Kns kaptong again ar. The access even with direct acces to mrr2 its a headache wo. The current traffic condition there is vely bad liao with onli few holes for indah water upgrading. A few more holes ll c the bumper to bumper snail moving traffic.

So isit really tat gd ar for kaptong to boom???

I sked one day becoming like puchong ioi area where u can c lotsa alteration to the traffic flow system.

Based on the map, across Jln Kepong from the project site is the Li Meng Furniture shop/future MRT station. If not mistaken, AEON is about five or four traffic light junctions away from the project site.

If bank loan can approve then affordable lo. Not join name one...
Let say 450k for 900sqft house, how much minimum salary only bank will approve? From the salary range we will know what people can buy...

Enesta got two blocks. One is Rumawip - the rendering is no longer like in the Rumawip website.

Another block will be open to public, non-Rumawip. Scheduled launch end of year. In terms of PSF is competitive.

asked me to give ready cheque of RM15,000 to get the chance of balloting.

I think you better check with the developer directly instead of going through agent. If that person is appointed by the developer, I guess that's fine..

I applied through DBKL website Rumawip, submitted all supporting documents at early August, few day it open for application. Wondering when it will be feedback to us ?? KepongMas have a price different of 100k with Enesta, not sure why it different so much ??

I submitted my documents last 2 weeks ago. Kepongmas agent contacted me, and I was also wondering why rM100k cheaper. One main reason is Kepongmas is very very very high density. Also, located next to The Hedge which uses the same access. That area near Metro Lake will be super congested!

Enesta won me over in terms of access and density. Also, someone mention there will be a future LRT opposite the condo...any sifu can verify this?

Yup, there will be a MRT station opposite the Enesta site (i.e. across the Jln Kepong and around/near the Li Meng Furniture ).

The documents you submitted was for KepongMas or Enesta cos you said KepongMas agent contacted you. Are you apply through DBKL website or through agent ? Do you have any idea when it will feedback on our application ?

To all RUMAWIP buyers,
I believed you have submitted your documents to either developer or RUMAWIP. My question is did you submit RM15K to the developer? What is procedure?

For Enesta, I submitted to Amona directly. Their office is in setia wangsa. Did not go for Kepongmas.

As far as I know, Amona do not appoint any Sales Agent to help them sell. But Kepongmas, yes they appointed sales agent to help them sell. In fact all the -Mas Rumawip have sales agent.. Like Pandanmas, Puchongmas etc. All these -Mas development is under Aset Kayamas developer which deploy the selling to sales agency.

Yes, I had registered in RUMAWIP website but I can't select enesta kepong project in my application because it was closed. I have contacted RUMAWIP about this, they said I still can apply but priority given to those applied online.
Besides, what you said is truth about RM15K, we should only submit RM15K after our application is eligibled, this was confirmed by Amona staff En.Azman.
This project only be launched in Oct, by then we should know our application status.

Does Amona appoint sales agent? I always thought they don't hire agency to sell, all application must go through Amona?

Btw, anyone interested can try contacting Amona directly since RUMAwip website is now closed for application. Look for Mr Adib. A friend managed to get Casa Green rumawip 4 months after application is closed in the website, she went direct to developer... Maybe can try your luck too

I submitted directly to Rumawip directly. It believed that the status only edit by Rumawip, therefore if you submitted to Amona, might encounter delay of the status change. I saw other Rumawip that we need to prepared to paid RM 15k as booking fee before proceed to balloting event. Since 27 October is the balloting day meaning we have to get the money settle by next week in one week time ?? Anyone know and assist about the details ?? If want to withdraw KWSP, how to proceed ?

I submitted my application after closing dated and RUMAWIP website also not allowed to select anything. So my status is unknown for time being. Maybe have to wait until all layak undi process completed.

You apply RUMAWIP online too?

i think you need to pay 1st, ready S N P, booking form and also loan agreement to KWSP only can get epf withdrawal.

so when are we need to pay the downpayment? what is APDL ya? im first time buy year a lot of things dont know, please help.

is this property really good? some say not worthy....

not included.

30K is only the downpayment = 1st 10% payment.

i want to get a personal loan.

but my colleague advised me to borrow money from parents/frens (to pay for the downpayment) then get the loan for 270,000 first only get personal loan
of RM30k -50K. after that, return money to those who you owe.

They said still pending APDL from the authority (DBKL), expected approved by Q1 2016.

I forgot to ask after approval, what do they need from us. Do we need to come out with 10% d.p. immediately? Any sifu can advise?

when i ballot for this property, i remember the MRT is direct opposite the enesta kepong. now seem like the station has changed... i am still thinking whether wants to withdraw the property.. anyone can give confirmation whether the MRT still opposite of enesta kepong?

FYI, there's a newly installed big electric tower to replace the old one and should be within 100m radius area. In term of traffic access, consider good. Easy access to Segambut, Desa Park City, Mont Kiara , NKVE highway.

Based on the map i saw on first page, the electric tower is just next to Petronas Station..Yes, next to it.

Ya, i saw on google map there are HTC (high tense cable) just cross the road. So, new HTC also same place lo, and yes they have to destroy the old one because it is blocking the MRT line (my thought).

The new HTC build nearer towards this development side..At first i also thought they are going to shift the old one.. surprisingly bigger one installed...The old one still there..as per today..

Bigger and taller tower is in construction. I saw them started the foundation works in Jan. This is to allow MRT can go under the cable. Existing is too low for MRT.

HTC cannot move, but a lot fansi protek it and say it's harmless live beside htc. But we all know most props around htc suffering of appreciation. But now doesn't matter, over supply=everywhere also suffers bo matter got those "combo" or not.

It is low density but don't forget rumahwip. both projects basically on the same land and approval just separated into different block.

Here is a review posted by PropCafe. I suggest you all to go do site survey of view on Google map or even the hawkeye MRT2 view also can see then judge for yourself.

Judging from the pics it is not 150 meter away as claim by agent. Probably less than 100 meter. Only separated by 4 lanes road (2 up 2 down).

Not sure how the building orientation. I mean where is rumahwip block, where is the normal sales Enesta block.
Maybe normal sales building will be blocked by the rumahwip building, hence blocking the view to the HTC. and create some sort of buffer? lol.

Meanwhile fortune centra is next to Aeon Big and opposite of Aeon Jusco. 400-500meter away from MRT

But Enesta built up is bigger and cheaper compare to Fortune Centra. Fronting MRT as well.

I think need to pay RM8000 to reserve a unit, not booking not deposit and pay to the agency NOW??? OMG i thought normally buyers just need to prepare a cheque (future dated) in order to book a unit. This agency collected RM8000 X 250 [RM1.6m] from now until June and earn buyers interests diam diam only.

We take instructions for the developer to find committed buyers only who are willing to commit to rm???? hard cash.

Likewise if anyone selling a property wouldnt want the earnest deposit to be uncashabe until purchasers bank loan is approved.

aiya is the same like Aset Kayamas concept. Hamilton remembered? if not how to be "sold out" (correct term should be booked out) in 3 hours?

booking fees will be processed. first book get first number. Aset Kayamas also repeating the same method for the next project Desa Tun Razak. i guess Enesta also follow through the same trick.

Good also la. at least no need hire bangla or students to queue overnight. safe your time and effort. This is fair and square. you commit first, you able to choose first.

I understand that this method can reduce a lot of not serious buyers, but RM8000 is it too much? Nowadays those property (especially in Kepong) never collect that much, even Kepong Centra only collect RM5000 only (and it only require post dated cheque)
We have to protect our buyers right, how do we know after you collected RM8000 and run away???

I suggest you check out other launched before property.

Hamilton booking a queue number is 15k
Desa Tun Razak book a queue number is 10k

Both of this Aset Kayamas project no brochure not even details floor layout, block orientation, etc. Only launching day get to know the details. And yet? Gone. Finish.

Enesta book a queue number 8k
Yup I also prefer if able to book the desire unit now straight. but I suspect the developer plan to emulate Hamilton record. 3 hours booked out. the trick for them is using ppl or crowd to create atmosphere / following trend. Hamilton last hour units taken up by walk in buyers. And get to create waiting list buyers as well that day.

Unknown developer also kolek 3-5k and "forced" buyers to sign spa asap for so called t&c applied burung awal rebates. (rubbish term)

About brochure... just ask agent whatsapp you "pdf files"...

No siding anyone though.

Any lyn forumer taker? My friend just bought a queue number from david i think... he told me service is good..lol

He bought because of near mrt catalyst at this price ,low dense ,kv ...

For me... I stil thinking as there seems a lot mrt 2 project running.. still.can't make up my mind...

I did ask him regard wip.. he told me...cheap buy cheap sell.. expensive buy, expensive sell..as product finishing is different.. how confident he is..lol

Same piece of land. Same permit. Same approval. I would say same contractor. Who knows actually normal sales people indirectly "subsidizing" the RUMAHWIP block.
Construction will be concurrent.

Ive been to the project site. Did anyone know the site is actually facing jalan kepong. It should be at segambutbarea and right opposite is jinjang!

I almost almost gotten the queue number but the system is too dodgy for me. No showroom to see already paid 8k just to get queue. Now is 2017, not 2007... market is not blooming and yet they do this. Bcos 'it only has limited units available '...

Also, the area is quite dodgy with old food court singing karaoke, etc.

No brochures is one thing, the design is not the best of its price. I considered Bennington Residences @Setapak instead.

Why Bennington?? There also same issue, walking distance no restaurant unless u willing to walk 1km.. no MRT and congested road + expensive price... Dodgy area too..

They start collect the potential buyer money and wait for the launching , estimated will be held on Jun 2017 .

How about delay ? Will the price tag revise after few months ? Only the boss will know 🤔

8k is nothing okie??? Market is hot now, everyone queue 3 days 3 nights to get a house now.

Delay ar? Good luck lo, for your information Enesta Rumah WIP already delayed for signing SPA around 2 years (suppose to sign in 2015), what happened?
And it is the same developer hehe. Only the God and the boss know inside news.

Hey bro wah biang,

It really depends where u travel/work everyday. For me , i go pj/damansara heights/1 utama all the time. DUKE highway is just 3min away from Bennington. Same time as enesta to mont kiara/hartamas... bcos enesta to mk need to use trunk road whereas setapak to mk .. use duke highway. Easy access to pj-ampang/kl.

One turn off part for me on enesta is the developer is trying to hide the fact jinjang is just right opposite... cross one small road its jinjang already! U wont know unless u stay there or go to the site and see for yourself.

There will also be future development of soho/retail in front. Those dodgy shoplots facing jln genting klang has been there for ages and i think they will remove all those just matter of time. A flyover straight from jln gk lead to skyarena where bennington is,a plus point too.

Plus its a value deal. Close to fully furnish and acceptable price for a mid-high end condo. If the same unit u put in j area... it will cost about 1.5mil.

Cant compare it with enesta bcos its two different price point tho. Bennington is about rm100-150k more expensive.

Thats my thoughts la.

I actually received the floor plan from the agent and shared with my sister and friends.
Only one conclusion, the design is Super Geng lolx.
Check Type 4, the main door walking inside the house (corridor) damn long, waste of space there.
Check some Types the master room, when you open the master room door, guess what? It cover part of the master room toilet entry Lolx, no show room yet i am not sure how much the door cover it but in the floor plan it seems like that.

This design really Geng, but the agent said is from Europe dunno which famous designer lolx. Hmm maybe i am old fashion hahaha

Sorry for that.

Check the full layout floor plan. you will know why the long corridor for type 3 and type 4 actually. those units are located near to the lift. heard is to create less clustered zone by separating and mixing up the door entrance of each unit.

No comment on the master bed room toilet. Worse case is to change it into sliding door.

Not really. Please check the RUMAHWIP brochure and compare yourself.
I would say density wise RUMAHWIP wins. 8 units per floor only. Number of lifts the same 2+1.
Facilities wise seems like the same. Although cannot compare on the size of the swimming pool for example. Probably smaller size.

Rental will be affected once VP. And capital appreciation will be affected as will 6 years after VP.
RUMAHWIP will always be on the upper hand.

Yes 10 years lock in for sale starting from date sign SPA. Assuming this project construction period will take 4 years meaning that 6 years after completion you are free to sell already.

To rent out instead of own stay will need to pandai-pandai. Even now you can check and see Residensi Rampai (800 sqft) rumahwip owner start renting out. So 4 years from now with so many rumahwip around I highly doubt the authority able to handle or monitor.

most of the sales relevance market is doing not so well especially petrol might hike up to rm2.50/liter. Due to vested interest, I do hope everything in Boleh Land (included property market) could be restored to a point which isn't dead fish like right now.

I think you are referring to theJinjang Selatan Tambahan Lot 9714.

The deal is to build an apartment for 660 squatters no less than RM45M.

In return Developer X will JV with DBKL to develop a 74 acre mixed development project.

I have the full documentation.

However, Enesta is more well located.

Hey guys , just to share my feedback

I went to the presentation for Enesta today at the agents office this afternoon and booked a unit.Agency setup quite impressive and seem very professional(dunno if attitude will stay this way after sign spa laugh.gif )

They currently have 160 Q nos already and claimed they will sell out in 2 weeks time!

But i honestly like this project even though im from PJ and never thought i would buy a property in Kepong area...The direct access to MRT station and low density is quite attractive ....I learned the hard way from previous investment never invest in condo with 500 units or more, sure stuck 1 ... so this one seems ok.

Price seems abit too good to be true since they r giving us airconds ,water heater,kitchen cabinet,Led lights and 2x2 tiles throughout the whole unit ...I worry that it is just to test market

Anyone else bought a unit?

Not sold out in 2 weeks time. Better put it as queue numbers booked out. Maybe can still queue at waiting list. Who knows.
With #160, by then you will be left with limited choices reaching your turn. is like more than 50% units taken. of course good units will be left none.
So those back numbers queue will probably pulled out from purchasing in the end.

why did you mention never invest in condo with 500 units of more, mind to share your experience please?

With queue no 160, what are your expectations?
General rule of thumb of prop launch.
1st pick is developer senior management and their associates
2nd pick maybe open to developer staff and their other less important associates/biz partners
3rd pick would probably be by the appointed sales agent and their VIP customers
4th is according to queue number

With 250 units, what are the realistic chances of you securing your sam sui unit?

Your right, 8k not really can guaranty you get a unit, at the end your money maybe only keep in the Agency's bank account for at least 4 months (and they earned your interest) then return to you as what it is. But well, still many people have 8k pocket money nowadays to try their luck.

I bought a unit in Foresta and the peak residences in Penang with density of 900++ units and 600++ units and when it was completed ,alot of investors like myself want to sell and rent at the same time so my thoughts are now the lower the density the lesser the supply hence better value for our properties

im okay with the queue no because if you study the layouts there are quite a few good ones so i dont have a particular favourite atm.

High tension is the downside , but we cant have everything perfect la im putting my bet on the pricing and mrt connection.

As much as I like this project but you can't possibly hit even 4.5% yield. Please do gauge the current rental in Jinjang south and north. You may argue that MRT is a game changer but please do not forget that there is major influx of supplies within 2km radius.

A 6000sf land with 7000sf build up here was verbally valued at 750k in 2015. What makes you think that 430k 9xx sf condo is cheap in this location? You may want to look deeper into the average psf in jinjang.

Enesta rumawip will be a big win however not enesta Kepong. Sorry for pouring the cold water

I have studied surrounding project but with my limited knowledge of Kepong i think this project can stand out from the nearby projects due to having direct access to mrt and its much more exclusive .But no one can be 100% sure of anything right.And David please dont quote me hitting the nail hard,unless i make good returns from this investment,its your agents nail ill be hitting

I presented this question to the agent also,since the wip is 100k cheaper than enesta kepong....where does that leave me as a investor...here was the reply....


Enesta kepong min entry is priced RM130k higher than the wip with the following justifications

1)Enesta Kepong comes with built ins and fittings and wet works worth RM60k

2)RM430k for 916 sf,100 sf bigger than the wip

3)Wip will always be a Wip be it 10 -20 years and there will be buyers and tenants who dont want to call a wip their home....so its a different market...


I dunno thats what i was told.....sounds reasonable to me bro...

I really think the MRT is a game changer,i rather stay at a high end apartment in jinjang and walk across to the mrt to work in KL in the future than being 1.8km back and be nearer to aeon mall area.....

Dear Sir.

Let me cover the the 2nd part first.
As a general rule....
Landed properties has a lower rental but a higher capital appreciation.
Condos on the other hand has a better rental income but a lower capital appreciation.
+ Property is like a stockmarket, some prefer blue chip counters n some go for speculative ones.

As for the first part which i have covered in our earlier post.

30m to the mrt

Fortune Avenue
750 units
250m to the mrt

From the above, Enesta will fare much better in rental due to its proximity to the mrt n its low density. Apart from that the best plus point is the mrt at Enesta will have a line to Selayang in future........

just checked, it say "Pangsapuri" which translate to english is apartment, what the different between Apartment and Condo?

back on 10 year ago, my understanding to Apartment is without pool, and more unit on a floor while condo is well security (more secure than apartment), come with pool and less unit per floor.

Seem Enesta Rumahwip also come with pool....

And also, is Rm300k worth for an Apartment?

I went to the site in the afternoon to see. HTC far away ... at least 150 metres away. I have seen some HTC just right behind 3 to 4-storey houses.

RM300K is within my budget and it's only 254 units. Really tau mau stay in a place with 1000+ or 500+ units.

Yes. Open for registration - checked RUMAWIP website. See picture I post earlier - someone will help us register and submit. Just get the documents ready and go to 17, Jln Semangat, PJ on Sunday, 5 March.

I want to give it a try ... if not I may regret later.

Paling penting to me - low density and MRT ... and full facilities.

Wondering why without APDL somemore alot new project around also got ppls invest. Today I just ask the information and the booking is not to developer but to agency coz of the APDL. I think is very dangerous if developer going wrong and agency is run all the booking fee.

There are too many Enesta agent here. As owner or investor we are just want to secure our benefit and all procedure is according to law which might protect if anything happens in future. Coming on..now is buying a house and you are take money from your hard earn money out from your pocket. Here is boleh land anything can happen even listed company also can go bankrupt.
I'll not blame the agent cari makan here coz they are not take money from they're pocket.
Anyway in boleh land E licence can be rent or buy.
Ya..I'm new but if you wanna some law knowledge you are welcome to find my lawyer.

Agent here..u look like very aggressive and hard sell. Wondering how much com do the developer give you. Pls stop tag and pm me as I not interested in this project. I'm not try to be bad which say this project is not good but just know the history of the land and behind the story which can run under the law.

I'm curious, you mentioned other agents here are not professional and hardsell, it seems like you are such a careful person... but when your SA told you about LUXURY and CHEAP you are ok, and you are so damn sure that that project will comply to law somemore ( not like other projects do not comply to law lar but since that's your opinion)

As i know it happened 1-2 times fire accident which burn some wooden houses in that land (maybe got some dirty things or ghost) wahaha

Ive been following up on Enesta and apparently they are fully booked today anyway so memang cant get a unit already....but why centra bro?it shares the same road leading to 8000 upcoming residential units,a future development god knows how many thousands and the shops all around that area super congested and who knows what kind of neighbours that kind of density will attract....and based on fortune avenue,the developer is not a developer of high taste.. my opinion ok no flaming please

is there a particular reason developers like to build houses in kepong? good fengshui?

Thank you. Location itself... what is the selling point? For RM600psf, it is probably the most expensive project psf wise along Jalan Kepong. And from what measured in google maps, it is a good 500m away from MRT Station.
