More lockers and toilets for the clubhouse would be a good start. Now the ladies' changing room only has ONE toilet/change room. How to serve 800 households with the puny number of lockers and no change room?

Upgrades required for the Kinrara clubhouse...

More equipment for the gym
Increase changing rooms and upgrade lockers to REAL LOCKERS, not cabinets that look like they are for cleaners!
Do we really need a surau at the clubhouse? Looks quite unappropriate having the surau next to changing rooms there. What about converting this to a steam/sauna room?

More privacy for the swimming pool?

BBQ pits? Didnt see them last them I went...

The reflecting pond surrounding the pool is nice, I would prefer it to be a larger swimming pool instead...

Well, my friend who has a MS semi-d in Hijauan, told me that 60% of the families staying there opt out of the club house and refused to pay the RM80 monthly as the facilities were too inadequate. Dont know who is paying for the running of the club house now.

My friend said only those staying there are paying the monthly fee for the guard house, RM220, and most dont pay the RM80 club fees.. (total is Rm300) as MS gives them the option of joining the club or not.

Those investors (empty houses) are not paying the Rm220 either. Her phase is lucky as she has 60% occupancy.... The Hijauan Residence has 3 phases with 3 diff guard houses. Do not know if Kinrara is separating the guard areas by house types or phases here.

The surau is in the clubhouse. As you walk to the changing room, you can see the taps for washing feet, surau is just after. I think got 2 suraus, one male, one female?

What I didnt see is a open shower for members to shower before and after swimming. Where is it? Without that open shower, it would be worse as all the members will have to wait for that SINGLE shower in the change room!

Hopefully the residents there are those "open minded ones".

Talking about clubhouses, MS southbay clubhouse is really nice, big and beautiful....just like a true resort.

This Kinrara Clubhouse does not give the same feeling, no "resort feel".

For any G&G housing to work, you need a professional management team who knows how to collect the fees from each house buyer, regardless if they are staying in the house or not.

If MS is managing the 800 houses for a few years, there should be no problem with fees collection as they know all the buyers. If MS hands over the houses 2 years after completion and washes hands, then you need a very strong RA to make sure the G&G runs properly.

If the club is a separate entity, most non staying buyers, would NOT pay the club fee. This is a norm, just logical thought. Why pay for something you dont use?

The other problem (what I am facing in my current taman), the investors would leave their grass uncut and let lallang grow everywhere! There are a few trees growing in the untended gardens and it affects the look of the whole neighbourhood.

The maintenance fees paid only covers the common areas outside the perimeter of the house, you still have to pay someone to cut the grass in your compound.

Well, if you want to compare Lake Edge's clubhouse and KR clubhouse...KR lost big time.. Waterville layout is really beautiful and well worth the Rm1.8mil asking price... What about maintenance fees? LE vs KR? What was waterville launch price?

That is why, you cannot simply fry the property beyond a certain price. Lets say TMS or the purchaser wants to sell their semi-D at Rm1.8mil. The buyer holding that RM1.8mil will be balancing the benefits of buying KR (which is average house at premium price) or Lake Edge Waterville (premium house which requires min renovation at a great price).

One look at the clubhouse would be enough to show which property is more elite.

I am surprised so many who bought KR never even visited Lake Edge before. It is wise to see what your money can buy before you sign the dotted line. When we were looking for a house to stay, we try to visit at least 2 houses a week just to see if others match what we have in mind before committing......
