Taman Esplanad is better than Jalil Sutera. Kinrara Residence is at a different segment, it offers club house facilities, 22'x75' is not a superlink, whether we like or not, this is the trend

Kinrara Residence 888K (3317sf) = RM267/sf. Esplanad 1.0 mil (3180sf) = RM314/sf. Jalil Sutera 960K (3038sf) = RM316/sf. The fact is In Bandar Kinrara BK9 (Senja, Sinar, Spektra, cahaya) - 1745sf is selling 630K (RM361/sf), Hening 2000sf at 720K (RM360/sf), Permai 2024sf at 730K (RM360/sf)

Bukit Jalil should stands a class above Bandar Kinrara which shd be RM360/sf at least which means Esplanad fair value is 1.14 mil and JS 1.09 mil (-12% and -11.9% below mkt value), worth buying. rclxms.gif

although Kinrara Residence is leasehold, given it's advantage in terms of the concept & benefits, fair deal shd stands at RM330/sf, which means it shd fetch a value of RM1.09 mil now (-18.5% below mkt value), worth buying.. rclxms.gif

Note : DesaPark City are traded at RM645/sf, 1 Utama RM440/sf, Putra Heights new hse RM310/sf, SP Setia Alam is selling RM270/sf now

In Malaysia, a house is not only playing a role as a home for living, it also provide "Insurance protection", unlike Singapore, China, their currency is strong, Ringgit against Singapore has been devalued from 1.1 to 2.4, what about the next 30 years? improve or getting worse? See what happen in Zimbabwe, a bread which cost $1 in 2000 is cost $70,000 now (in Zimbabwe note), if you are Zimbabwean and have $200,000 in 2000, what would you do? buy property or keep as fixed deposit in bank? obviously the later is a disaster mad.gif , of course Malaysia would not go to the that extend, but I dun trust paper print currency notes, it is only paper.

Buying gold or property is alternatively the best instrument to safeguard our money in hand..just for sharing icon_rolleyes.gif

Might i also add going strictly by a builtup psf that Bdr Kinrara BK6B superlink Adora 988k (3039sf b/up) = RM325 psf, not to mention it sits on a 34x80 2720sf l/a.

I totally agree, in Bandar Kinrara, we can see clearly that landed properties are zoned in 2 categories, old design[COLOR=red] with pitch roofing and 10ft ceiling, less landscaping (road curb or imprint pavement, jogging track, gazebo etc), new design[COLOR=blue] with flt roofing, 11ft ceiling height, 2'x2' flooring and timber flooring etc, it is fair that it appears some degree of price differences (+10%).

If new design Hening and Permai can fetch at RM360/sf, then old design link house would have relatively RM330/sf, Adora with special size of 34'x80' is definirely worth at least RM350/sf now, thus 1.06 mil is quite reasonable now. 988K is 7% below market value now I am very confident. thumbup.gif

yoki, let the free market to decide it, only those who deliver quality product will survive, as a genuine buyer. we should do a few things :-

1) safe investment - buy fr prominence developer

3) I believe "Expensive things not always good, but cheap things sure got problem"
Real Estate is very basic & fundamental, developer is a businessman, making profit is their mission, if they sell you cheap, do you think they give you quality accessories?
If you come across a condo development that the developer promise maintenance fees RM0.10/sf only, my advise is better dun buy...to manage a condo is not easy, cheap end up less maintenance, no refurbishment..

Paragon Heights offers gated and guarded community, big house, the biggest problem is the access, but if Ho Hup is successfully develop the 60 acres Jalil City (bigger than the entire Mid Valley City), and the interchange is built according to their master plan (infront Sirim), which I am very very confident (only if Ho Hup JV with other prominent developer), then Paragon, Kinrara and Kinrara Residence is going to be great! thumbup.gif
Paragon 3388sf 3-storey - 880K is RM260/sf - is just fair, why? the access is too terrible, the only hope is the Jalil City, then RM350/sf is reachable.

Major cities in Asia couldn't have something like in KL where the Apartment/Condo per sf price is higher than the landed property, I would say some of the high rise apartment are too high, but 98% of our landed properties are too cheap! Just for sharing drool.gif

Let me clarify, I am not Mah Sing staff, I am not Mahajaya buyer, I would like to comment a bit..
before you guys complaint about the extra cost incurred, you must do a survey in the 1st 3 phases buyers fr Mahajaya, I can tell you the quality is just slightly better than Talam - Taman Puncak Jalil houses, they are facing TERRIBLE TERRIBLE leakage problem and many many other problems etc etc......the value are stuck since then

Let's Mah Sing build the house for you, then you compare the house quality with the show houses which were built by Mahajaya (the 1st row, I examine the 3-storey, is worst! because of the quality of the show house, I stop buying) rclxm9.gif

This is not buying share, whether you buy for investment or for own stay, you have gained the extra value with the participation of MS. Not to offend anybody, if I had bought a double storey house fr Mahajaya earlier, I am more more more than happier to pay Mah Sing 100K extra just for the entire makeover + concept.

You guys are probably the luckiest batch of purchasers that I ever seen in buying hse in Malaysia!! rclxms.gif

Let Mah Sing build the Taman, I put my bet on them.

Do check the Perdana Residence in Selayang website, the best ever Taman in Selayang was fr Mah Sing, the house has appreciated from 870K to 1.2 million now!!

Many people dun understand Puchong, pls read the map, Puchong has 51 tamans or Condos/ apartments, and in Kinrara itself, 35% of the land is if fact under KL territory, and Kinrara Residence is just right behind Sirim, latitude is same with Jalil Sutera and Esplanad, the distance fr Bkt Jalil to Kinrara Residence via Sirim is only 4.3 km, while Sirim to Kinrara Giant is about 5 km, Kinrara land is round shape, the deeper you travel inside the taman = is the nearer to Bukit Jalil (check the map), by next year Kinrara will construct the missing link (200 meter only) fr BK8 direct to Sirim, and if Jalil City interchange is successfully built, then BK8, Kinrara Residence and Taman Puncak Jalil shd be the TOP Best Location in Puchong after Bkt Jalil.

Therefore, from next year onwards, BK5, BK6, BK8 and Kin Res residents will most probably use Sirim to enter Kinrara instead via Giant way (fr KL).

I rate best location in Puchong (in terms of accessibility) :-

1. BK8 - the land behind Sirim
2. Kinrara BK6
3. Kinrara Residence

Hi Daryl, I met Mr Ho Chin Soon in one of the open conference speech in 2006, I mentioned this The next LCG article posted by hin in 2002, in that moment, Bdr Kinrara is not showing any sign of Center Gravity, I asked him opinion about it, he told me that is wrong judgement as too many factors that he can't predict, then he told me the development line has gone upwards to Kota Damansara and Sg Buloh, he was right.

I personally foresee that the center of Puchong has emerged, located in Setia Walk and PFCC, apart fr the college, PFCC will have 1 4 or 5 star hotel in Block B ajacent to the entertainment mall and the water front shopping bazaar of Setia Walk, otherwise IOI's next mega project "Intellicity" would have play the role as the center of attraction in Puchong, it will be something like the Auto-City in Seberang Jaya Penang.

I check with MS weekly, then finally, MS told me that they are selling at 718k, i had to face reality, I can't afford it. I was frustrated, and very disappointed, all the happy moment imagined, is gone. I'm pretty sad, so do my family.

I may not consider as unlucky, but I'm telling this is because I really hope that existing owner do appreciate their luck of having to buy what they dream for, and I'm sincerely happy for you all.

tiger_gogogo, what a sad story, let's me correct you, you are just unlucky, does not means that you are making a wrong decision. As you know, Mahajaya is not delivering good house, terrible terrible quality, I was there at the 3-storey showhouse, I can say in my life I never see a "Showhouse" like that, the finishing, flooring levelly, roof tile and slashing not align etc etc, an ex-Mahajaya buyer whom I met, stay at Phase 2 corner house at Taman Damai Utama was complaining heavily, he claimed that 90% of the Phase 1 & 2 house are leaking, and no one attend to them. he asked me to stay away fr this developer and he is looking to dispose off his corner unit.

I understand the feeling of those Mahajaya buyers, especially to fork out additional 28K, imagine if Mah Sing is not in the picture, then we wouldn't know what will happen, but we know it remains like the old Taman Damai Utama, and not Kinrara Residence environment. I believe many of you do not know in 2001 when many buyers including my friends bought Taman Puncak Jalil (formerly known as Bandar Seri Bukit Jalil) fr Talam, all of them are suffering a great loss.

I merely give a fair statement, If I were to pay 28K just for "Insurance", a good product fr Mah Sing, against a possibility of lousy or abandon project, it is definitely worth it! icon_rolleyes.gif

Yes, 28k top up for MS's project might be a steal, it's just the way they handle the entire thing with false promises, etc.

When Mah Sing took over, they were thinking to price it at RM599K (2-storey), RM699K (2 1/2 storey) and (828K - 3-storey), with that price range, they verbally agreed to absorb all the upgrading cost, however knowing that they are able to market their house at a higher price, they become greedy and asking a liitle bit more, you can say it's wrong but they has the right to do so.

Property development are entering a different era now, quality life style are getting higher and higher demand, we realise that the X-factor (environmental value) has contributed a great sum to the total appreciation in property value, look at Setia eco park, Desa Parkcity, Mutiara Damansara, Aman Sari etc, try to examine Perdana Residence 2 Selayang, Garden Residence in Cyberjaya, both Mah Sing projects will speaks for itself.

Although Kinrara Residence is leasehold, I still believe the price in 2013 (CF) will be RM850K or RM340/sf (2-storey), RM970K or RM320/sf (2 1/2 storey), RM1.25 mil or RM375/sf (3-storey). I look at the 3-storey design has no competition among Puchong houses. Although it is not not encouraging , I dun see our stupid government can stop the rising in property price.. cry.gif
