Hi I went last weekend. Also received call from the lawyer name Eddie earlier.
My case, 2 agreements and 1 letter of consent.

1. Sales and Purchase Agreement (SPA) 3Sty SuperLink - you know what this is
2. Mutual Covenant - regarding terms for guarded community, renovation restrictions (building colour scheme, hacking, etc), community rules (parking, accessibility, etc.)
3. Consent letter - regarding guarded community - to agree to appoint MS as organizer for fencing and hire guards... (didn't notice if there's clause about maintenance of surroundings)

All fee the above borne by MS. Purchaser is to bear loan agreement fee (if applicable).

I note few things in SPA:
* Centrex Intercom system not stated within SPA but stated in the 2nd doc
* Air cond point did stated within SPA but not refrigerant piping

The "sold-called" enhanced features for 3SSL (regarding warranty period):
* home alarm system warranty period 1 yr stated in 2nd doc
* Solar water system (not stated)
* Centralised Water Filter (not stated)
* Water booster pump (not stated)
* Centrex intercom (not stated)

I checked with Sales Agent, answer was that the rest was covered under building warranty period (2 years upon handover of keys). I came to know that at least Solar water system if installed by direct supplier, buyer gets 10 years warranty....

I signed all the documents anyway.

Thanks for the update and information.

Do you know the detail of the renovation restrictions? you mean even if we were to renovate the house, we are still bound by the fixed colour scheme? can we have extention? for eg. kitchen as i am intend to add the wet kitchen outside, or longer car porch?

The solar water system as mentioned, what it means? the solar heating centralised system? ie. we don't have to buy a separate heater? or just the internal piping system?

sorry to ask you these, as i am still blur in this. smile.gif

do you need to pay any stamp duties or MOT?

Hope I can answer your questions here:
1. This is for all (2Sty, 2 1/2Sty, 3Sty) renovation restrictions: I did look at the clauses pretty carefully myself, trying to see if structure extension is prohibited - I find none (so, I guess it's fine eventhough it does stated that renovation floor plan must be submitted to management for approval). However, if you're thinking of extending the back... I actually went in the site and checked out actual build-up... some unit's back (3Sty) are pretty much close to max (may be as of now without fencing up, I can tell for sure...). Car porch should be ok. Colour scheme, gates, fencing are all stated clearly: Restricted (grille as well if owner choose to install)

2. For 3SSL only, centralized solar water heater is provided by developer (I think for bath room only, excluding maid's).
You can google 'Solar water heater' for more info. In short, it is like hotel with the handle to control water heat / temperature by turning left / right (you can see clearly in their show unit bath rooms). Please note that the water heater point is also provided (visibly in empty show unit as well), so you can always install a separate heater if you prefer (have no info about Msia, but it does occur in some other countries with limited sun light seasonally, solar water heater need to be substituted with dedicated electric water heater).

3. Stamp duty and MOT are taken cared by MS (yes, I left out the MOT which I did signed last week).
For those who may ask, MOT (Memorandum of Transfer) is something like for transfering of Individual title to buyer.

But, even-though the S&P and MOT charges are bear by MS, I heard that you still need to pay for lawyer fees to transact on your behalf with the bank, is this true?

Heard the lawyer fees can go into 1X,XXX...

legal fees for S&P and Loan Agreement are bear by MS, I only paid 5k+ for the disbursement & stamping duty(3.75k) for loan agreement.

Loan stamping is calculated based on loan amount (not selling price)
for instance :

A - Bought 3-stry Superlink at 1.0 million, loan 90% = 900K

- MOT stamp duty = 24K
- Loan stamping fees = 4.5K

B - Bought 3-storey Superlink Corner at 1.5 million, loan 50% = 750K

- MOT stamp duty = 39K
- Loan stamping fees = 3.75K

wow!!! looking at the amount to pay, it is not cheap.

Yes, definitely. Unless it is stated during purchase that "Stamp duty and MOT are taken care by MS", waoh!

What a relief, can save a big fortune but still need to pay a small fortune of the disbursement & stamping duty sad.gif

Me 2..... for 3SSL! and i receive the letter from legal firm to bank for payment release..........

it was divided to 3 portion.... 1st part to public bank, 2nd part to MS, 3rd part to legal firm.... (huge portion).... not sure why so much to legal firm.....

anyone know?

Latest Development of Kinrara Residence, MS had already completed 40% for the first few units in the the first row. And from far, we can see a few row of shop lots development under Bandar Kinrara developer..

I think is the small Surau. MS also build one at the end of Jalan DU 4/1 ... they say without speaker...
