dear all,

i have been seeing comments about the furnishing of the semid. do you guys mind elaborating more in details?

we are going to book the 2 storey semi d probably today or tmr. do really appreciate if you could reply asap and any feedbacks and advices are most welcome.

just booked the 2 storey semi d at palmiera. 1.5m aiks hopefully it's a good buy! need advice on the bank loan which bank is offering the best? any kind soul mind sharing? (:

thanks bro for the info. yaa i bought at 1.54 its quite far from the park and at the upper left of semid. 30k discount. the row near park was still available my aunt booked another one near the park( the backyard has direct view of the park) and it's 20,000 more.

forgot to fill in the feedback form and will do it when i next visit them anyways its just right opposite my house lol, walking distance.

think the 2 storey semid is very homely in terms of its exterior but the 3 storey one has got very luxurious interior.

you guys know there's a fairly big piece of land in between the completed link houses and the semi d+club house, right infront of the construction workers shelter. i am actually staying in DU3 and spoke to a neighbor the other day there's a concern that it might turn out become a mosque because beside DU2 the low cost houses project is ongoing and i heard(unreliable sources) that a substantial amount of residence there will be malay. so the big piece of land infront of the completed link house and beside the catchment pond might be used by government to build a mosque.disclaimer: i am not raising racist issues here but any thoughts on this guys?

for sauna lovers: please request a sauna installed in the clubhouse as i think the facilities there are way too LITTLE. am a fan of sauna it just feels so right after a day of hardworks. (;

okies i know i am comparing a benz and a ferrari. haha chill people i was just too excited looking at the 3d walk through. agree with coolguy the car porch is very impractical anyone who can afford a 3.8mil property would most likely have more than 2 cars.

Guys, I am semi-d buyer, these are a few doubts I am having in mind now, please advise:

1. when is the actual date of signing S&P for SemiDs buyers? I was told the S&P is ready to sign this late June when we booked in early April, but after that they postponed to late Oct, saying they are having some obstacles with the land office. but to date, no news from them whatsoever.

2. As we know, the semi ds come with strata title. According to Housing Development(Control and Licensing)Regulations 1989 Regulation 11, the time for handing over of vacant possession is 36 months from the date of the S&P agreement(Schedule H). Thus, time start running from the date we sign S&P, not the date the booking fee was paid. Meaning the later we sign S&P, the more they can delay the project. Any thoughts on this guys?

3. Is it true that if we know change our mind the 50k booking fees will be fully refunded with 1k forfeiture?

4. I saw the white paint on all the show houses(except the newly built bungalows) is gradually fading away, and it's only been 6-8 months from the completion date. any idea what paint did they use and why are they not repainting at least the front porch to avoid putting off future purchasers?

5. Now the routes to KL from kinrara 6 are already very jammed in the morning.(one from Sirim shortcut and the other one through the tunnel to bukitjalil-puchong highway). Imagine all the houses in kinrara residence and Qaseh are fully occupied, how will be the traffic be? Any news about solutions to this problem?

6. anyone can give me mahsing email address which is still in use and responsive? I need an official reply from them thanks!

guys, just confirmed with one of the sales agent that the initially amended date of signing the S&P of the semids is postponed again. They couldn't make it to late October, promising November but i seriously doubt its credibility.

i hope we are not too biased towards MS and condoning their bad services/attitude just because the construction is on time. delay in S&P might affect the sales/value of the property in other sense for instance, some of the investors will lose faith in their project, which is not a good thing towards existing investors. what i am trying to say is we have to scrutinize Mahsing's project instead of letting them to simply give us unfounded promises. we are paying them to develop houses, needless to say it's not a small/minimal amount!

Guys, there's a mamak called Restoran Shaib or the Kafe Kampung Chili at the shop lots of Taman Damai Utama if you guys are looking for a get together breakfast.

What I suggest is we hand in a memorandum to MS, collectively bring their attention to the following matters:

Issue 1:The late signing of S&P for the Palmiera purchasers. For my case, the sales representatives promised to let us sign the SP agreement in June but it was later deferred to October, November and the status now is unknown. None of the occasions had any MS's staff taken the initiative to contact us, despite being told by us to keep us posted.

Due to the above said matter, we are collectively asking for:
(1) better/wider timber floorings
(2) better quality doors as compared to the current one
(3) Window/living room glass to be upgraded to better quality
(4) please advise..

Issue 2: any issue with the link houses buyer? for instance the brick or the terms and conditions in the S&P? please advise..

Issue 3: personally think that the facilities in the clubhouse are insufficient to cater to nearly 800 units of residences. Suggesting a sauna room and a steam room to be built. Need more advices on this as well

Issue 4: General questions such as: Contour of KR,put forward by Covillea. Please advise.

Those who are with us will then sign on the memorandum and we'll hand it to MS and urge for their reply.

This weekends I am free but not next week.will be going down to Singapore by then. Anyone up for this saturday morning as suggested by Covillea?

For those who can't make it but still wish to join us, no worries we can still put your name/booking reference inside the memorandum.

Any other suggestions? can't wait to meet you guys! (:
