Hey guys , just to share my feedback

I went to the presentation for Enesta today at the agents office this afternoon and booked a unit.Agency setup quite impressive and seem very professional(dunno if attitude will stay this way after sign spa  )

They currently have 160 Q nos  already and claimed they will sell out in 2 weeks time!

But i honestly like this project even though im from PJ and never thought i would buy a property in Kepong area...The direct access to MRT station and low density is quite attractive ....I learned the hard way from previous investment never invest in condo with 500 units or more, sure stuck 1 ... so this one seems ok.

Price seems abit too good to be true since they r giving us airconds ,water heater,kitchen cabinet,Led lights and 2x2 tiles throughout the whole unit ...I worry that it is just to test market

Not sold out in 2 weeks time. Better put it as queue numbers booked out. Maybe can still queue at waiting list. Who knows. 
With #160, by then you will be left with limited choices reaching your turn. is like more than 50% units taken. of course good units will be left none.
So those back numbers queue will probably pulled out from purchasing in the end.

Boss u missed 1 thg. In Strata the management still able to control the tenant mix. They dun need Dev as owner to make tat happen. If jmb has more Dev reps than owners then they ll kill owners by disallowing duplication of tenants which definitely Dev has upper hand to grab beta tenants.

Actually, near to MRT / Public Transport / Makan2 area => PH main's attraction.

Dun care low density or not.

They can afford to pay 50% more than market's rental rate.

Despo people will still rent to them....

I know a PH tenant few floors above me, renting same size unit for almost 50% more than what I am paying.

My current place is not near MRT and not high density also can see few PH staying here.

But at least, they are "rich" kinda PH so they dun create much problems.... For now.

Kap Tong (Kepong) and Chan Kong (Jinjang) areas are going thru massive revamp and the speed will pick up upon completion of MRT. Landscape there will be totally changed few years down the raod. Its like Desa Park City used to back water quarry and separated by a road to Plaza Medan Putra, which is full of PRC and Vietcom.

Jalan Kepong used to be caught in the flash flood every time its rain and those day are gone. Role of shops used to be empty, but now its common more than 3m, especially those fronting future MRT line.

I managed to speak to few buyers who bought into Enesta, most of them are second or third generation of folks there, that are buying for their own stay. It was enlighthening what they shared with me and how they foresee this area gonna be. And why the not gonna move to other places.

Many folks there walking with few million dollars at their back pocket but finding few places to spend their money.

I managed to talks to few investors who bought more than 2 units and pick their mind of their strategies with Enesta, also why are buyers from PJ, Taman Tun, DPC and Sunway SPK bought into this property which is still consider back water ? It was mind boggling even to me who has been investing in properties all this while.

A few upcoming and exciting development in that area will definitely transform the whole area, and folks there are cash rich but lack nicer place to stay and hang-out, besides Six-Inch and Chui Wah Low. Believe those upscale operators are eyeing this area that they didn't know so cash rich, namely Hero Market, BIG, Gourmet Coffee and Burger, Fine dinning and Cuisine, Enrichment Centre (Try figure out how many in Ativo Plaza ??) and etc.

Enesta has two parcel, Service Residence and RumapWIP, with different entrance.

At times you need someone bold enough to change the whole landscape there, just what have seen in DPC and Kota Kemuning. Kepong and Jinjang are matured area with second-third-fourth generation that are looking for nicer place to stay nearby and closer to their old folks. People there might not wearing ferragamo, Prada or LV, but they are not short of cash, and many reputable developers will follow suit and develop something that has more taste, then just pigeon holes.

Some of those bought into SA or condo has intention to rent it out or resell it within 10 years, and they are not the first house buyer.

As long as u don't own any props in wilayah. U got 10000 props in selangor or JB or Penang also nvm

aiyo. still don't believe me. rumahwip already balloted. any successful applicant just come here and confirm. it's stated clearly in the brochure. why need to cheat affordable poor people?

check back the thread. first balloting before this. and application reopen probably due to demand is low. many units still available.
