i dont think there will be so aggresive capital appreciation...thre still lots of lands and new deveopment coming up. wait until everything have matured nicely and the land for new development hae become scarce...only then well see meaningful capital appreciation...

this kind of house need cyber realtors as your partner agent to look for tenant. MNC company in cyberjaya would likely register their interest in renting for their top exec with them agents.
im sure there is market for expat. Finding on your own by advertisement doable but can be a bit tough. |

QUOTE(Cabinda @ Sep 3 2015, 01:36 AM) I smell something really bad gonna happen in cbj.. or else developer wont dump the units at the price of 5 years ago... if small developer, its understood, but such a big developer would scratch their face, and sell it at such a big discount... what happen actually? any insider news? Hahah i have the same feeling as u too....Let us just wait n see.... Whose willing to rent all those expensive studio/soho/condo.... Even some serin owner oso say he can rent but the yield drop dramatically 10-15% compared to earlier rental... Most of those the domain studio owner struggling to rent out their unit too cept for african and arabs and they trash those place badly... I guess only those that do not overleveraged their means can hold on or plan B: moved out frm wherever u stay now, rent out those place instead and convert their property in cbj as makeshift new home while the market is still very soft... |

QUOTE(noblebaby @ Sep 3 2015, 01:58 AM) I try googling...Nothing much cept uem is hit by property slowdown in iskandar johor... Even cancelled a mall planning there... Perhaps even the lukewarm sales response in berdi and symphony hills is another contributing factor.... Heard verdi sales is very bad as well.... Maybe they are on some cashflow crunch right now.... |

QUOTE(lai_dm @ Sep 6 2015, 10:05 AM) verdi is sky price for a pigeon hole property I can accept symphony hill pricing but i cant brain verdi pricing since it was launch... 😝im so surprice about their price, very expensive when i asked their SA why is it so expensive, they claimed in future got many facilities and plan who can guaranty the future things ? haha Not suprise it reflected in their sales what the public think of it 😅 |

QUOTE(lai_dm @ Sep 6 2015, 04:05 PM) they said many future plans around verdi, thats why pricey Im a conservative guy. Im willing to pay those rm500-650 per squarefoot if its much nearer to KL/PJ benchmark...i really cant accpt lor, dun talk about future la , its hard to see the real pic, very fishy Now my rule of thumb in buying new prop is i just open googlemaps and checkout how near those place to PJ/KL... Places like Shah Alam, Subang Jaya, Puchong are high on my wishlist... Infact me n my wife r seriously considering a place in bukit jelutong shah alam rventhough it hits rm570-650 per square fret price point.... Asking the same rate for a place in Cyberjaya thou...😅😅 |

QUOTE(Cabinda @ Aug 14 2016, 11:11 PM) looks like symphony hills rental are better than SEG, on property site, rental at symphony hills are fetching 3k-4k, while SEg are getting around 2k-3k, any idea whats going on?? Erm..For me SEG are better compare SH... but why rental different so much ah? SH nearer to amenities ?? SH feels much more exclusive and premium than SEG... Just my personal opinion btw. |

QUOTE(BEANCOUNTER @ Nov 17 2016, 08:45 AM) Dun care abt SA attitude services world keras and etc.. Some of the buying point of Sejati is they have lower maintenance fee charge...As long as the property got potential...i just buy.... So far i can accept services from the properties i bought we only one in hundred or thousand that buy from them...definitely dun expect them to kneel down and treat us like king or queen. I talk with 1 of the recently purchased owner.... However, between the 2 obviously SH is much better in landscaping.....even the neighbourhood size is incomparable... |
