Mind if I ask who is behind patchay.com.

A few of the buyers for the Kinrara Residence Semi-D spoke to me and told me the main reason they bought was because of the concept i.e. gated and guarded with club facilities. KR really knows how to do Marketing and not just sales.

Heard from the Sales office that the intermediate unit for the Semi-D is now going for RM 1.48M only !!!!! This Sunday there is Lion Dance and God of Prosperity at the Sales Office.

Checked with the Sales Office today and found out that they are revising the price of the unsold intermediate units which were previously sold due to loan rejections, buyer pull-out etc to RM 1.48M. Not many units available.

They have not yet released the last 2 rows for the Semi-Ds and the price tag is a still a mystery. Wah!!! the early birds have made RM 160K paper gain.

When the houses are completed, I reckon that the 2 storey semi-d will go for 1.8M and the 3 storey semi-d at 2.0M. (Or more)

Everybody is entitled to their opinions and only time will tell. If u look around Puchong especially near Kinrara and nearer to the city (from Puchong), there are not many with gated, guarded and with club house facilities. These are the things buyers are looking for these days. Furthermore I & P are not selling cheap anymore. Their Semi-D at BK9 called Chantek are currently sold at 1.8 M (40X80).

I agree with mrhawk that if the price difference between the 3 storey link house and the 2 storey Semi-D is small, people would go for the Semi-D. The difference has to be substanstial e.g. 3 storey at 1.1 M and Semi-D at 1.6M for people to opt for the 3 storey link house.

The only part "imperfect" about KR is the status of the land i.e leasehold. But these days many new developments are leasehold even in Damansara, Kota Damansara and PJ.

I wonder how much will the 3 storey link house worth once it is completed?????? Definitely more than 1 M but how much above 1M ??? If it is too high, people will go for the Semi D. All comments are welcome.

If the prices of the 3 storey link house are at RM 1.22M and semi-d at 1.5M respectively, which one will people choose??? My opinion is that people will go for the semi-d. If one can afford 1.22M, I am sure they can afford 1.5M.

We can not use the basis of comparison on the cost per sq feet for link house and a semi-d and likewise for a bungalow with a semi-d. If your prediction for the price of the 3 storeylink house is true i.e at RM 1.22M, the owners of the semi-d will definitely target their price above 1.8M. Just my opinion.

Went to check on the club house in KR today. Coming out very well and pretty impressive. I only hope that PKB can come up with such concept and not offer the same old thing over and over again. I siggest those who are inerested in KR to go and have a look. Seeing is believing.

The showrooms for the Semi-D and 3 storey link house are almost ready. As for how much it will be sold when it is ready is everyone's guess.

I think it is futile trying to compare SemiDs with Superlink. It is like comparing oranges with apples. We should compare BK Qaseh Superlink with KR Superlink and likewise the KR SemiD with BK Jewels/Pearl/Gems SemiD.

Maybe u can help to provide the comparison between Qaseh Superlink and Kinrara Residence Superlink. Both are roughly RM 1 M (plus minus).

Saw some works being done for the LRT along Bukit Jalil Highway today. That is the good news. The bad news is that no money to finance the LRT. Please refer to http://biz.thestar.com.my/news/story.asp?f...54&sec=business. Need to raise money via bonds.

We definitely need the LRT now (better still yesterday) as the Bukit Jalil Highway and LDP is now choked to the maximum. Try using the Bukit Jalil Highway and LDP every morning and u know what I mean.

Don't get wrong on the LRT and MRT. I am all for it. What upset me is "Only Talk, Not Action and No Progress made since 1 year ago on news regarding the LRT extension to Bandar Kinrara". Maybe Election is coming ........... After Election Cold Storage again......

I am quite disappointed with the finishings specially the 2 storey Semi D flooring. What kind of cheap wood material they are giving, might as well use tiles instead. Overall OK except the finishings e.g doors, flooring.

Hope Mah Sing will rectify them before everybody start complaining. Even the 2 Storey Terrace at Melodi Bandar Kinrara finishings are better !!!!!!!!

I am not talking about the road. I am only referring to the finishing. Just walk into any Melodi units that are under renovation and you will understand.

I hope you are right as the timber strips used for the semi-d in KR look like cheap parquet wood used for middle end houses. As for laminated wood, there are also different classes or standards. They can be quite hardy as they are used in shopping malls where there is a heavy traffic of people walking in and out.

Spoke to the Mah Sing People on Site at the Show Houses today. Highlight to them the quality problems. Found out that the invite for 20th March 2011 is for Link House buyers and 26th March 2011 for Semi-D Buyers. Maybe we can meet up this coming 20 March and 26 March 2011.

I think Mah Sing heard your complaints. Saw the workers put on the stainless steel railings to the glass railing today. Hope that they will also install the shower screens.

PKB is launching new SemiDs and Bungalows at BK 8 this coming 22 March 2011. The cheapest unit is RM 2.88M for Build Up 4921 sf and Land Area 5499 sf. Now getting almost impossible to own the new SemiD and Bungalows in Bandar Kinrara. Prices have been shooting up since the 1st SemiD at BK 8. Wonder how would be the response.

Thats what I thought. Why does MS provide such cheap material ???? I am sure that the labor cost and other raw materials e.g sand & cement is more than the China tiles used. I guess MS is now trying to maximize their profits by providing cheap & shoddy finishings.

For the 2 storey SemiD I spoke to the Developer today to provide a cement partition near the starcase facing the main door.They ask us to write in to request.

The remaining 2 storey Intermediate Units at RM 1.548 are the ones facing the T-junctions (if I am not wrong). Wonder who will buy unless the new units to be released will be sold at RM 1.8M or more, then maybe worth considering ????

By the way I was also at the launch today. Spoke to a few buyers. Generally the complaints were on the material and finishing provided.
