But gamuda phase 1/first time launch usually cheap la biggrin.gif

This one needs to be 20% less than Paradigm as it's not directly above/holds the paradigm address.

Since Azure is a 700sqft 1+1 bedroom, small studio at a slight discount to Azure maybe 10% should be doable.

Personally, Paradigm is one of the few Grade A malls in Msia (i rate sunway n MV as A+), so 900 psf is doable n i think paradigm will continue to do very well despite the mall oversupply thats coming our way.

1k for azure residences paradigm is justifiable but this one is behind Giant n as i have discussed with chris chew there isn't any college, few MNCs or high paying jobs in the vicinity, the tenant base will be limited.

Still think 900psf or less here is worth it la smile.gif

Lol not sure wthr unitar is there but im pretty sure most of them can't afford to stay here la. Moreover, i google kelana jaya college n nothing much came up.

So one shouldn't target college students la.

Did u snap pics? facilities high end or luxury? How does this one compare with Azure other than the totally different sizes. Small units here will be snapped up even if 1100 cos FH, Paradigm mall plus small units.

If the final layout reli 450sqft for 2 rooms HK style sure will sell well one. I think 550-600sqft cn do 2 bedder la. 450 fr a studio is jus nice. but investors will BBB the 450 unit biggrin.gif

Duno but i still feel this one should be 20% less (even after small sizes) than paradigm psf wise cos this is NOT paradigm n is a fringe building.. paradigm office tower is very sleek, glassy n beautiful..

Paradigm small unit was 900+psf after rebate that day during roadshow.. Not a bad deal for a luxury apartment above a well known mall..

Yes was still available when i visited them during their roadshow..even d smallest unit.. important to note tht one is LOW dense with nice upscale hotel upstair.. this 1 is 1k unit with giant behind..

Shuttle bus o LRT is good n high frequency of 10-15mins once is important.. Sorry but i feel the above mention college should not be the target of premium/luxury apartments.. N will there be a direct link bridge to paradigm? or walking (safe manner of cos) distance?

If no overhead bridge confirmed, this project is really no good.. better located on the other side if have to drive..

Personally, highrise property is about what's within walking distance n not forgetting good road access icon_idea.gif icon_idea.gif
