Gamuda Land has a 4.9-acre of FREEHOLD land in Kelana Jaya. The development will offer serviced suites with built-ups between 450 and 750 sq ft. The estimated prices are from RM850 psf, subject to the time that it will be launched.

any pics on the masterplan? other than serviced apmt, heard this integrated development will include grade A offices and may be hotel

Gamuda spent nearly $100m to buy this freehold land. don't expect cheap.

this Gamuda's land is quite strategic within PJ and opposite Paradigm Mall across LDP. The land is long strip shape and sandwiched between Giant Kelana Jaya and Dataran Glomac.

"PETALING JAYA: Gamuda Land Sdn Bhd, the property arm of Gamuda Bhd, has purchased 4.86-acre freehold land in Kelana Jaya for RM95mil.

It intends to develop the commercial plot into a mixed project of retail and office suites for RM600mil.

“The average selling price for the residential component is RM750 per sq ft while the retail shops are estimated at an average selling price of RM800 per sq ft.

“The planning and content of this development is anticipated to be revealed in early 2014,” said Gamuda Land managing director Chow Chee Wah.

The site is located behind the Giant hypermarket, and in front of Dataran Glomac. Other notable developments within a 500m to 1km radius are the newly-opened Paradigm Mall, Parklane Commercial Hub, Zenith Corporate Park, Kelana Square, Kelana Centre Point and Tiara Kelana."

So bbb for tis project oso??? Wah sudden change in advise. Not to late to insaf. drool.gif brows.gif

Kelana is a gd place to live in as the access to major towns is convenient. However the commercial part is is lacking behind with the total population there. Under performing mean sthg ll not vely rite. Any I assume the slightly <1k psf ll soon break 1k psf. With 1k psf, I ll choose mk. Even with 900psf I ll oso choose mk. No obligation. Just dun think kelana ll worth around tis price for now. Anyhow, it's stil worth to play the waiting game cos I'm stil pretty optimistic bout KV props. rclxms.gif

Developer will make it affordable in terms of loan value, hence they build shoeboxes. But PSF will not be cheap as this is FREEHOLD Kelana Jaya which is rare item, and KJ could easily hit RM1,000 psf once LRT extension done.

And demand is unexpectedly high!

As you come out from Giant Kelana Jaya, you'll see the empty land.

Seeing the location if its at least RM850psf, I think those condo (Mahkota, Sterling, Puteri, Putera, Tiara etc) all a better bet for investment I think? Plus the high tension is nearby... hmmm...

Soho if prove is all for residential use, then no GST. For developer, very simple. All Soho must sign HDA.

You can check the Federal Gazette of GST Exempt Supply yesterday.

Since Azure is a 700sqft 1+1 bedroom, small studio at a slight discount to Azure maybe 10% should be doable.

Personally, Paradigm is one of the few Grade A malls in Msia (i rate sunway n MV as A+), so 900 psf is doable n i think paradigm will continue to do very well despite the mall oversupply thats coming our way.

Square feet wise, only 3 sizes (452sf, 603sf and 753sf). But there are at least 13 different layouts available for all the sizes. Quite interested in the dual key unit, compared to the studio.

There is only one type of dual key with two separate bathrooms and kitchenette, so you will be getting two mini studios actually. The rest of the 603sf are actually flexi one-bedder or two-bedders. However, only one carpark for each layout type except for the duplex, where you will be given the option to purchase another additional carpark. For investment, I would purchase the dual key unit, so I will have two studios to rent out.

1k for azure residences paradigm is justifiable but this one is behind Giant n as i have discussed with chris chew there isn't any college, few MNCs or high paying jobs in the vicinity, the tenant base will be limited.

Still think 900psf or less here is worth it la smile.gif

It is near to UNITAR isn't it? Student market, or maybe expat lecturers too (if any?). Not too sure about UNITAR student demography or even Kelana Jaya as a whole, I don't find anything particularly exciting about KJ.

Is this what usually happened when the developer use their own staff instead of hire sales agent from outside?

Work in development company will get fat fast, coz will become rich btch after joined the company for 1 or 2 years.

Duno but i still feel this one should be 20% less (even after small sizes) than paradigm psf wise cos this is NOT paradigm n is a fringe building.. paradigm office tower is very sleek, glassy n beautiful..

Paradigm small unit was 900+psf after rebate that day during roadshow.. Not a bad deal for a luxury apartment above a well known mall..

Those hate you are agents and developers , affect their income
investors like me like to see bad comments more than over tiup of a project.
We are mature, should able to interpret and analyze bad or good ourselves. Not fully rely on others comment.

I don't know much about paradigm, highpark surrounding got Lincoln college, unitar, Nobel international school. Told by SA , got shuttle bus to paradigm and lrt station. .

Shuttle bus o LRT is good n high frequency of 10-15mins once is important.. Sorry but i feel the above mention college should not be the target of premium/luxury apartments.. N will there be a direct link bridge to paradigm? or walking (safe manner of cos) distance?

If no overhead bridge confirmed, this project is really no good.. better located on the other side if have to drive..

Kelana Jaya market is very slow nowadays... and the commercial shops here is risky. For own stay its fine. For rental wise, don't think can cover atm.

Will be good if Gamuda Land can redevelop the GIANT Mall and the linked it with Paradigm. Oh apparently there's already a proposal. Haha.

Lincoln to far away, located at former lim kok wing institute.
unitar also shifted by still nearby. but very modest budget for housing due to the demographics of the students there.
nobel international school. wrong target as it's mostly young students in primary and secondary school.
so you can practically rule out all potential student tenants.

personally i kinda think gamuda did a wrong product here. honestly, soho in kj? look at how empty taragon is. and shh gonna add another block of office building. they should have do a full SA with decent size.
across the street, paradigm offering 700k+ for 700sf+ with 2 cp.
only selling point of absolute pricing? 400k for 400sf pigeon hole?
i think they would have better chance is they aimed for 600k+ for 800sf+ products.
i would rather take puteri anytime.
shutter bus gonna be tough as the traffic here is ghastly.

I think all developers are crying now haha !
Saw their showroom and got quoted from SA.
Maybe they will have a fully furnished package soon. So far, their sales are good.
Kinda like their dual key but still on look see look see mode.

I think giant and the older giant pj in glomac square area
less frequented as paradigm due to the fact the shops arent as interesting as what paradigm has. To be fair , in terms of cleanliness it looks to be quite okay. People who go there are the residents around the neighbourhood. Free parking .

Agree with you ample of free parkings especially outside near the proton showroom, the KFC upstair always full of people... But the secret recipe is doing so bad now , there is no people there during lunch or dinner after losing their halal status last month, previously business not bad!

Somehow i dislike shopping at tesco. When tesco 1st open in puchong, i went and see what the big hype is all about. It was okay but not very impressive.
And also a bit far from my place. Then tesco also open in mutiara. I visit it but not my favourite place.
Now tesco has more outlets including paradigm. But somehow i find their products and upkeep a bit below par and cleanliness is also a suspect with a lot of near expiry items.
My favourite grocery joints remains as giant especially kd outlet. Love it.

Can see many banglas holding hands at Giant KD 😂😂

Giant is decent because it's owned by GCH retails which owns Cold Storage, Jason's, Guardian and Mercato. That explains the standard u can see in Giant!

Their turnover and npat is more than some of the famous developer u can see here in Malaysia 😆

I just wonder, with so many MRT (almost) direct stations at the shopping malls, will paradigm mall still do well in the future? If this should be a worry, then buyers should be cautious when coming to KJ.

maybe im the one staying in Sunway Damansara still driving to Paradigm.
btw, 2 points here: would you invest in a matured neighborhood with sky price? if own stay maybe yes, or keep calm & pray the giant to be replaced by corporate office, for instance, in order to bring up the whole area?
2ndly, this neighborhood mall should be proud of itself, being able to bring the price to RM1,000psf. rclxm9.gif

Bro, when was the last time u walked 1km in yr opis clothes? feel really hot n sweaty sad.gif sad.gif sad.gif At 900-1kpsf the location accessibility n jam of KJ is already GREATLY factored in but this needs direct access n service apartment to justify the price tag.. Mind u sofo soxo product are aplenty n occupancy of such products are low in KJ..

i have different views;
no.1 intergrated also means chaos! i have to join the long traffic q with the shoppers, public should i were to buy azure. LDP is already jam, some more going home to my condos another hell of traffic jam. it's really not going to work for me. its called HighPark not highland - seems to be dedicated to only residents per say.

no.2 when i visited HighPark, all the units come with 1 cp, and i have the options to purchase another car park which they are giving a 10K discount on top the 5% discount on the units, which i feel is a good bargain. As for furnishings is very subjective. I have my own preference to the ID as to me I very personal and subjective. After all ikea has good choice of ID to choose.

no.3, HighPark have marketed that they have a dedicated feeder service for the residents as the service they provide will bring residents to paradigm and LRT, so to me is a good move should i want to mingle around without driving.

SO ABOVE ALL i still prefer HighPark. Gamuda company has proven track record leh, and i saw their sales brochure this project is GBI gold

point no.1 flawed. azure is planned integration. while highpark is standalone but in terms of location it is a residence house among a sea of commercials. if you are really after peaceful environment, you should have gone for proper condominiums within a housing estate instead. highpark carries some retail by the side. the carpark is also compromised as there's no barrier to prevent public from going in. there are also no gated and guarded thingy at the perimeter.

no. 2, with price point being the same, obviously azure have more benefits as it provides 1 additional cp at no extra cost. and usually for additional cp purchase, the 2nd cp may not be next to your original. so beats me why you would think highpark is better in this sense? ID, yes. but again i am quoting an apple to apple comparison where at same price point, azure are giving more freebies. irrespective of whether they are good or not.
highpark sales exec informed me that phase 2 they are considering to sell together with ID at an even higher price tag. so purely on price point, i was saying azure has the upper hand.

no. 3, proposed vs actual. why risk it. and even so, paradigm have other buses routes including going to TCM, 1Utama, Ikano, etc. not to mention even KLIA.

but i do agree in terms of brand appeal, i prefer gamuda over wct.
but product wise, in terms of all things considered including price, i would say azure trumps highpark.

my wife keep nag with me about the convenient of shuttle bus, close to giant, a lot of school and uni, transportation and she claims this project is the most high-end project in this surrounding besides tropicana (that one too expensive, totally out of budget)

Check wats Gamuda plans to widen the internal road there. And wats Gamuda plans for the retail lots?

Some people will prefer leasehold Paradigm due to the attractions of its integrated concepts and a better mall. Highpark is freehold.

Tbh if u got money better buy somewhere else la bro because you are already complaining abt it's surrounding.

1. Giant - It is close to the supermarket but if u were to scout for other new dev, there will be supermarket within walking distance too. Better go 6c6c Giant there yrself and see if it's doing well or not. Hearsay tesco in paradigm is taking most of its biz and I won't be surprised if Giant there closes down.
2. Schools - u sure u want to put yr kid in kelana jaya school where it's famous for its notorious gangsters?
3. Uni - u want to rent yr 1k per sq ft investment to students meh?

Actually I like Sunway initiatives for the Sunway South Quay projects, good execution so far but maybe their products launched at a very wrong timing. How can a Sunway South Sunway, first ever phase was a super expensive bungalows and sold at a villa price. That's totally unable to convince more people to buy for own stay and therefore, the low density high end high rises kicked off with high pricing back then. Furthermore, the Korean bulk purchased spoilt the market for Sunway props.

The branding of Sunway could be good for own stay, but from Investment Point, I not sure which Sunway projects has had the best laugh in best appreciation pr returns during the property golden bull run years of 2009-2013.

I also not sure how they position themselves for the KJ project, lets wait the master plan.

If for own stay, I prefer highpark than paradigm ... Imagine parking space need to shared with those hotel guests, and cross a link bridge to parking lots, dunno need to round how many times in the elevated parking to reach your lot, expensive maintenance fee, near to high voltage cable( you may not noticed it from ldp which covered by trees, but less than 100 meters

Dear Guys & Gals,
Any idea who booked the 10th Floor Cabana units which comes with balcony. This units look unique by itself and quite interested but I think the developer is holding on to the units to give to VVIP....may be I am wrong and stand to be corrected.

Yeah, new gallery in The Grand. They have 2 show units for 452sf (type A1 and A5) and 1 for the dual key unit. The photos above are for Type A1.

Note that they don't try to make it look more spacious by using mirrors. In fact, no mirror at all except the bathroom.

futsal and basketball court hardly requires much maintenance.

I'm guessing it's on the high side due to:
- Lush landscaping (5 parks to maintain)
- Wellness park concept equipments (outdoor gym, aqua gym, circuit training, etc)
- GBI status maintenance
- shuttle bus
- concierge desk

1000 units seems alot but each unit is on the small side, 450sf-850sf. To put into perspective, one Highpark tower of 512 units will be equivalent to a tower consisting of about 200+ "normal sized" units. The biggest unit 850sf will have to pay RM425 (was told this is inclusive of sinking fund). I'm paying RM450 for the place I'm staying now (translated to RM0.40psf) with basic facilities only (swimming pool, gym, sauna), and even then it's not well maintained.

landscaping be it 1 or 5 parks, requires a gardener and obviously water and fertiliser. should not cost a bomb for maintenance.
wellness park equipments, again it's the capex and maintenance isn't much.
gbi? it's capex and during maintenance mode or post vp, it's in theory to bring down your maintenance cost.
shuttle bus? yes expensive. but imho they shouldn't have it on their own and should partner with nearby developments.
concierge desk. it's basically the employee's cost to man the desk. should not cost a bomb.

bulk of maintenance cost is usually from the utilities. unless they are lighting up the place like crazy, it should not cost so much.
one other reason i can think of is because of the commercial rates.

by the way, 1000 units at avg 500sf is still 500k sf translating to RM250k per month revenue.
that's a lot of money ler.

As I know majority developer project's maintenance + sinking in market rate is = Rm 0.38 to rm0.44 [I] for high end & luxury serv apartment.
so call IconCity from MxhSing Bhd in LDP maintenance is RM 0.70 ++ now.
Highpark is 0.45 + 0.45 = RM 0.495/psf is max rate. for almost 4 acre facilities.

For me, should be so far so good, reasonable lah. hmm.gif hmm.gif

As much as I hate to admit it, I'm paying RM0.39 psf for the current place I'm staying, the facilities are basic - one swimming pool, gym, non-functioning jacuzzi and sauna. 3 lifts. Comfortable but hardly can term as high end. The bulk of it goes to electricity and security. But then, one set of the facilities above is available for each tower, with each tower consisting of about 250 units. Painful to bear as it doesn't match the level of service provided.

Yes. Freehold with consent. As i knw, same as FREEHOLD, just need get state authority's approval when you sell it.
Last time HighPark is leasehold land, now converted to FREEHOLD with condition. Basically is no different smile.gif

Just found out the nearest LRT station by walking to Highpark is not Kelana Jaya but Glenmarie. Granted, it is not exactly "near", 1.3km walking through the park, but there's proper walkway and its shady all the way. Not something I would do on daily basis though, but it's definitely not impossible. Would be better for the shuttle bus to service this station since it is also interchange to LRT3.

Gamuda is constructing covered walkway from Highpark to existing pedestrian bridge in front of Pos Malaysia and to Unitar.

The small print at the big advertisement board says 294 units left. So, overall sold is only 43%, or 71% if exlude the 40% Bumi lots. Is my calculation correct? Might not be the latest figure depending on when the billboard was printed.

Saw the latest sales chart today. South Tower about 320+ units booked. North Tower level 7-10 studio units almost fully booked. North Tower comes with kitchen cabinet, aircond and washing machine. Expecting better response for studio units in North Tower due to more desirable facing (SE and NE) vs. NW and SW for South Tower. Price starting from RM460k.

went to sales gallery last Sunday to check out the North tower. Kinda interested on the Suite (dual key concept)
having a few dillemma and seek for sifus opinion

1. Price tag around RM900+ psqft. Worth? Looking at the points FREEHOLD, NICE FACILITY and REPUTABLE DEVELOPER
2. Is Dual Key concept realistic based on a 600sqft for renting out assuming a 300sqft space?
3. Would you guys consider studio 450 sqft or suite type 600sqft (dual key)?

friend bought a unit on the completed condo (forgotten the name) just beside HighPark, fetching rental RM1.7k on his 650sqft (2 rooms). Close to every week receive call from agent on potential tenant (high demand)

I felt... emmm.. a bit not worth, finally I get A5. At least
got 1 big 1 small room and I hope can get better rental in the future.

Older apartments like Shang are larger, also freehold but I see many people letting go. Not sure if it is due to maintenance issue or occupants' problems. High Park is attractive due to the location, facilities and Gamuda. But for this kind of price, can one consider other options in PJ vicinity?

For own stay, RM900k can get you larger units in equally if not more attractive areas e.g. Sri Hartamas, Mont Kiara, Segambut, Bangsar South, etc.

Well, sunway serene location is good, but too bad its leashold and commercial. Anyway, imo duplex does seem like a wonderful place to live in with the double volume ceiling.

You're right Gamuda Land is relatively new to highrise. Among completed ones are Madge Mansion and Jadite Suites. But it's worth mentioning both achieved high scores on CONQUAS and QLASSIC workmanship assessments. First mixed development is The Robertson which is completing soon.

I see Grand Sofo there renting around 1.5k to 1.7k for 550sq ft unit. I will say maybe 1k to 1.2k worst case? Assuming can rent it out which is what I am unsure of.

The 2 universities you mention are UNITAR and Vision College? These professionals are working where? Is there some big company nearby? Will 1.2k be hard to rent out?

I was referring to UNITAR and Lincoln. Vision is also there but probably does not belong to the target group.

In my opinion, KLCC area SOxO mostly for tourist and airbnb purpose.
HighPark is SOHO under HDA, mostly for PJ local (ownstay), working adults frm other place, rent by some lectures & UNI students.
and then (Existing building) The Grand SOFO can proof it. hmm.gif

My experience is, the property value itself is decided by the demands. Even if it is freehold, same kind of property (next to each other) apple to apple comparison, the difference can be big gap.

Imo, phase 2 is more suitable for own stay (home buyers). If for invest, phase 1 were much cheaper.

Heard from the SA that phase two units come with partly furnished.
If for own stay, regardless of prices, home buyers are buying location (and perhaps some furnishing).
If for investors, they will calculate the % of their profit. (minimum capital maximum profit) Buying phases after earliest means making less/least $$$.

Correct me if I am wrong. Just my 0.02 cents.

Any photo of the site progression?
I went to their sale gallery last time. The price exceeds 1000 psf for unit with partly furnished. There is a 5 acre land for around 1000 units which provided a spacious greenery area combined with various facilities. It is good for own staying instead of investment.

I heard from SA it costs around 480k for the studio type of north tower with partly furnished. Do you think is it worth buying? I am impressed of their green space design with GBI certification

Hi All, I have one nearby PJ5 Soho for sale 350sqft rented out at RM1300 a month. This is the highest rent you can get around that area. Above market value. Looking to sell at 315k.

I would suggest whoever buys keep this tenant as you are not going to get any better or more reliable tenant. He has been staying for 5 years. Unlike Highpark this is Freehold smile.gif PM me if interested.

The location of Panorama is good especially for those rely on lrt.
The north tower of High Park has been remained at tenth floor since last November with slow progression.
