He then borrowed 2 dollars from B and acquired the land back from C for 3 dollars. The payment is by 2 dollars cash (which he borrowed) and cancellation of the 1 dollar loan to C. As a result, A now owned a piece of land that is worth 3 dollars. But since he owed B 2 dollars, his net asset is 1 dollar.
- B loaned 2 dollars to A. So his net asset is 2 dollars.
- C now has the 2 coins. His net asset is also 2 dollars.
- The net asset of the country = 5 dollars. A bubble is building up.
(5) B saw that the value of land kept rising. He also wanted to own the land. So he bought the land from A for 4 dollars. The payment is by borrowing 2 dollars from C, and cancellation of his 2 dollars loan to A.
- As a result, A has got his debt cleared and he got the 2 coins. His net asset is 2 dollars.
- B owned a piece of land that is worth 4 dollars, but since he has a debt of 2 dollars with C, his net Asset is 2 dollars.
- C loaned 2 dollars to B, so his net asset is 2 dollars.
- The net asset of the country = 6 dollars; even though, the country has only one piece of land and 2 Dollars in circulation.
(6) Everybody has made money and everybody felt happy and prosperous.
(7) One day an evil wind blew, and an evil thought came to C’s mind. “Hey, what if the land price stop going up, how could B repay my loan. There is only 2 dollars in circulation, and, I think after all the land that B owns is worth at most only 1 dollar, and no more.”
(8) A also thought the same way.
(9) Nobody wanted to buy land anymore.
- So, in the end, A owns the 2 dollar coins, his net asset is 2 dollars.
- B owed C 2 dollars and the land he owned which he thought worth 4 dollars is now 1 dollar. So his net asset is only 1 dollar.
- C has a loan of 2 dollars to B. But it is a bad debt. Although his net asset is still 2 dollars, his heart is palpitating.
- The net asset of the country = 3 dollars again.
(10) So, who has stolen the 3 dollars from the country? Of course, before the bubble burst B thought his land was worth 4 dollars. Actually, right before the collapse, the net asset of the country was 6 dollars on paper. B’s net asset is still 2 dollars, his heart is palpitating.
(11) B had no choice but to declare bankruptcy. C as to relinquish his 2 dollars bad debt to B, but in return he acquired the land which is worth 1 dollar now.
- A owns the 2 coins; his net asset is 2 dollars.
- B is bankrupt; his net asset is 0 dollar. (He lost everything)
- C got no choice but end up with a land worth only 1 dollar
- The net asset of the country is again = 3 dollars.

The story didn't end here...
- C "lelong" the land for 3 dollar coins, and A think it is cheap and take the offer, pay the 2 dollar to C and take 1 dollar loan from C
- But this time, nobody want to buy the land from A.
- A then forced to declare bankruptcy because of not able to repay back the 1 dollar to C.
- The ending is: C take back the land, in the same time holding the 2 dollars and laughing evilly.

Looks like interest rate hike has stalled and might reverse drop back a little soon.. Properties growth might get a boost back again..

That's right. Property investment is for the medium to long term and its a non liquid asset. When you buy a property for own stay, you want to make sure the environment is stable for at least 10 years or longer than that. If you are buying for investment or to flip, you need it to be stable for at least 2 -3 years or more. Its not like shares - where if you smell something bad is coming, call your broker - cash in.

I am wondering the same problems happen at Saffaron and Tamarind as well. MK is not my preferable place. I would prefer unit with KLCC view and some greeneries. Any clues for that project?

另一方面,中國發展商也在試水馬來西亞地產項目。11月初,一家來自中國河北的房地產企業――卓達集團宣佈將與馬來西亞伊斯干達投資公司合作,共同發展位於馬來西亞伊斯干達麥迪尼特區的住宅和商業項目,總投資額近40億元人民幣。

這成為馬來西亞麥迪尼特區的首個外資房地產投資項目,同時也是區內迄今最大的投資項目。

伊斯干達麥迪尼特區距離新加坡20分鐘車程,有兩座跨海大橋與新加坡相通,同時正在修建海底隧道,與新加坡高檔公寓動輒10萬元/平方公尺的價格相比,麥迪尼特區房價僅為新加坡的20至30%。

高力國際最新數據顯示,今年第三季度新加坡售出的私人住宅中,8.8%住宅被中國買家購得。

目前,中國投資者的身影正越來越多地出現在吉隆坡、較多華人聚集的檳城以及緊鄰新加坡的新山。

與一些發展中國家管制資本的做法不同,馬來西亞向外國房地產投資者提供了相對自由寬松的政策和制度。外國投資者允許直接持有馬來西亞房產產權,可自由購置價值超過50萬令吉(約人民幣110萬元)的各類房產,且凡持有該房產滿五年後出售的,將一律免征房產交易所得稅,此外,還能夠申請到最高為70%的房貸。

在今年9月於上海舉行的馬來西亞房地產投資論壇上,馬來西亞產業機構首席執行官Kumar表示,馬國物業的年租金回報率在5至6%,土地的年收益大約在4至6%,兩項相加,投資收益率在9至12%。

hi that day i heard from the agent that start from next year, bank will use net income to approve housing loan. Meaning to say, if your salary is RM3k, they will minus off things like EPF, sosco, tax, which become only about RM2.4k and use RM2.4k / 3 is your monthly installment for the house. Is it true? If yes, this rule will affect the property price next year?

The main message of this article is to tell us that CHINA men are looking to buy our land and properties especially in Penang, Johor and also Kuala Lumpur.

So be prepared!

Although foreginers can only purchase those properties priced above rm500k, you can see developers are trying to build developments at that price ranges.

Property will become more expensive only over the time. shocking.gif

increase 1% is more expensive, increase 100% is also more expensive... so no point saying property will always increase price la... who doesnt know that.

China now is facing credit crunch, oversupply prop, falling values. The govt is worried & reducing statutory holdings by banking to free credit. The newspaper is obviously helping his property buddies stirring the market.

China man is coming in to build more houses causing oversupply and as such , driving down property prices . beware and be aware
