Agree with the deadline thingy. So let's make it next Saturday(19th nov) to be the deadline for giving inputs of any issues, then I will finalize the memo - letting you guys to proofread/double-checking- submit to MS by tuesday(22nd Nov).

I heard they are letting us to pre-sign the s&p, meaning without the terms and conditions/ clauses in the documents. In that case, I would not be signing it until and unless finalization for the s&p is done.what do u think bro?

Agreed i.e. will not sign if it is just a pre-sign SnP with no terms and conditions.

It is like signing a blank check. How to agree if we do not know the terms and conditions. Have to wait and see what actually comes out from Mah Sing. Will call them next Monday

Vevex is right. Depending on where your unit is located and the timing it was built, some might be full Kalsa, some mixture of Kalsa and some full clay..My one was built earlier and it was a full clay version.

The unit where i took the photo of Kalsa vs Clay brick was located @ the row facing the lake.

On the other hand, I really don't understand why TMS still using wood to build the roof support...Maybe some experts can help to enlighten us the pro & cons of using this material.

agree with point 1 to 4. as for clubhouse i saw the gym and it is really small. my current clubhouse gym is more than 3 times bigger and about half of the population. my gym is always full after work. imagine kinrara residence clubhouse with such a small gym. even the pool is so miserably small compare to mine:P

This is particular most, if not all, of us are buying for own stay. we want the best (quality and the ambience) and at the same time TMS can demonstrate that they are 1 developer that are able to built quality and high end house. If we look closely, there are so many other developers (and thus competitions) going for somewhat similar high end and such lifestyle housing development.

More lockers and toilets for the clubhouse would be a good start. Now the ladies' changing room only has ONE toilet/change room. How to serve 800 households with the puny number of lockers and no change room?

i feel no of equipment is more important that change room. no point to have more change room but equipment is limited. how many people can use? have you seen the gym room? smile.gif

Upgrades required for the Kinrara clubhouse...

More equipment for the gym
Increase changing rooms and upgrade lockers to REAL LOCKERS, not cabinets that look like they are for cleaners!
Do we really need a surau at the clubhouse? Looks quite unappropriate having the surau next to changing rooms there. What about converting this to a steam/sauna room?

More privacy for the swimming pool?

BBQ pits? Didnt see them last them I went...

The reflecting pond surrounding the pool is nice, I would prefer it to be a larger swimming pool instead...

Even locals may give issues: haven't heard enough stories? ...Security guards leaking info about empty house routine then gang up with their connections to really "empty" the house. Being guards, they are the ones knowing your daily in / out routines. Being locals, they are having more local connections and resources to pull off the job...

We can always negotiate on the terms in order to satisfied both parties. Even if it end-up down to money, with 800 tenants, there's always possibility to work out something fair to get things done. They are charging RM50 for the clubhouse. Imagine what can be done with RM50x800 monthly. Close to half mil yearly: you can't expect a cramp gym, can you?

Well, my friend who has a MS semi-d in Hijauan, told me that 60% of the families staying there opt out of the club house and refused to pay the RM80 monthly as the facilities were too inadequate. Dont know who is paying for the running of the club house now.

Did they sign the Deed of Mutual Covenants together with S&P? If yes, legal action can be taken against those who don't pay.

yet it would be a big disaster if Kinrara residence turned out to be the same.The clubhouse will then be a offputting factor for future subpurchasers and property value would depreciate too.
