i dont think there will be so aggresive capital appreciation...thre still lots of lands and new deveopment coming up. wait until everything have matured nicely and the land for new development hae become scarce...only then well see meaningful capital appreciation...

this kind of house need cyber realtors as your partner agent to look for tenant. MNC company in cyberjaya would likely register their interest in renting for their top exec with them agents.

im sure there is market for expat.

Finding on your own by advertisement doable but can be a bit tough.

Let us just wait n see....

Whose willing to rent all those expensive studio/soho/condo....

Even some serin owner oso say he can rent but the yield drop dramatically 10-15% compared to earlier rental...

Most of those the domain studio owner struggling to rent out their unit too cept for african and arabs and they trash those place badly...

I guess only those that do not overleveraged their means can hold on or plan B: moved out frm wherever u stay now, rent out those place instead and convert their property in cbj as makeshift new home while the market is still very soft...

Nothing much cept uem is hit by property slowdown in iskandar johor...

Even cancelled a mall planning there...

Perhaps even the lukewarm sales response in berdi and symphony hills is another contributing factor....

Heard verdi sales is very bad as well....

Maybe they are on some cashflow crunch right now....

Im a conservative guy. Im willing to pay those rm500-650 per squarefoot if its much nearer to KL/PJ benchmark...

Now my rule of thumb in buying new prop is i just open googlemaps and checkout how near those place to PJ/KL...

Places like Shah Alam, Subang Jaya, Puchong are high on my wishlist...

Infact me n my wife r seriously considering a place in bukit jelutong shah alam rventhough it hits rm570-650 per square fret price point....

Asking the same rate for a place in Cyberjaya thou...😅😅

Coz i heard sales not moving, very slow...high end product, smaller size house... 😏😏

Maybe u can get very high discount...

Some of the buying point of Sejati is they have lower maintenance fee charge...

I talk with 1 of the recently purchased owner....

However, between the 2 obviously SH is much better in landscaping.....even the neighbourhood size is incomparable...
