they're asking for rm50k earnest deposit. i'm still hoping mah sing can accept credit card.

sorry. correction. rm50k is for booking fees. you still need to pay remaining balance of the 10% upon signing s&p. if bank approves only 70% loan, then you need to fork out 30% cash.

tentiatively launching at rm1.3 mil. hence, be prepared for at least rm130k, if not rm390k.

kinara residence is really seeling too cheap with all the facilities within the enclave.

they lose out to i&p bandar kinrara because leasehold. else they beat bk flat down.

i saw many people swiping their credit cards.

why i feel it's a good buy because the entire enclave is confirmed gated & guarded solely with semi-dees & bungalows only.

the previous laucnh of double-storey & 3-storey is outside of the g&g enclave!

i was just looking around within puchong, it's really cheap.

they're even better than lakeedge puchong.

2 days preview by maybank at sunway hotel last weekend sold 60 units.

this weekend is hosted by cimb - expected another 40 - 50 units.

hence fully sold before official launch.

excellent design. fully g&g.

the double-story semi-d are more sought-after than the 3-storey - just like the link house.

go for anything next to the linear park - they're the best.

mah sing well known for quality. that's why names like ytl, spsetia, mah sing are all bankable names, i.e. they'll deliver on quality.

mah sing is targeting a more affluent crowd with only an enclave strictly for semi-d & bungalows.

Looks like Kinrara Residence is more value for money except it's leasehold only. Other than that, it beats BK flatdown.

for investment:
you'll notice that any 3-storey launches anywhere in klang valley (be it link, semi-d or bumgalow), they sell a lot slower than 2-storey.

hence, this should be an indication of demand! more demand of 2-storey than 3-storey.

you can see from the recent mah sing maybank & cimb pre-launch, 2 storey semi-d going like hot cakes.



for own stay:
there's nothing wrong with 3-storey but demand is lower only.

no issue if you like it.
