To me the price for 3 SSL at 1.03mil is to expensive and now heard that MS had just increased another 30K is madness. Besides having G&G, the major drawback is leasehold property.

Hi UFO. Just found out that you are buyer to the 3 SSL. May i know what makes you go ahead in purchasing the property?. Lastly i also came to know the the 3 SSL is having individual title which makes it only possible to implement F&G and not G&G. Based on my knowledge on F&G, it is up to the owner whether to participate and contribute the mthly management fees. At such i may come a time i.e. after the 2 yrs free management fee whereby the owners there may not wanna pay and this may hindrance the concept of G&G and also not fair to other owners that are still and willing to pay. Hope you can share your thoughts on this.

QUOTE(UFO-ET @ Jul 12 2011, 10:50 AM) Reasons to buy? Thanks for sharing your thoughts. May i know whether doo you have any worries that after the 2 yrs free maintenance, some owners will stop paying the mthly management fees. FYI the place where i am staying now is facing the said problem and worst still the current management company is not doing a good job. We we thinking to form a committee to look into this matter but some how the response is poor. Therefore my main concern that this might happen to KR as well.1. Landed 2. 221 ft elevated sea level land + cut land (solid) 2. Under value (even is leasehold) - fair value shd be Rm350/sf (Bdr Kinrara freehold is RM400/sf now) 3. I need at least 5 rooms 4. 50 ft wide road (best selling point) 5. I like bocoz of F+G (not G+G) 6. Conquas 7. High ceiling - enhance room space 8. Futuristic + practical layout 3314 sf (not likely owners will do major renovation, in long run, can command higher future value) 9. Club house concept 10. Future access direct to Bkt Jalil - Location is better than BK1-BK5 Dun miss it! Alwiz remember, There is no perfect house in the market, If you really found one, the price is perfect too! |

Hi all....fyi the 3ssl that i had place booking on as per MS is under bumi unit but MS claim that they had seek to convert it to non bumi unit. Thus may i know from any of the buyer of KR had any information on this i.e. did MS successfully manage to convert it back to non bumi unit?.
The reason i am asking this is because after reading from another forum where a buyer was told by both the developer and lawyer that the unit he bought had been transfer to non bumi unit from bumi unit....but upon submitting the relevant doc to land office, it was rejected as is still shown as bumi unit |

Was at MH sales office this morning and did notice an increased in 3SSL units available. Can it be due to the recent uncertainty in the economy that double dip recession is coming thus causing some buyer to cancel its purchase........really makes me worry.

I just went to the 3 storey superlink site to take a look. Saw the road in between 2 rows of houses is less than 50ft. I measured from the house main entrance to opposite row house main entrance is about 80ft, less out both houses car porch length about 24ft each. Balance of 32ft is the road width? I remember everyone keep saying is a good property cos it has 50ft width road. Anyone can help to confirm this or my measurement is wrong?

QUOTE(UFO-ET @ Aug 22 2011, 12:09 AM) [attachmentid=2398771] I actually did a rough measurement only, no special tools being used. Have anyone actually went to site to do any measurement before? Has anyone confirmed this with MS before? I can't find this info in the brochure. This is the diagram taken in TMS sales office, the drawing is scaled according to the actual plot being measured by land surveyor, shd be quite accurate. I do not know whether TMS has the intention to mislead the buyers, but if you look at the locational plan carefully, at the bottom part Semi-D road is stated 40ft. Try to use a ruler to measure the distance and compare to the link houses inter link road, you will find that link houses road is slightly wider, otherwise measure the link houses which is 75ft and measute again. It clearly shows that the road width is more than 50% of 75ft. According to the SA, individual title of the link houses has been subdivided out prior the land dealing between TMS and Mahajaya, it is too late for TMS to alien the individual/strata title & make it G+G for link houses, thus only SD & Bungalow are strata title. TMS has to follow Mahajaya original planned lot size to launch KR link houses, if you examine the old phases by Majajaya, you will notice that the road is almost 50ft wide. By the way, how do you measure? infra red distance measurement instrument? I hope you are wrong. Cookies, sorry if I make u worry, btw hv u sign yr SPA? |

QUOTE(UFO-ET @ Aug 22 2011, 12:42 AM) I dun think TMS makes such a mistake or has any mean to mislead, if not... I do hope that i will turn out at least 45ft and not 30+ft. Btw maybe you can help us to clear all our concern by confirming with TMS.Shd be at least 45ft, my main concern & reason to purchase the superlink is road width. 50ft wide is superb, it looks something like this... However i do hope that the 50ft applies to all road in 3 SSL and not to road which do not face houses like DU 4/7 and 4/10.This post has been edited by MILAN88: Aug 22 2011, 01:04 AM |

Hey ...i was informed by a friend that visited the site last friday that MS is using Kalsa bricks in certain rows of the 3SSL and not red bricks as informed earlier by MS. Would appreciate if some sifu from this forum could share their views on the pros and cons btw red bricks and kalsa bricks.
