QUOTE(omyfish @ Nov 21 2011, 11:12 AM) Monthly installment for a 700k property with 10% down payment (35 years) is around RM3000 (Not including maintenance fees). How many person can afford the rental there? Added on November 21, 2011, 11:13 amNot true. The rental never go down, only the return ROI is going down. 700k buy to rent out not worth the time. unless klcc or mont kiara

QUOTE(leongyitseng @ Nov 28 2011, 10:37 PM) Hi all masters, I am thinking what to do with my cash now. I am currently own 2 properties now. One property is locked by bank for another 3.5 years with outstanding loan amount of 119K. Second property is also locked by another 1 year with outstanding loan 168K. I was thinking to do early settlement but need to pay for penalties eg. However, the first property is rented out. I am staying the second property but it can be rented out easily. I am thinking to get third property which the price is higher 600K<$$<850K for my ownstay. I am looking around all the newly launched projects. But there is no one in my taste with my budget. The Maple is the closest but the maintenance fee is steep. D'pines is not bad in location but it is leasehold. My requirement of the third property is to have klcc view, good security and balcony is big enough to have a small garden. Also, i am also not sure should i go for landed too for my budget. Since i can't find a good property for my own stay, i am wondering what to do with my cash instead of keeping in my bank?? 1) Early redemption of one of my property. But, it needs to waste 10K for penalties 2) Buy a old apartment/shop apartment in good location with cash then collect montly rental. 3) Start a OK size of business?/ Appreciate all the feedback and opinion. maple inside old, some units i went to see, got termites, for same amount of money, put in mont kiara condos better was also keen on maples once upon a time

QUOTE(nj1986 @ Dec 4 2011, 11:02 PM) Hi all big brothers & sisters, Finally finishing all the posts in this thread after 2 hours .. feel headache.. I'm very new to property buying/investment, actually recently I'm considering to buy an unit in Maytower ( 351 sqft ) for RM310k ( roughly ).. Is anyone of you mind to share some opinions / advise whether is this unit worth for investment ? Perhaps any brother/sisters own an unit here ? ( I heard the Maytower's management is really good... is it real ? ) Besides the "recession".. near KL city , most of the gov buildings were moved out to Putrajaya and I just wonder will those big companies nearby the KL area ( Jalan sultan ismail, Tun perak.....etc ) will moved out from KL city as well.. ? Most of the tenants are the employees of these big companies...so I think it might be affected somehow... Appreciate for your opinions ~ Thanks. empire damansara hotel suites with grr 7 percent can try

QUOTE(R o Y @ Dec 10 2011, 09:08 PM) Only sub-urban neighbourhood with notable foreign ownership of landed property is Desapark City, other areas only have negligible numbers. Foreigners still prefer condos in KLCC, Mont Kiara and Bangsar, if landed also Mont Kiara, Bangsar and Damansara Heights. Kota Damansara landed property prices are among those with the highest appreciation over the past 5 years, is it also because foreigners are pushing the prices up? Now is bbb period nobody cares about mont kiara I still prefer klcc and mont kiara myself Now all buy dibs think, talk and worry later

One the economy cannot sustain that high income and secondly all the indicators are already there. Thats wat happen in in usa dubai europe. People know on the problem 3 years before but more people and banks come to grip At later stage wen its too late. In malaydia people have been talking about the high prices and sustainability over the last 2 years but now do you notice that more people are taliking about it now.
