Yeah, maybe can rent it out to the expat's working there. I was reading about it and found out that UEM got 98 acre of land in cyberjaya. I know this particular project is near MMU.

Anyone went and see the showroom?

I went to the site yesterday they say completion 2014 for these units. The whole 98 acre will complete by 2020.

Schubert (3 story terrece) finish like hot cakes with 20+ waiting in queue - RM1m. Phase 2 Schubert is around RM1.3m. It has a high living room ceiling of about 18ft if im not mistaken and the master bedroom is 12 or 14ft i dont remember.

Bought almost 2 years,still haven't drawdown loan.

Macho bro,bought semi d to flip. Regret a bit coz work on ground v slow. So don't know about their delivery.

Ur rite, concept tip top. When they launch,im told they even flew in models from Singapore. Tenguk all d tall girls already mabuk then blur blur go n book. rclxub.gif

My friend brough a real feng sui sifu there to see the superlink. He actually wants to buy for own stay.

The feedback was the area has good feng sui. But the house design has bad feng sui for your 神台. If your 神 has bad feng sui then everything will turn bad. No god place in the house for your 神

A professional feng sui sifu will normally find a corner for you to place your god, but a real feng sui sifu will search for god area

Hi, I just bought Verdi...the package is damn attractive....there'll be a VVIP preview this weekend at their sales gallery. Too bad I missed out their preview yesterday at Marriott...heard the architect is delivering the design concept. Oh BTW it's GDP architect who heads this and there is 6 acre landscaped park that is maintained in the condominium.

Yes it is, there'll be two towers constructed in the land gazetted as "Future Development" called Verdi. the 6 acre landscape park is the anchor point for this project I believe, apart from the luxury landed neighbourhood...

Just booked a semi-D during first visit last week, like the resort style concept although the layout of the semi-D is not perfect but the unit orientation n facing is vry good.

Visited the mozart show unit too, vry nice modern concept, the living room has an elevated view so the room is bright. Think many young couples like this concept (i m young too), tongue.gif

After plenty of research on paper, i finally visited Cyberjaya with some property gurus over the weekend.

GR - dont like the location, too near to Putrajaya.
SR - visited their sales gallery, layout is good but concept is not as good as SH.
SEG - dont like the left over units n can't wait for next launch but will look at it again nxt year.

UEM is very stingy, they dont have nice broucher for the development, only cheapo leaflet....

I guess may be they were running out of brochure or changed management?!?! I had a few nice big booklets took earlier. During launching time they even gave out golf size umbrellas to everyone.

Rumour that nadayu just bought the 2nd piece of land opp SH (south of tamarind sq).
Based on mutiara good year this developer track record - nadayu melawati (1 bungalow ~ Rm5mil+), high chances both of their lands will be HER again n their r just next to SH!
FYI - 1st piece of land is rifht opp MMU (intersection of P. Multimedia / P.Bestari).

If SEG managed to attractive ppl, dont forget that all development nearby r just like bro sister - the pricing r inter related to each other n all will go up together. Just like sunway spk n DPC as example.

This is true. Symphony Hills land is too small. Desa ParkCity > 500 acres. It will not become like Desa ParkCity. But it is good for own stay.

Nowadays, it is hard to find > 500 acres land at good location.

I call it HER High End Residences, glad that brother acknowledged. Yeah.

Sunway SPK simply tag on Desa ParkCity only, nothing special.

For Cyberjaya, my top pick like Eco Glades, Mirage by the Lake & Symphony Hills are quite special. Each has its own idea, concept & design.

Wish there will be more special project for Cyberjaya. Like brothers & sisters. Like!

According to SA, UEM does not like to advertise. They only do road show.

errr... i think UEM showcased the condo during the previous PropertyGuru road show in Singapore.

I think hers is nicer but total land size thr including villas is only 14 acres low density is good there whereas SH boasts a larger land size hence higher density for its condo is acceptable.

nope. ppls from terrace or condo can't enter semi-D area, and vice versa. each area has their own gate and fencing.

condo has their own facilities. and landed ppl need to pay monthly fee to enter the club house. expensive living. lol

Yes, Condo and Semi-D area have their own facilities. However, Condo buyer is entitle for only 1 year free entry to Semi-D facilities. (As per current promotion - Not sure will UEM take this out later)

Compare to some DPC houses, the maintenance fee of 15 cents psf is still OK la.... although it's Rm600 per mth smile.gif
No choice la..... to enjoy tip top living environment, got to accept it lo.
p/s: Mydiva (Rm1.6mil for 2 storey semi-D, 40 x 90; Rm1.9mil - 3 storey semi-D, 40x90) is only Rm 80 per mth but w/o gated and facilities.

i never been to DPC, but i heard the road leading to the development is not that good, is that true?

Bro, your statement of 'not that good' is hard to justify ler.
Personally like the location in DPC however prefer the living environment / landscape / spacious feel in setia eco park.
U been to eco park before?

i got one friend staying in DPC, he told me the road to masuk DPC must b improved. He said inside DPC is nice, outside is not very nice. find one day i must go look look.

so far only 5 townhouses in SH. Developer stopped it. No more. UEM thinks townhouse will damage the overall value of SH. mainly bcoz the value of the townhouse unit is low.

5 blocks. Now only hav Schuman n schbert, link terrace. Only different is the layout. Some schuman units hav 10% discount.

True wht im saying is, there's only 1 clubhse in SH for landed props (i.e. terrace and semi-D, no bungalow yet) at a fee, and similarly the clubhouse facilities or even better are offrd for condo living as head counts are more, also at some fees zzzzz

10% disc applicable to 2nd phase of schubert high ceiling type only..they still hav few units of 1st schubert at old price..10% disc will make the 2nd phase price almost similar to 1st phase..just a manipulation of price i believe..

East Ledang and Symphony Hills r quite similar in term of development and design.

Last phase of Semi-D in East Ledang was sold at RM2.2mil. Semi-D in Symphony Hills is also from RM2.2mil.

This was the main reason I vested in Cyberjaya first before the price of Cyber starts to sky rocket lol rclxms.gif

Singaporean like to go JB makan, buy grocery, massage, pump petrol, etc, over the weekend... now Legoland and Kitty land opened, more ppls go in..... tongue.gif

Both MBTL n SH condo are very nice n suitable for young family with 2 kids. Very resort feel especially SH!
I think the tenants are diff group of ppl to Pangaea / sky park which targeting students n young executive.
I m an old man thus only landed pls haha lol.

Penang is still not expensive compared to Johore. just went last month with several property investors.

My favourite project is always the Adaman by E&O. followed by Gurney Paragon. tongue.gif

UEM Land’s eco condo gets good response

CYBERJAYA: UEM Land Holdings Bhd's Symphony Hills eco-friendly high-rise condominium Verdi Eco-Dominiums here sold 60 units within a week of its soft launch recently, managing director and chief executive officer Datuk Wan Abdullah Wan Ibrahim said.

The condominium, a gated compound spanning 9.16 acres, is part of the 98-acre strata residential development of Symphony Hills in Cyberjaya.

Symphony Hill is the country's first Connected Intelligent Community (CIC), offering dwellers smart-home features and inter-unit connectivity via high-speed broadband.

This will enable residents to make announcements through a centralised communication system, as a benefit of the combined technology of Cisco Systems Mesiniaga.

A total of six acres of the compound has been reserved for landscaping.

“The development is scheduled to be completed in four years,” Wan Abdullah said at a press preview of the project.

UEM boosts Symphony Hills’ GDV to RM1.5b


UPBEAT MOOD: Company confident of selling all 800 units of its Verdi eco-dominiums
UEM Land Holdings Bhd, the property development arm of UEM Group Bhd, has increased its gross development value (GDV) estimate for the Symphony Hills development project by as much as 50 per cent.

Previously, the company was targeting a GDV of RM1 billion but has now increased the estimate to RM1.5 billion.

Managing director and chief executive Datuk Wan Abdullah Wan Ibrahim said they increased the estimate following the launch of its newest phase of eco-friendly development, Verdi eco-dominiums.

Wan Abdullah said the company is confident of selling all 800 units of its Verdi eco-dominiums this year.

“We just had the soft launch of the first tower and I think, judging from the booking list, we should be able to launch our second tower by middle of this year,” he said yesterday.

The Verdi eco-dominiums are part of the 39.66ha mixed strata development at Symphony Hills, an exclusive residential development.

The Verdi project is also the country’s first Connected Intelligent Community offering smart-home features and community connectivity through high-sped broadband.

The RM600 million Verdi eco-dominiums comprises two residential towers, the 44-storey Tower 1 and 45-storey Tower 2.

Both development is scheduled for completion in 48 months, Wan Abdullah said.

Each unit of the Verdi eco-dominiums is equipped with smart home features such as Unified Home Network, interactive community services portal, info kiosk/ Internet Protocol telephony/Internet, web accessed home control, automated lighting control, all-in-one remote controller, scenario control, temperature control and panic button.

Moving on, Wan Abdullah said UEM Land also plans to develop more medium- and high-rise development as well as Soho (small office-home office) projects to further complement Symphony hills.

A few bungalow lots will also be launched in the near future, he added.

UEM Land’s unbilled sales for the third quarter 2012 amounted to RM2 billion and the company is expected to announce its fourth quarter results in the next two months.

Revenue in third quarter for financial year 2012 grew six per cent to RM433 million, contributed by Nusajaya projects.

Other contributing projects include Symphony Hills, Summer Suites, MK28 and Quintet.

Bought Eco Glades.

It will be a nice place to raise family. If there is budget constraint, can consider buy 1 landed like us, rather than buying too many properties.

Judging from Symphony Hills maintenance fee alone, it is not for ordinary buyers, chances of u buying a cheap subsale is very low.

If u can buy now, better buy it now than later.

Welcome! I bought the beethoven. Will keep for long term but not sure when to move in. Maybe 10 yrs later. Haha.

Haha.. I am not as rich as u guys... The layout that I like in Mozart no more d.. Left the other layout which I don't really like it.. Just bought a landed in Alam Impian last year.. Plan to move in and probably sell it off after 1 or 2 years later.. I probably will look for a subsale unit a Mozart on the layout that I preferred.. Let see how's the subsale market.. Mozart still got unit.. But that layout left only got 3 bedrooms.. Not enough room.. Some more I don't like the garden on the first floor.. I like the other design because of more privacy and better layout.. Haha...

Since u already bought Alam Impian, if u are looking to sell, probably only consider after S & P > 2 years.

I told u already. Symphony Hills maintenance fee is too high for us. If one who is an investor is buying now, I believe he will have strong holding power, likely looking for 50% appreciation.

UEM Land not giving easy entry too, no DIBS right? Chances for u to buy a cheap subsale is very low.

I thought the maintenance fees less than rm200 exclude the club house? My alam impian I am paying about rm150 per month.. Landed property usually no dibs and free loan agreement one... I knew the first buying at Mozart are buying at rm1m.. The left over units are selling at rm1.2m... I don't like the layout anyway.. Haha.. If I really got the fate with symphony hills and I believe I can get my unit there with the right price... Haha...

i think it is RM0.15psf.... for semi-D cal by land size, the rest cal by unit size.

land of my unit is 4900sqft++. so it will be RM0.15 x 4900sqft++ = RM700++ shocking.gif

Of course.. Every developer are smart.. But symphony hills condo I really impressed.. 9.1acre they use 6acres for landscape.. Not all the developer will do this... Haha...

Not only that. Developer shows u in calculation that your psf price is low by total BU/ price but not the land size.
One should not forget the value of prop is on the land!

Verdi may b the market leader.

Yup. Very lousy furnishing in the show unit. Especially the skirting. Was shocked during my first visit. Mayb I m living in singapore. My unit here is close to perfection.

Ya... That is the problem.. Uem land they are road builder.. Haha... Hopefully their furnishing will improve upon completion.. Luckily for that condo is build by sunrise.. Sunrise is the well known developer and the furnishing are really good.. Less defects..

Not expensive. Potential capital appreciation is there. Rental market not tested yet, due to future huge supply.

Yup. Looking at Eco Glades. The reason to stay in condo for retirement is lesser maintenance needed. easier to take care.

actually i almost wanted to buy Sky Residences. after discount around 1.7Mil+. unit at almost the top floor and big unit. KLCC view. the uncertainty is the land (kampung) in front of the development. furthermore, tht place flood easily... blush.gif

Many rich people do that, espcially not staying with kids. Safer. My rich aunty did that, moving from Bangsar bungalow to > RM 3 M condo few years back.

She has many kids, but almost all migrated, staying with maid. Sadly, she passed away after that. Out of topic.

For me, I will prefer to stay in landed with kids, hopefully.

KLCC not a good place to retired bah.

Since u going to retire soon, can buy liao. If u only consider KL, slightly tough is to find water view, other requirement can find easily.

I think u should consider Mirage by The Lake, the Lake view should be superb. But If I remembered correctly, there is a road in between condo & the lake.

Penang is good but my wife doesn't like.

Anyway not retire so soon. Thinking to do some thing I like.

MbTL is not nxt to the water.

My semi-d is in the second phase. According to SA, it should be early 2014.

From the last construction progress that I received in Jan this year, my unit was only 40% completed.

so far 4 persons r checking with their finance for purchase of semi-D. since my purchase, 4 more semi-D sold. average 1 month 1 unit....
