Is it really 749 sf starting from 5xxk for Panorama?
Attractive!
How do you assess the project between Panorama and Highpark?
Is it worth investment?
High Park seems more suitable for owner-occupied.

Pano fh lrt access good view out accesses to 3 hwys but lack food choices within walking distance.

Highpark lh no lrt access view out buildings accesses to ldp nia food choice not sure on the wrong side of ldp imo.

Boss, Highpark also freehold, LDP view is towards AD and the other PJ view, would be similar to this view from New World roof bar. Access wise it's similar to Pano, only thing is need to make a U-turn through Paradigm tunnel to the other side of LDP, but not really a deal breaker. Alot food choices within walking distance but mostly halal foods. 8 banks within walking distance too.

Yes but Hp more units compare to panorama .and only 1cp pano have 2 .psf hp is on the higher side
*
Agree more units, 1024 units across 5 acres. But Highpark give 2 carparks (600+ sf and 850sf duplex) except the studio 1 carpark only.

Both freehold.

Price wise pano wins (750psf vs 950psf) , maintenance fee pano wins ( 0.38 vs 0.50 )

Location wise pano wins in lrt being 300m away, highpark no lrt in walking distance

Layout wise Pano smallest size 749 largest 1030 , Highpark smallest 452 largest 840

Density wise Pano wins 473 units vs High park 1024 units . Pano 8 units per floor Highpark 25 units per floor

I will post overall progress photo here if I have the latest one. This was the latest I posted a page back. I won't post most of the photos shared on FB here as those are internal work in progress photos and might not be of interest to most readers here.

Highpark location is better than panorama in terms of walkability to amenities....

BUT living in apartment with shops below is a BIG NO especially for own stays...

Convenience vs exclusivity. But from my own experience staying in a mixed development, I enjoy the convenience of being able to get almost everything within walking distance. Security is not an issue as resident entrance is still controlled and separated from commercial area. Just that you are bound to bump into more people the moment you walk out of your block, and relatively noisier due to more activities happening.

One thing i notice that most service apartments, the lobby area is either non existing or badly decorated.

I havent been to many.....but generally this is the case.

That's probably a price point issue rather than general case. These two photos show the lobby of two different service apartments within the same development, one luxury and the other medium range.

Obviously, you pay for what you get. But can see the trend now is lobbies are getting smaller and smaller. Just a reception counter and a small seating area.
