This looks to be an interesting test case. I know the area quite well, and 700k is overpriced.

QUOTE(UFO-ET @ Sep 30 2010, 01:09 AM) I totally agree, in Bandar Kinrara, we can see clearly that landed properties are zoned in 2 categories, old design[COLOR=red] with pitch roofing and 10ft ceiling, less landscaping (road curb or imprint pavement, jogging track, gazebo etc), new design[COLOR=blue] with flt roofing, 11ft ceiling height, 2'x2' flooring and timber flooring etc, it is fair that it appears some degree of price differences (+10%). Interesting valuations. How much would you value Paragon Heights? If new design Hening and Permai can fetch at RM360/sf, then old design link house would have relatively RM330/sf, Adora with special size of 34'x80' is definirely worth at least RM350/sf now, thus 1.06 mil is quite reasonable now. 988K is 7% below market value now I am very confident. |

QUOTE(UFO-ET @ Oct 1 2010, 10:54 AM) Many people dun understand Puchong, pls read the map, Puchong has 51 tamans or Condos/ apartments, and in Kinrara itself, 35% of the land is if fact under KL territory, and Kinrara Residence is just right behind Sirim, latitude is same with Jalil Sutera and Esplanad, the distance fr Bkt Jalil to Kinrara Residence via Sirim is only 4.3 km, while Sirim to Kinrara Giant is about 5 km, Kinrara land is round shape, the deeper you travel inside the taman = is the nearer to Bukit Jalil (check the map), by next year Kinrara will construct the missing link (200 meter only) fr BK8 direct to Sirim, and if Jalil City interchange is successfully built, then BK8, Kinrara Residence and Taman Puncak Jalil shd be the TOP Best Location in Puchong after Bkt Jalil. I would think most of these residents will turn in at Sirim and go through Puncak Jalil rollercoaster road if coming from KL.Therefore, from next year onwards, BK5, BK6, BK8 and Kin Res residents will most probably use Sirim to enter Kinrara instead via Giant way (fr KL). |

QUOTE(Covillea @ Dec 6 2010, 04:58 PM) i was just looking around within puchong, it's really cheap. I would call it really cheap (for this moment in time they're even better than lakeedge puchong. look at lakeedge, they can't sell initially! As somebody mentioned, jewel subsale (freehold in kinrara) is selling around 1.4m. Lake edge semi-d is expensive as well indeed. |

QUOTE(UFO-ET @ Dec 7 2010, 09:23 PM) Didn't see the Jewel layout. Also wouldn't buy since it was launched below 1m only 3 years ago. Don't like the KR 3s layout too much either, master bedroom takes up all of the 2nd floor (top floor), too big and too hot. This post has been edited by prody: Dec 8 2010, 10:05 AM |

QUOTE(yoki @ Dec 8 2010, 10:09 AM) Aircon, fan, ventilation openings. To cool down the top floor will definitely consume more energy then if the master was at the middle floor. Also looking at the size you would need a lot of aircon power. Guess only solution would be to partition it. |

QUOTE(Covillea @ Dec 10 2010, 02:36 PM) Latest news by I&P: Chantek semidees are priced between RM2.25 million and RM3 million. The units are sized from 3,097 sq ft to 3,579 sq ft. Understand I&P dropped their price to 1.8m. Guess their feedback from preview was bad.Looks like Kinrara Residence is more value for money except it's leasehold only. Other than that, it beats BK flatdown. Their superlink launch also not superhot like usual, people must be more hesitant to buy. How is MS sales? |

Yes, very difficult. Most people who bought there for own stay don't care about G&G, or else they wouldn't have bought I&P. Since they don't care they don't want to spend on it. If not enough people want to spend on it, it will make it too expensive.
