all this psf comparison take into account gated and guarded with those without gated and guarded? just this factor alone can account for 20%price difference.

Also, leasehold is 20% cheaper than freehold. Old design cheaper some more.


Added on September 30, 2010, 7:25 amFREEHOLD gated and guarded combination is a RARE commodity nowadays. That is why Desa Park City and Aman Suria shot up like mad.

I personally actually prefer 3 storey. 3 storey looks better somehow. Don't ask me why. With 3 storey, more rooms suitable for parents stay. extra rooms for study and music/video, kids, mate, guest. Majority goes for 2 storey :perhaps those are speculators. Speculators always go for lowest cost, just like condos, they always go for smallest built up. I notice the trend is towards 3 storey. even bungalows and smds newer designs mostly 3 storeys.

3 storey BU is about the same as normal semi-d. Suitable for even normal sized families if parents stay together. If there are 6 rooms, then parents take 1, ownself take 1, lets say standard 2 kids taking 1 room each, 1 room for study/office, left with 1 extra room either as guest room or music/video room. How can it be underutilised? If 2 storey, BU much smaller, usually not big enough and not enough rooms. I have a friend recently shift from 2 storey to 3 storey and his parents are not even staying with him. But he has 3 kids. he say not enough space. 3 storey normally built up slightly more than 3,000. Just nice.

You are absolutely right that in order for full gated and guarded to be implemented, the whole development must be in strata title. Individual title development cannot be called gated and guarded according to the new ruling. As far as I understand for Kinrara Residence, only the semi-d and bungalows will be fully gated and guarded with strata title.

Those investors (empty houses) are not paying the Rm220 either.  Her phase is lucky as she has 60% occupancy.... The Hijauan Residence has 3 phases with 3 diff guard houses.  Do  not know if Kinrara is separating the guard areas by house types or phases here.

This type of stupid malaysian cheapskate mentality. If you do not pay, the whole development will be affected and your invstment will go down the drain.
