Hmmm...I usually do not trust what our government said. But those are official statements; what to do. choose to trust LOL

I see a lot of $$$ in the malaysian market. Lot of people are waiting to buy their first property. Very very strong demands. Of course, a lot are also waiting for cheap property to buy. But I just can wish them good luck and keep their eyes around. wink.gif

I think nothing to do with price of material, yes material go up but is not 100% increase.
But anyway is prop increase that means rent also increase so cost past down to consumer, so those still running thread mill better run faster to close the gap. Prop drop or not corrected or not nobody for sure know. But now the r still increase also there r also reduce n tis r prime area. Mayb not all but sure got  a few.

Demand for housing likely to be stronger in H2 next year

KUALA LUMPUR: The number of applications for property development licences is expected to be slightly lower in 2012, according to Housing and Local Government Minister Datuk Seri Chor Chee Heung.

“This year there is a very high number of applications. Also, the trend for the property market next year is optimistically cautious (LOL, what is that???),” Chor said after the launch of the Star Property Fair 2011. Chor reiterated that the construction sector was expected to grow 3.4% this year compared with 5.1% in 2010.

He pointed out that speculative activities in the property market might be dampened in the first half of next year due to the recent measures such as the 5% increase in the real property gains tax to 10% for units sold within the first two years after purchase and Bank Negara’s guidelines on responsible lending.

However, Chor said he believed that demand in the housing market would be stronger in the second half of 2012. ( why 1H 2012 will be dampened but 2H 2012 will be bullish again, LOL. Is it 2H 2012 will be got good news?)

“Towards the second half of next year, once purchasers are used to these measures, they would be back in the market.”

Chor said he was expecting a “rationalisation” in residential property prices (what rate to be considered as rational?) although they were not expected to be lower due to increases in the cost of land, raw materials and wages.

“This is because the Federal Government has put in place measures to build affordable homes for first-time buyers or those with household incomes not exceeding RM7,000 a month. When the Federal Government starts to do this, property developers would invariably build homes at affordable prices.

But they would not be right in the middle of Kuala Lumpur; maybe they would be in Rawang and Semenyih. The price of housing cannot go up every year; it has to reach equilibrium at some point.”

Chor said that one reason for the rise in property prices in Penang and Selangor was the high premium paid by developers for the conversion of land use.

The Star Property Fair is being held until Nov 27 at the Kuala Lumpur Convention Centre.

Developers such as SP Setia, IOI Properties, Naza TTDI and Mah Sing are exhibiting their property offerings at 130 booths.

This happened to Malaysia market too, but specific to Bukit Beruntung / Nilai before. Now situation improves a bit.Back 5 years ago, even Bandat Tasik Puteri Rawang also experienced the same thing. Now..hehehe...

“雖沒投資新加坡物業那麼‘兇猛’,但中國企業買下吉隆坡整層寫字樓的故事並不少耳聞。”馬來西亞發展商陽光集團執行主席童貴旺說。

另一方面,中國發展商也在試水馬來西亞地產項目。11月初,一家來自中國河北的房地產企業――卓達集團宣佈將與馬來西亞伊斯干達投資公司合作,共同發展位於馬來西亞伊斯干達麥迪尼特區的住宅和商業項目,總投資額近40億元人民幣。

這成為馬來西亞麥迪尼特區的首個外資房地產投資項目,同時也是區內迄今最大的投資項目。

伊斯干達麥迪尼特區距離新加坡20分鐘車程,有兩座跨海大橋與新加坡相通,同時正在修建海底隧道,與新加坡高檔公寓動輒10萬元/平方公尺的價格相比,麥迪尼特區房價僅為新加坡的20至30%。

高力國際最新數據顯示,今年第三季度新加坡售出的私人住宅中,8.8%住宅被中國買家購得。

新加坡官方數據顯示,上半年,中國購房者首次超過印度尼西亞,成為新加坡私人住宅第一大外籍買家。

而中國買家投資新加坡物業的興趣如今也在向鄰國馬來西亞蔓延。

“有限的土地成本、發展商之間的激烈競爭以及當地較低的收入水平,是馬來西亞房價水平即使在整個東南亞都保持較低水平的原因。”童貴旺介紹。

在馬來西亞首都吉隆坡,100萬元人民幣即可買入距離市中心40分鐘車程、面積在200平方公尺以上的毗連別墅。

隆檳新山房產受歡迎

目前,中國投資者的身影正越來越多地出現在吉隆坡、較多華人聚集的檳城以及緊鄰新加坡的新山。

與一些發展中國家管制資本的做法不同,馬來西亞向外國房地產投資者提供了相對自由寬松的政策和制度。外國投資者允許直接持有馬來西亞房產產權,可自由購置價值超過50萬令吉(約人民幣110萬元)的各類房產,且凡持有該房產滿五年後出售的,將一律免征房產交易所得稅,此外,還能夠申請到最高為70%的房貸。

在今年9月於上海舉行的馬來西亞房地產投資論壇上,馬來西亞產業機構首席執行官Kumar表示,馬國物業的年租金回報率在5至6%,土地的年收益大約在4至6%,兩項相加,投資收益率在9至12%。

為鼓勵更多海外人士投資馬來西亞房地產,馬來西亞政府正在推行一項名為“馬來西亞我的第二故鄉”計劃,參與計劃的家庭除了可以獲得10年多次入境居留證之外,還將享有多項產業與稅務豁免獎勵。

截至2011年7月的統計數據顯示,中國公民佔到該計劃申請總人數的第一位。

The main message of this article is to tell us that CHINA men are looking to buy our land and properties especially in Penang, Johor and also Kuala Lumpur.

So be prepared!

Although foreginers can only purchase those properties priced above rm500k, you can see developers are trying to build developments at that price ranges.

Property will become more expensive only over the time. shocking.gif

HONG Kong superstar Andy Lau is expected to take a break from his entertainment career to take care of his Malaysian wife Carol Chu, who is four months' pregnant.

China Press reported that Chu would be giving birth in May or June next year.

The daily said Lau had spent more than RM10mil to buy a bungalow for his wife of three years in Kuala Lumpur.

“This will allow Chu, 45, to stay in Malaysia and spend time with her family,” said a source.

Sin Chew Daily reported that many of the couple's close friends from the entertainment industry were elated over the good news, which the 50-year-old announced to his fans on his official website on Monday.

Jacky Cheung urged Lau to enjoy the happiness of being a father.

“It is better late than never. Once you have a child, your life will be different,” he said.

Singer Eason Chen said it was double happiness for Lau, who was named the Best Actor at the recent Golden Horse Award ceremony in Taiwan.

“I can share with him some parenting tips if he (Lau) doesn't mind but my wife is more experienced,” he said.
