No! semi-d 2&3 storey purchaser just paid the booking fee & yet to sign S&P agreement, they still can withdraw the deal and only paid RM1k for penalty...!
Can any Semi-D buyer confirm this?Investment KINRARA RESIDENCE [OWNERS' THREAD], Lifestyle landed homes from Mah Sing

QUOTE(prody @ Sep 22 2011, 10:54 AM) I have checked the Irerevocable Offer of Purchase. It states that the Purchaser will lose RM 1000 if he decide not to proceed and to sign the SnP with the Developer. There is no mention that the Developer will compensate the Purchaser RM 1000 if they decide to "abandon" the project. Anyway the Developer can come out with more "subtle" ways (rather than telling you that they are not procedding with the project) like increasing the original price which they can legally do so or saying that approval cannot be obtained. Hopefully Mah Sing will not resort to such dirty tactics. |

Except for those houses directly facing the highway will be affected, the rest of the areas will benifit fr ease of accessibility.Try to imagine... if without NKVE - how will Setia Eco Park & Setia Alam perform? if without LDP - how will Bandar Puteri & the entire Puchong, DPC perform? if without KESAS - how will Kota Kemuning, Bukit Rimau, Botanic & Bkt Tinggi perform? SKIP will certainly boost up the property price in Putra Permai (the most), Serdang, Kinrara. This post has been edited by UFO-ET: Sep 23 2011, 09:48 PM |

QUOTE(yoki @ Sep 23 2011, 09:08 AM) Depends on where they built the highway. For Alam Impian, Setia Alam, Kota Kemuning and other newer townships, the highways are outside the townships and therefore it is OK. SKIP will cut through Bandar Kinrara and other existing township and therefore the environment may not be very conducive. This post has been edited by Kinraraboy: Sep 24 2011, 05:41 PM |

Hi, questions about the SnP (3 sty superlink):
the document is only stating air cond point (i can't find statement about piping / refrigrant as termed in brochures), is developer obligated to provide that? |

QUOTE(UFO-ET @ Aug 31 2011, 11:23 PM) You kenot hv both. Just put down my booking fees today for the 3S-SL. I cannot help but to put in my 2cent here. There is no perfect house in this world, this is fact. so sometimes we need to let go something in exchange with personal needs. Knowing that KR is leasehold, Knowing that KR design is so so (including the SDs) Knowing that KR is less strategic compared to Bdr Kinrara Knowing that the building quality might not be tip top I am vesting my interest in KR 3-storey still. Why? Frankly, in Puchong, I dun hv many choices if I want :- 1. Decent security (safty) 2. Place escape fr LDP (going to KL / PJ) 3. Club house (for my children) 4. At least 5 rooms (I need 6 rooms indeed) 5. Sea level >40 m, flood concern 6. Assuarance of product delivery (TMS shd be safer bet, I only pick top 30 companies). 7. 50 ft wide road (my priority concern, hard to find in new housing now). 8. Near my work place in Bkt Jalil I strongly avoid, high tension cable, ex-mining land, too near to factory and mosque. IMO, KR fulfills 70% of my needs, not PERFECT but good enough. just sharing Added on August 31, 2011, 11:29 pm I hv no knowledge bout kalsa, may be true. Building specifications not finalized yet and buyers putting deposits, quite weird ya Yes, in order to have the PERFECT house would probably means I have the $$$ to stay somewhere besides Bill Gates and Steve Jobs. I have checked out some similar comparisons with KR prior in making my move. The properties are The Peak@Cheras, Mutiara Bukit Jalil, Qaseh, Paragon Heights Bukit Jalil and some properties around BK area. Reason is I work near KLCC means I need to bypass as much traffic jam as possible and my HM works in TPM. Need to find somewhere nearer for both of us. Current staying in a taman near to BBP2 (yes, that is Bandar Bukit Puchong 2). IMHO, I totally agreed with Point #1, 2, 4, 7 & 8. Point #3 is a bonus, an attraction definitely that's why I checked out the The Peak@Cheras. I like to add-in Point #9, since I am a parent, which is having schools nearby so that my children does not need to wake up at 5am to go to school in a 90 mins bus drive. |

A Teh Tarik Session to be arranged once we've everyone reporting in. Added on September 26, 2011, 5:56 pmDevelopers expect higher property prices Aidila Razak • Sep 26, 11 12:09PM About half of Malaysian property developers nationwide surveyed in July expect to raise prices at the back of a spike in cost of building materials. According to the Real Estate and Housing Developers' Association Malaysia (Rehda), about half of those surveyed plan to raise prices by 15 percent at launches this year. On top of that, a whopping 65 percent of the 147 respondents expect general prices to rise up to 20 percent in the second half of 2011. Presenting the survey results in Petaling Jaya today, Kuala Lumpur Rehda chief NK Tong (right) said much of the price rise is led by massive spikes in construction costs. Leading this price hike is the cost of steel reinforcement which has gone up by 13 percent to RM2,589 per tonne compared to 2010, cement up 4 percent from RM15.64 per bag in 2010 and brick and partition, up 27 percent to 42 sen compared to 2010. "This is experienced by 84 percent of the respondents," Tong said. He noted that in Penang and the Klang Valley, land costs have also raised prices, with land going for as high as RM2,000 per square feet in Kuala Lumpur. Rehda president Michael Yam added that labour costs are expected to also grow, particularly after the 6P amnesty programme. "Much of the illegal workers which are to be made legal, work on construction sites. "Will their wages be higher once they are legal?" Yam asked. Beyond this, Rehda also expects the costs of compliance to rise, including waterworks for which fees are expected to go up as these are standardised nationwide. "This does not bode very well for property developers...it places them in a difficult situation trying to contain costs to select a marketable price, and at the same time juggle the plethora of costs related to building materials, compliance and numerous contributions, among other," Yam said. Levy, fine 'adding insult to injury' Other factors contributing to a rise in prices include increased quotas for bumiputera lots. Yam (right) said without automatic release schemes, developers are forced to hang on to unsold bumiputera units. He said that to release these units so they can be sold to non-bumiputera buyers, developers have to pay a levy matching the bumiputera discount plus a fine. "This is like adding insult to injury," he said lamenting that despite this, developers are still treated like as the "greedy bad guys". He added that bumiputera lots are also hard to sell as "even bumiputera buyers don't want to buy these lots as it restricts them from re-selling to non-bumiputera". I got a call from a lawyer's office saying his name is Eddy. Was asked to go to the site office to sign an agreement(?) this Saturday.
Anyone knows anything about this agreement he is referring to? And, anyone out there using this Eddy's lawyer? Does he give good discount? |
