2 sizes on studio ( suites actually ) and 2 sizes of duplex. All these 4 sizes have sub types of non balcony and balcony with diff sizes.

I a bit interested on the studio for low price point but unsure whether studio is doable in long term. Believe location is good.

Since small sizes, if price approx same like Paradigm's, what do u think?
*
Square feet wise, only 3 sizes (452sf, 603sf and 753sf). But there are at least 13 different layouts available for all the sizes. Quite interested in the dual key unit, compared to the studio.

Only 3?

Ohh, I thought the 4th size also duplex and total types should be at least 15-19 leh.

What do you think of the dual key? Really do-able compare to studio?

I wondering of the rental level at KJ.
*
There is only one type of dual key with two separate bathrooms and kitchenette, so you will be getting two mini studios actually. The rest of the 603sf are actually flexi one-bedder or two-bedders. However, only one carpark for each layout type except for the duplex, where you will be given the option to purchase another additional carpark. For investment, I would purchase the dual key unit, so I will have two studios to rent out.

QUOTE(kochin @ Jan 27 2015, 03:21 PM)
but the question is how much would the dual key unit be compared to 2 individual units?
and for dual key, is it 2 separate meters or 1?
but i agree with you, in terms of layout, the dual key seems the most promising.
*
The dual key is 603sf while studio is 452sf. But was told dual key will command a certain premium in terms of pricing. 1k psf is very expensive, I wonder if there is demand in Kelana Jaya at this price.

1k for azure residences paradigm is justifiable but this one is behind Giant n as i have discussed with chris chew there isn't any college, few MNCs or high paying jobs in the vicinity, the tenant base will be limited.

Still think 900psf or less here is worth it la  smile.gif

It is near to UNITAR isn't it? Student market, or maybe expat lecturers too (if any?). Not too sure about UNITAR student demography or even Kelana Jaya as a whole, I don't find anything particularly exciting about KJ.

Existing show gallery will be demolished for construction of Tower 2. New gallery will be at the Grand Soho just opposite.

seems expensive and really small. Wonder how it will fare on completion, considering it is bare unit - all sort of contractors and ID fellas will be present for the first 8-12 months.
*
Yeah, bare unit. Only the bathroom is furnished.

is this the new showhouse?
looks better than the previous one.
*
Yeah, new gallery in The Grand. They have 2 show units for 452sf (type A1 and A5) and 1 for the dual key unit. The photos above are for Type A1.

Note that they don't try to make it look more spacious by using mirrors. In fact, no mirror at all except the bathroom.

How much for A1?
*
Advertised as starting from RM355k, but I have no idea how they come up with the figure. I know some unit on Level 8 selling from RM450k before 5% rebate.

Boss, I read the news article too. Is it a blanket cap on all SOHO or just those branded as affordable like RSKU?

so far i have never come across any affordable housing scheme under SA, SOHO, SOVO or SOFO.

As an existing buyer, I really want to know the impact of this new ruling to me as well as other SA/SOHO buyers. Doesn't sound good.

Hi there,

May I know how much did you buy a unit in Highpark Suites?
*
I bought the 452sf studio, after staff discount comes to about RM390k or 862 psf.
