all this psf comparison take into account gated and guarded with those without gated and guarded? just this factor alone can account for 20%price difference.
Also, leasehold is 20% cheaper than freehold. Old design cheaper some more. Added on September 30, 2010, 7:25 amFREEHOLD gated and guarded combination is a RARE commodity nowadays. That is why Desa Park City and Aman Suria shot up like mad. This post has been edited by groggy: Sep 30 2010, 07:25 AM |

QUOTE(alfredfx @ Jan 7 2011, 10:33 PM) I personally actually prefer 3 storey. 3 storey looks better somehow. Don't ask me why. With 3 storey, more rooms suitable for parents stay. extra rooms for study and music/video, kids, mate, guest. Majority goes for 2 storey :perhaps those are speculators. Speculators always go for lowest cost, just like condos, they always go for smallest built up. I notice the trend is towards 3 storey. even bungalows and smds newer designs mostly 3 storeys. |

QUOTE(yoki @ Jan 8 2011, 09:50 AM) depends on preference, if the buyer like a whole floor or master bedroom on one floor maybe can consider 3s other wise 2s 3 storey BU is about the same as normal semi-d. Suitable for even normal sized families if parents stay together. If there are 6 rooms, then parents take 1, ownself take 1, lets say standard 2 kids taking 1 room each, 1 room for study/office, left with 1 extra room either as guest room or music/video room. How can it be underutilised? If 2 storey, BU much smaller, usually not big enough and not enough rooms. I have a friend recently shift from 2 storey to 3 storey and his parents are not even staying with him. But he has 3 kids. he say not enough space. 3 storey normally built up slightly more than 3,000. Just nice. |

QUOTE(UFO-ET @ Apr 12 2011, 06:23 PM) Sales as at 12/4/2011 I expect sales to be much better than this for landed. Anybody wants to guess why?3 storey Superlink - 67% sold (total 269 units, 180 units sold) 2 Storey SD - 78% sold (total 120 units, 94 units sold) 3 storey SD - 58% sold (total 144 units, 83 units sold) |

QUOTE(MILAN88 @ Jul 7 2011, 09:30 AM) Hi UFO. Just found out that you are buyer to the 3 SSL. May i know what makes you go ahead in purchasing the property?. Lastly i also came to know the the 3 SSL is having individual title which makes it only possible to implement F&G and not G&G. Based on my knowledge on F&G, it is up to the owner whether to participate and contribute the mthly management fees. At such i may come a time i.e. after the 2 yrs free management fee whereby the owners there may not wanna pay and this may hindrance the concept of G&G and also not fair to other owners that are still and willing to pay. Hope you can share your thoughts on this. You are absolutely right that in order for full gated and guarded to be implemented, the whole development must be in strata title. Individual title development cannot be called gated and guarded according to the new ruling. As far as I understand for Kinrara Residence, only the semi-d and bungalows will be fully gated and guarded with strata title. |

QUOTE(tishaban @ Jul 20 2011, 12:33 PM) Is it still worth going for the 2 or 2 1/2 storey units at the current prices (RM780+k and 880+k)? I would probably live there for 2-3 years first before moving away. I'm a bit worried that the prices are already too high so there's not much appreciation in the short term. what were the original prices for these 2 and 21/2 storeys? |

QUOTE(twins9 @ Nov 14 2011, 03:37 PM) My friend said only those staying there are paying the monthly fee for the guard house, RM220, and most dont pay the RM80 club fees.. (total is Rm300) as MS gives them the option of joining the club or not. This type of stupid malaysian cheapskate mentality. If you do not pay, the whole development will be affected and your invstment will go down the drain. Those investors (empty houses) are not paying the Rm220 either. Her phase is lucky as she has 60% occupancy.... The Hijauan Residence has 3 phases with 3 diff guard houses. Do not know if Kinrara is separating the guard areas by house types or phases here. |
