This looks to be an interesting test case. I know the area quite well, and 700k is overpriced.

I would call it really cheap (for this moment in time smile.gif ) if selling around 900k.

As somebody mentioned, jewel subsale (freehold in kinrara) is selling around 1.4m.

Lake edge semi-d is expensive as well indeed.

Didn't see the Jewel layout.
Also wouldn't buy since it was launched below 1m only 3 years ago.

Don't like the KR 3s layout too much either, master bedroom takes up all of the 2nd floor (top floor), too big and too hot.

Middle floor is much cooler then top floor.

Aircon, fan, ventilation openings.

To cool down the top floor will definitely consume more energy then if the master was at the middle floor.
Also looking at the size you would need a lot of aircon power. Guess only solution would be to partition it.

Understand I&P dropped their price to 1.8m. Guess their feedback from preview was bad.
Their superlink launch also not superhot like usual, people must be more hesitant to buy.

Yes, very difficult. Most people who bought there for own stay don't care about G&G, or else they wouldn't have bought I&P. Since they don't care they don't want to spend on it. If not enough people want to spend on it, it will make it too expensive.
