QUOTE(logen33 @ Aug 20 2011, 09:21 PM) Well, this morning my wife and I attended the pre launch invitation by Mah Sing in Sunway Hotel. We really like the layout as well as the landscape of the last phase (Phase 4A). So, we decided to "upgrade" from our 2 Storey Semi-D which we booked earlier to the 3 Storey Semi-D. Anyone booked? |

QUOTE(jet2020 @ Aug 21 2011, 11:56 AM) bro, tap your brain a bit by giving you a separate case C which is different permutation from case A Aiyo! for a start. Are you buying such a high value "landed property" for investment or own stay? if own stay, whether the property price going up, down, or maintain, there is no impact on you. For me and my family, we loves the environment and concept, and thus for own stay.C : income 25k buy 7 units of 300K condo for investment, total instalment at 10K (30yrs) Compared A vs C, which strategy is better? On the other hand, please enlighten me where to invest a decent RM300k on a condo that can "appreciate" in value more or higher than a landed property? There is no doubt that condo price will appreciate but there are so many condo flooded the market and in long term, landed property can "defend" the value more. Just my "many" cents. I also believe there "might" be so call better value + materials + freehold than KR, but what about the area and the surronding? How we wish to have the "best" of both world that suits us, as we are really paying a huge sum of our hard earned monies. As for me and my family, we are happy with it, at least for now. |

Well said everyone. I believe whichever property we bought for own use, be it the price/market up or down. it doesn't matter, so long we can continue to pay the installments, whether we are "makan gaji" or on our own business.

QUOTE(cookies_cai @ Aug 30 2011, 04:45 PM) Looking at the rough drawing by UFO & thestar paper, it is closer to Palmiera than Ambrosia. We should take note of the following: Yes, you are right from the photo of STAR earlier on, it is not elevated but on surface level. It will sure increase the traffic flow but to what extent level only. Anyone of any idea if this is just a propose stage or it has been confirmed project? 1) The highway is not elevated, it is on surface level, so it shud b parallel wif the access road towards Palmiera/Ambrosia 2) The nearest proposed interchange (no. 2) is right above KR, wher residence can use it to access SK, Cyber & Bk Jalil 3) Yes, with the highway as the borderline between KR & forest reserve, u end up smelling green as well as tarmacs & dusts :s, not the most desirable situation 4) Traffics passing by KR will increase many folds, which will be good for those shop lots in Damai Utama (currently mostly vacant) & nearby but not too desirable for Kinrara residences 5) What could be equally worrying is the proposed Kinrara-Damansara highway - anyone have any idea where does it cut through?? 6) There is no interchange proposed between SKIP and MEX, can only access MEX via SK or Sri Petaling, no shortcut to KL 7) The highway charges per entry fees regardless of your entry point, it remains to be seen the position of the tollgates Personally, I do see it as a plus point to the residence. The population boom in Kinrara is already creating traffic bottlenecks in SK and Bukit Jalil. Something needs to be done before this place hits critical traffic situation...... One thing we could do is seek clarification on the proximity of the highway to KR from TMS and relevant authorities.... Attached thumbnail(s) |

is this just a proposal or a confirmed deal? who can verify this?
assuming it is a done deal, will there be a wall in between the highway and the houses? this in particular will most affects those houses along the highway, with noise as well as dusts. between, based on the current KR's plan, since this is g n g, is it fenced by brick walls or just normal fencing? anyway, if anyone know of the other highway of Kinrara-Damansara highway, is it another proposal? |

QUOTE(angelisnotme @ Sep 6 2011, 03:29 PM) if the SKIP highway is a confirmed proposal i think it wouldnt affect much to the palmeria of kinrara residence too since it is not elevated but is parallel to the road heading all the way to kinrara residence... You are right, at least it is not elevated. However, it remains to be a "highway" that it will be lots of car with noise and dusk pollution. I resigned the fact that there always be 1 highway somewhere, so long not elevated which is a nuisance. The inner roads is 40 feet wide and 50 feet wide for the main road, any idea for Ambrosia? |

Thanks for the update and information.
Do you know the detail of the renovation restrictions? you mean even if we were to renovate the house, we are still bound by the fixed colour scheme? can we have extention? for eg. kitchen as i am intend to add the wet kitchen outside, or longer car porch? The solar water system as mentioned, what it means? the solar heating centralised system? ie. we don't have to buy a separate heater? or just the internal piping system? sorry to ask you these, as i am still blur in this. do you need to pay any stamp duties or MOT? cheers!!!! |

QUOTE(vevex @ Sep 30 2011, 07:59 PM) Hi Antzfield, Thank you so much for the clarification. Well! it is 1 step forward to own this beautiful house. Hope I can answer your questions here: 1. This is for all (2Sty, 2 1/2Sty, 3Sty) renovation restrictions: I did look at the clauses pretty carefully myself, trying to see if structure extension is prohibited - I find none (so, I guess it's fine eventhough it does stated that renovation floor plan must be submitted to management for approval). However, if you're thinking of extending the back... I actually went in the site and checked out actual build-up... some unit's back (3Sty) are pretty much close to max (may be as of now without fencing up, I can tell for sure...). Car porch should be ok. Colour scheme, gates, fencing are all stated clearly: Restricted (grille as well if owner choose to install) 2. For 3SSL only, centralized solar water heater is provided by developer (I think for bath room only, excluding maid's). You can google 'Solar water heater' for more info. In short, it is like hotel with the handle to control water heat / temperature by turning left / right (you can see clearly in their show unit bath rooms). Please note that the water heater point is also provided (visibly in empty show unit as well), so you can always install a separate heater if you prefer (have no info about Msia, but it does occur in some other countries with limited sun light seasonally, solar water heater need to be substituted with dedicated electric water heater). 3. Stamp duty and MOT are taken cared by MS (yes, I left out the MOT which I did signed last week). For those who may ask, MOT (Memorandum of Transfer) is something like for transfering of Individual title to buyer. Hope this help. Thanks for asking Hope all of us can meet up during future teh tarik roti canai session, and we can share more. Added on October 1, 2011, 9:03 am QUOTE(UFO-ET @ Oct 1 2011, 01:03 AM) Loan stamping is calculated based on loan amount (not selling price) wow!!! looking at the amount to pay, it is not cheap.for instance : A - Bought 3-stry Superlink at 1.0 million, loan 90% = 900K - MOT stamp duty = 24K - Loan stamping fees = 4.5K B - Bought 3-storey Superlink Corner at 1.5 million, loan 50% = 750K - MOT stamp duty = 39K - Loan stamping fees = 3.75K Not sure if my understanding is correct, the MOT also to be paid at the same time when the S&P signed? walau!!! it is going to cost me an atomic bomb This post has been edited by Antzfield: Oct 1 2011, 09:03 AM |

great photo taken by Immortal, although i don't know how you managed to "snake" in. Good work anyway!!
based on your observation of the workmanship, in particular the tiling in bathroom, wall or floor, what is the workmanship quality? any better than those in the showroom? there is a mosque inside but without speaker? is it a surau or mosque? anyone can confirm? |

Immortal, thank you so much for the explanation.
Good to hear the workmanship is somewhat near the model house, as it is our hard earned money for each and every inch. Hope TMS delivers and all home owners are happy person. It is (SURAU) allocated outside the fence so I believe is better then. I am worry as there will be a mosque allocated / to be built near (about 10 houses away) my current house, so the value will be affected. |

my phase do entitle dibs from HSBC, perhaps need to double confirm with TMS which banks. |

I am not too sure about link houses (ie 2sty, 2.5sty, 3sty), but there are dibs for Semi-Ds and Bungalow. Can anyone confirm if there is dibs for link houses?
MBB, CIMB (not for Ambrosia), HSBC also part of panel and thus entitle for dibs too. Please do check on the Letter of Offer from bank as different banks offering different lock in period, 1st 3 years separate interest rates, additional charges etc |
