Beruntung is now very hot on industrial props. Not sure bout commercial n housing. Bdr Tasik Puteri oso getting hotter for industrial. I think next trend for props should b industrial gua. Seems like lotsa ppl requiring for industrial lands in Alam Jaya n Ijok. Prices r goin up up up.

Market turn time, now expensive than yesterday, not worth, wait to go down further.
Next month, even higher already, hey last month, just 400k, now 420k, expensive already, wait.
Another 2 months, 450k, start to say majority people cannot afford this price etc.
Cycle continue for waiting game, people cannot afford, ridiculous price etc.
Wait next turn of crash...

Some ad in iprop r not accurate in pricing. Agent alwiz manipulate it. I help my boss to put up an ad thru agent to sell a fac with quite a bargain price. Lotsa ppl enquire for lower n of cos a few had actually tabled deposit. But with ridiculous demand like need it to b vacant immediately, or do reno for them. Sh*t them la. At de end stil in iprop.

My point here is, some ll say less transaction but pls bear in mind there r ppl who can stil hold on to it unless a good or at least a resonable offer comes by. Otherwise, rental play is not a bad option.

Price of bout 1.8mil with f/f in BU is reasonable I can say. Its not easy to actually get a decent unit there. Maybe I'm wrong but I really dun c many ppl wishing to let go at any lower price. Unless for those flipper. But I guess flipper ll most likely go for new dev.

My cousin just bot a house in Aman Suria, Not sure terrace or semi d with RM 1.6mil. So I stil think BU props has it own value.

Sori, I'm not sure how u define a kid. I'm a gen x. But no offense, I hav been involved in prop investment for de past 13yrs. Hav been buying n selling more than 20 props. Im not an agent thou. So wats ur say? I might hav diff view fr u, but to me tats nothin wrong if someone having a mil buying a 1.5mil prop. Do u mind to share y do u think they won't? Do u think investors ll dump all cash into props or do u think newbies ll go to bank loan n empty their pocket money for down payment?

To b fair, small scale dev might suffer more than big players. I actually went thru de process of trying to get DO for my company when v tried to develop a piece of land. GDV bout 100mil. But after consider all possible cost, all directors decided not to proceed s de margin is not great. V end up just sold off de land just a few mths back.

So I personally dun agree all dev ll enjoy equal fruits. Of cos, maybe MS n SPS ll hav huge profit due to their aggresiveness. When u hav more projects at a time w minimum manpowers, u end up recording higher % in net profit.
