SPA put husband's name, loan can be both of them, no issue. (Bear in mind is own a house in KL, not other states. So if the house owned by the wife is in Selangor/Melaka/Penang or any other places other than KL, she is still eligible)

Anyone of them staying in KL more than 3 years? If yes then eligible.

Gender reminder to everyone. Better apply directly thru developer or apply thru the official website to avoid any con case from irresponsible fake agent. This is a good opportunity for those people to own a first KL house. Nowadays hard to get a New property with 200k.

Sure wat, rumah mampu milik is not rumah senang untuk milik.
it is difference with rumah kos rendah - PPR Flat.
For rumah mampu milik 300k u need at least household income 5k above with no other commitment and with cash upfront 30k - 10% DP and 6k for loan document. Further now bank not easy and not willing to give loan so lagi teruk to get buyer.
which mean those can buy rumah mampu milik is mid - high income range and not low income range.

yes i got your point, but RM15k for booking fees really?? we should know this is under RUMAWIP not some other freehold luxury residential projects. this project purposely for lower income household. how many lower income people have RM15k in their saving account? & application only open for 2 weeks. u think those eligible people can fork out such amount of money within period? yes im eligible for this project but i dont have RM15k in my saving account.

Seriously if no 15k to pay for booking means better dont buy now. Property purchsee is not abt jus eligibility for loan but also the cashflow. Alot hidden cost u may fork out later too. So..Save it first.

Anyone have any ideas/ did prepare or pay RM15k booking fee to Sinerjuta Sdn Bhd?

I am wondering how this booking fee works?

[1] Does it include in the RM 198k downpayment? If so, that's it meant that I just need to settle RM 183k once I got the loan or it is just a "kopi money" to secure an unit.

[2] I heard news said that I just need to pay RM15k, you will secure an unit. Means guarantee? Is it a booking procedure to secure a chance to proceed to next step, which is to apply a loan? My concern is, if the loan from bank does not approve, will the RM15k just burn? or will it be refundable 100%?

[3] For those who submitted your application to DBKL, anyone of you proceed to contact Sinerjuta Sdn Bhd or you just wait? I am not sure the procedure RUMAWIP but logically, isn't it need to go through balloting then only announce to the applicants that you have secure an unit? Perhaps, based on this confirmation, the applicant will proceed to apply house loan from banks.

**If this is the case, why is the RM15k came into the picture? May I know is the balloting for Kepongmas done based on those who is afford to pay RM15k only? or apply for those submitted the forms but not pay RM15K.

I had call d developer. They said I have to pay the deposit rm15k atleast this week bcoz next week they want to launch the project. Unit also limited.

Wat da.... Senang2 mintak deposit like only rm15 ringgit. At least buat la booking fee 3k ke. Bank loan pon tak tentu lepas lagi. Haiyo rumah mampu milik ka mcm ni?? Kena cari 15k in 1 week. Gila la 😠

But really from the RUMAWIP website, did not request any of the RM15k deposit..
nvm i will follow the RUMAWIP procedure and pass up all the documents..

See end of the day does I still need to pay RM15k..

I talk to DBKL officer yesterday when submitting my document. Seems that you need to pay deposit RM15K to the developer in order to qualified for the balloting.

just to be clear DBKL don't back up this company, if anything happens we will be on our own. No help from DBKL or the government. That is what convey to me by DBKL officer at Anjung RUMAWIP Menara 1 DBKL.

when you submit the document at dbkl, they give you the developer contact no, you have to deal with the developer. I've yet to call the developer.

Applying through RUMAWIP will be the first step. Then, you will require to submit your full supporting documents to Menara DBKL 1. If you go to the Menara, I think you will be asked to contact the developer. That's what happen next. sad.gif

Nothing much but to agree with you. The risk is there and your point for bank loan is absolutely right. Nowadays, it will never be that easy to get one from the bank if your income does not fulfill their criteria.

I bought another project, PandanMas. Agent also request RM15k cheque for booking fee before ballet.

The good part is i get ballot once i submit RM15k at the same day.

friend of mine told me that nowadays banks are strict in giving credit to developers.

that's why u see only the top developer are "active" while the mid & small one kinda "slow" whistling.gif

Kepong community centre head Yee Poh Ping is urging those who have made payments for units at the new Kepong low-cost people’s housing project (PPR), near Jinjang Utara Longhouses, to get their money back from the middlemen and agents as the units are not for sale.

“We had a meeting with City Hall on plans for the PPR and they are not for sale, according to City Hall,” he said.

Yee said the meeting was held on September 15 and chaired by City Hall socio-economic executive director Datuk Normah Malik.

“They told us that all 1,600 units were not for sale and would only be rented out by City Hall. However, the buyers had appealed for them to be sold. City Hall will take a month to appeal and we will see what happens then,” he said.

Yee said those who had made payments ranging from RM10,000 to RM40,000 needed to get their money back or make police reports.

“They need to contact these middlemen immediately to get their money back. These middlemen and agents are obviously pulling a scam,” he said.

The Malaysian Insider previously reported Kepong residents’ claims that they had been conned into paying a fee to dubious middlemen and estate agents to secure units at the PPR project near the Jinjang Utara Longhouses.

Yee had said that 15 residents had paid the fee.

“These middlemen claim to have connections in the Housing and Local Government Ministry (KPKT) as well as City Hall. In the ads they distribute in Kepong, they say that each unit costs RM88,000,” he said, adding that checks with City Hall had since proved that the ads were false.

He said that the Federal Territories Ministry and City Hall needed to be transparent with application procedures for affordable housing to prevent estate agents from taking advantage of house buyers.

“There are agents who are asking house buyers to pay RM15,000 up front if they want to purchase a unit. Why should they pay when they can do it for free online?” he said in regards to the development of affordable high-rise apartments in Taman Metropolitan, Kepong.

Yee said both the Federal Territories Ministry and City Hall needed to explain why agents were asking for RM15,000. He also urged them to come up with a better application process.

“Agents from the developer are supposed to help the buyer with the application to buy a house and to check if the buyer meets the requirements. City Hall will draw lots to determine who will get to the units,” he said.

Yee had said that 15 residents had paid the fee.

“These middlemen claim to have connections in the Housing and Local Government Ministry (KPKT) as well as City Hall. In the ads they distribute in Kepong, they say that each unit costs RM88,000,” he said, adding that checks with City Hall had since proved that the ads were false.

He said that the Federal Territories Ministry and City Hall needed to be transparent with application procedures for affordable housing to prevent estate agents from taking advantage of house buyers.

“There are agents who are asking house buyers to pay RM15,000 up front if they want to purchase a unit. Why should they pay when they can do it for free online?” he said in regards to the development of affordable high-rise apartments in Taman Metropolitan, Kepong.

Yee said both the Federal Territories Ministry and City Hall needed to explain why agents were asking for RM15,000. He also urged them to come up with a better application process.

“Agents from the developer are supposed to help the buyer with the application to buy a house and to check if the buyer meets the requirements. City Hall will draw lots to determine who will get to the units,” he said.

Yee said it was not fair of them to ask for payment as not all could afford to pay RM15,000 and there was the question of whether  went to those who paid.

“I went there to check myself. They give you the form to fill, but you need to pay the RM15,000 or they won’t help you. They say the money will be used in the downpayment if the application is successful and if it is not, it will be refunded. But when will they make the refund?” he said.

Yong Pao Foot, 49, said he was confused as to why the agents were asking for upfront payment of RM15,000 for affordable housing.

“I was interested but when they said that in order for me to apply, I would need to pay RM15,000 first, I was shocked. I thought the project was by City Hall and they would be drawing lots for it,” he said.

Yong said he decided not to pay in the end.

“I will just go online to apply. I think it is not fair if they are drawing lots to ask for RM15,000. Some of us will have trouble coming up with the money. Isn’t affordable housing about helping those who cannot afford houses elsewhere?” he said. – September 28, 2015.

Let the story move on, let see those who paid 15k can get invite for balloting section or not. For me I believe it coz the previous 2 projects pandanmas 1&2 are proven. Same developer. This time the booking is pay to developer, I really cant see wat this uncle auntie bro sis takut apa. Just like u buying a normal property ur booking still pay to developer. For that no one takut but this runah mampu takut pulah pay booking to developer. Really funny.....

for bumi actually can go through DBKL coz less competition n don need to pay 15k at this time but u still need prepare the 10% down payment when u get invite for balloting unit section.
for non bumi go through DBKL u are needed to compete withall non bumi.
Just a sharing if u cant even prepare a 10% down payment at this time means u are not ready get yourself to own a property. Nowaday bank no easy to geive loan.
RUMAH MAMPU MILIK is not RUMAH SENANG MILIK OR PPR FLAT.

I heard that they will bank in the 15k today , but I though after success only bank in . Why bank in before even knw will success to get a unit annot ?

That's why I don't understand why need to bank in 1st and if failed will get back their cheque within 1 month . Since haven't confirm can get ,why wan to bank in 1st

In early already mention all those criteria u hav yo fulfill prior placing booking.
if u already know u are not qualify will still place booking?
Developer side sure can assure that u fulfill those criteria can get a invite to ballot uniy.
if u tipu thats ur personal problem. Blame who.

u buying normal project developer still bank in ur booking wat.
Whats the problem if u keen to buy n u fulfill those criteria.
Unless u main main shj.

If buy normal project I pay deposit I will receive official receipt from developer and the problem is I dint receive any official receipt till now . Btw, normal project if developer bank in my cheque means I 100% confirm get ady not MAYBE

U paid cheque or cash.
if u paid cash u are stupid. If u paid cheque every thing will hav record. From which account to which account.
u are paying to developer if u don happy u can go sue that company. All approved development project that company hav to put a insurance bond to KPKT n local authorities.

Next time jangan believe 100% agent word. I don think got developer get cheque and don't bank in one.
As I said they bank ur cheque u don need takut la. Got bank record payee n payer that already is official receipt.
Future if agent said won bank in u write them post cheque ma.
And u not happy ma call bamk block cheque la. Only cost u RM 10 nia.

yup, alot applicants that knew early in this case, they already submit to us...

Documents is all same, and together with a cheque or bank draft RM15k payable to Sinerjuta Sdn.Bhd
submit through us.

well, there is cases in Jinjang before... and alot is worried. so on 18th Sept there is full page in China press also....

for Non Bumi now is fulled.. but Bumi still available, I think they have to do some homework to show dbkl as its really slow of Bumi, but not they are not working on it...

actually its quite a lot. But think again, if the applicant can't even save 15k for their entire life, they mayb not ready yet to commit themselves into buying a house. Or, maybe Sinarjuta just financially weak and need those money brows.gif

He/she is not ready to own any property better apply low cost PPR flat with DBKL or KPPT.

u better check with developer again, coz last time when i dragged to sign SnP, i get call informed me if the SnP till not sign by Ogos will considered the purchaser tarik diri and the unit will reopen for others purchaser who interested & layak (in waiting list). who s the lawyer assigned to u?

So, the total fees to pay besides the loan legal fees of RM3.7k will be stamping fee right? Any other fees?

Of course not possible bro.. Bank will match ur payslip with ur EPF statement that whether u work as full timer or not.. and if let say u dont have evidence to proof ur CTOS or other like credit card payment. Banks are hard to approve ur loan unless somebody willingness to lend u the name who have working more than 1 oe 2 yrs. Unless ur bro or sis with u go to apply then property only put ur name. It is possible

I notice we can actually apply via DBKL website and pay the Rm15k deposit later if DBKL approve the application.

So may I know what is the difference if I apply with u all? Higher chance?

If DBKL rejected my application, how is the process to get back 15k deposit leh?

hard to say, maybe need long long time...

as per Pandanmas 2, the bumi quota now still allocate for bumi only,but is open to all state... not only KL.

Yes sure, u can register at there... Is "register" and get approval... but at last you have to get back to us (developer) to proceed the next step which means pay the booking deposit.

If you are bumi or you are not too rush or keen, you can register at rumawip website first and then only find us...
But there is only if there is still have available unit... Just like non bumi unit, selling fast, if wait until DBKL approved you and only submit pay to us developer, it's late...
Thats why before First Balloting, there is alot buyers registered at rumawip website and dint get any inform, alot from there missed their chance... they tot registered at there then consider successful without go through us to pay deposit.

If rejected by DBKL, the deposit is refundable of course, developer have no right to forfeit it or burn it...

of course this is only for those Mas Mas Mas project, (same developer) ...

lets say like Enestar Kepong RM300k, that one heard that developer dint appoint any marketing team, so buyers have to refer back to developer...
As what i heard is, there is alots of problem due to no marketing to assist on those buyer. There is one Peguam Sumpah at Kepong called me to asked about rumawip. and told a long story to me regarding alot buyers of Enesta, after ballot get unit they dont know what to do because there is no agent to assist and follow up like Kepongmas, and those buyer just asked the peguam akuan sumpah, but the peguam dint know anything... so he also pening, become a tranlator or agent for the Enestar... When there is no agent to assist, the developer have to make sure that their staff is enough to handle it, thats why for Mas Mas Mas project, developer have selected marketing team assist them...
Remarks: Only selected exclusive agency marketing team, not open to all agency... and all deposit cheque is issue on Developer name, and dont need to pay any fees to the agent.

18k for 2nd parking.anyone here buying the 2nd parking..? do you include in loan? i ask my agent and he said i have to pay by my own. if u guy got info any bank can include the 2nd parking let me know. since this developer launching this property before mrt line 2 announce its really worth it for the home buyer. most property near mrt line will be above 300k for 800sqf apt. and rental min 1k montly. flat in kota damansara touching 1k now for p/furnish.

RUMAWIP cannot rent out for 10 years, but since there is no control, as long as the owner do it under table there will be no problem. RM200k unit and someone pay the installment for you is not a bad deal, a lot of my friends already planning to rent to "foreigner" under table upon VP. Good luck for all the projects nearby, i really hope its only my friends doing this otherwise it will be doomed.

According to RUMAWIP website, it did mention owner cannot rent out their unit.

I have no idea how or where they are going to place the station, that area is pretty packed with commercial shoplots laugh.gif

After signed S&P the developer already bank in my 2nd cheque. normally how long to get back the S&P ?

Another thing is since this is our 1st home, the stamp duty is 50% off or 100% off ? is it depend when the lawyer put the date (2016 vs 2017)?

I was waiting for this Kepong Mas 2 as well, at the end in another thread see Enesta RumahWIP still got units available. Then i go apply in web site and call developer, surprisingly there is one candidate loan reject and i being selected for balloting session.
Finally i get a unit i want and loan also approved now.
All the above talking about less than 1 month time...
Lolx... don't waste too much time just waiting for it...

Really? But since it is a RUMAWIP. Did government impose ceiling price on those properties ? If there is no government intervention, it should be a good investment say if I were to buy in RUMAWIP in kepong as prices are 30% lower than those that built by private sector.

Correct me if I’m wrong.

yes, 300k max for rumawip, and you cant sell it within 10 years, however, no clause in SNP stated that you cannot rent out.

Is rumawip really worth it? if kepongmas, yes, coz it price at 200k.

For other rumahwip price at 300k, especially those 800sqft, you can top up a bit to get a 900 sqft condo with 2 parking, with full condo facilities.
