Did they sign the Deed of Mutual Covenants together with S&P? If yes, legal action can be taken against those who don't pay.
a quick question here, does it applicable to subsales buyers, you know lar, subsales lawyer hardly ask for DOMC from the first owner who signed the DOMC with developer.

The surau is a min. requirement la, otherwise no approval from authority.

If muslim is majority there, i believe it will be a mosque.

My friend said only those staying there are paying the monthly fee for the guard house, RM220, and most dont pay the RM80 club fees.. (total is Rm300) as MS gives them the option of joining the club or not.

Those investors (empty houses) are not paying the Rm220 either. Her phase is lucky as she has 60% occupancy.... The Hijauan Residence has 3 phases with 3 diff guard houses. Do not know if Kinrara is separating the guard areas by house types or phases here.

yet it would be a big disaster if Kinrara residence turned out to be the same. The clubhouse will then be a offputting factor for future subpurchasers and property value would depreciate too.

I agree - fully supporting Covillea who maintained the list and now liang7524 who's firming things up. Calling upon all buyers to join in. Just PM you email, name, contactno, unit no to liang7524

At least, we can have commitment among ourselves and "pre-amp" on ones expectations and group interests.

The surau is in the clubhouse. As you walk to the changing room, you can see the taps for washing feet, surau is just after. I think got 2 suraus, one male, one female?

What I didnt see is a open shower for members to shower before and after swimming. Where is it? Without that open shower, it would be worse as all the members will have to wait for that SINGLE shower in the change room!

Hopefully the residents there are those "open minded ones".

Talking about clubhouses, MS southbay clubhouse is really nice, big and beautiful....just like a true resort.

This Kinrara Clubhouse does not give the same feeling, no "resort feel".

This type of stupid malaysian cheapskate mentality. If you do not pay, the whole development will be affected and your invstment will go down the drain.

For any G&G housing to work, you need a professional management team who knows how to collect the fees from each house buyer, regardless if they are staying in the house or not.

If MS is managing the 800 houses for a few years, there should be no problem with fees collection as they know all the buyers. If MS hands over the houses 2 years after completion and washes hands, then you need a very strong RA to make sure the G&G runs properly.

If the club is a separate entity, most non staying buyers, would NOT pay the club fee. This is a norm, just logical thought. Why pay for something you dont use?

The other problem (what I am facing in my current taman), the investors would leave their grass uncut and let lallang grow everywhere! There are a few trees growing in the untended gardens and it affects the look of the whole neighbourhood.

The maintenance fees paid only covers the common areas outside the perimeter of the house, you still have to pay someone to cut the grass in your compound.

i think 3SSL not yet do the painting yet...

full kalsa > all white/greyish (not sand) colors , smooth surface bricks

full clay > all orange/redish colors

mixture > so far what i see is..ground floor kalsa, while 2nd storey clay...but the partition wall is using kalsa..

it actually depends which contractors (MS assign few diff. contractors to build) take our units..some build all with clay...some just use kalsa.

so in few rows..u can see each row might different.

though u read some good reviews abt kalsa..but reality its not a good bricks for housing, though they say more expensive than clay.

PS: u should go check ur unit often..unless u buy for investment..then 4get abt it.. yawn.gif
