It is low density but don't forget rumahwip. both projects basically on the same land and approval just separated into different block.

Here is a review posted by PropCafe. I suggest you all to go do site survey of view on Google map or even the hawkeye MRT2 view also can see then judge for yourself.

HTC - 460k with future MRT2
Shit pond - 360k further walking distance to lrt hub

almost same size and combo with rumahwip. difficult choice. the only good thing is the cheap price.

Judging from the pics it is not 150 meter away as claim by agent. Probably less than 100 meter. Only separated by 4 lanes road (2 up 2 down).

Not sure how the building orientation. I mean where is rumahwip block, where is the normal sales Enesta block.
Maybe normal sales building will be blocked by the rumahwip building, hence blocking the view to the HTC. and create some sort of buffer? lol.

Enesta RUMAHWIP is a full condo facilities RUMAHWIP. not pangsapuri.
for 300K, 800+ sqft plus swimming pool, gym, court, etc just like normal sales Enesta.

difference:
rumahwip with 8 units per floor vs normal sales with 10 units per block.
lift is 3 same for both blocks.
rumahwip block ia higher.
size wise rumahwip all same size 810 sqft. normal sales size smallest is 916 sqft.
facilities wise look like the same. got swimming pool, gym, etc.

anyone know this Jinjang MRT2 station is still opposite the site?

because construction now heavily set up at bomba three. which is 500 meter plus away from Enesta site.

aiya is the same like Aset Kayamas concept. Hamilton remembered? if not how to be "sold out" (correct term should be booked out) in 3 hours?

booking fees will be processed. first book get first number. Aset Kayamas also repeating the same method for the next project Desa Tun Razak. i guess Enesta also follow through the same trick.

Good also la. at least no need hire bangla or students to queue overnight. safe your time and effort. This is fair and square. you commit first, you able to choose first.

I suggest you check out other launched before property.

Hamilton booking a queue number is 15k
Desa Tun Razak book a queue number is 10k

Both of this Aset Kayamas project no brochure not even details floor layout, block orientation, etc. Only launching day get to know the details. And yet? Gone. Finish.

Enesta book a queue number 8k
Yup I also prefer if able to book the desire unit now straight. but I suspect the developer plan to emulate Hamilton record. 3 hours booked out. the trick for them is using ppl or crowd to create atmosphere / following trend. Hamilton last hour units taken up by walk in buyers. And get to create waiting list buyers as well that day.

Same piece of land. Same permit. Same approval. I would say same contractor. Who knows actually normal sales people indirectly "subsidizing" the RUMAHWIP block.

Check the full layout floor plan. you will know why the long corridor for type 3 and type 4 actually. those units are located near to the lift. heard is to create less clustered zone by separating and mixing up the door entrance of each unit.

No comment on the master bed room toilet. Worse case is to change it into sliding door.

Not really. Please check the RUMAHWIP brochure and compare yourself.
I would say density wise RUMAHWIP wins. 8 units per floor only. Number of lifts the same 2+1.
Facilities wise seems like the same. Although cannot compare on the size of the swimming pool for example. Probably smaller size.

Rental will be affected once VP. And capital appreciation will be affected as will 6 years after VP.
RUMAHWIP will always be on the upper hand.
