not many company in M'sia doing this kind of pile. Again, times needed to manufacture the piles. It cannot concrete the pile today and use tomorrow. It required certain setting time. It also required longer time to do the piling at this kind of site condition. Don't push them if you want the solid foundation. If you are worried, you should look at the developer background. He went through at least 3 crises. They have sold out all the units and i did not see them launching new project. The funds are there for them to construct the building. Unless, they are optimised the existing funds for other to-be-launched project. If this happen, the chances you and i will be stuck are high!!! Anyway, i believe phase 1 buyers who purchased in Dec 09 may able to get some extra interests. |
