I like to think that we're "upgrading" the landed properties around Zest rather than "downgrading".
Imagine some of us buying block A at around 280k, construction interest maybe 10-13k, their minimum targeted selling price must be above 330k.
Currently the terrace houses around Zest is around 400k? (please correct me if I'm wrong)
What would be decent price gap between landed and condo?
So Zest may actually help in "pushing up" the landed properties value...

yup...as summer_pwc said, just keep them updated in advance if u're unable to sign the s&p within 14 days of booking (14 days is the normal procedure for most developers). i was abroad when my 14 day period lapsed and had kept them in the loop that i needed more time to sort out my loan applications before i could sign the s&p. had a time extension of 1 wk if i'm not mistaken.

btw, am planning to head down to the sales office this weekend to kpc the sales status for block A biggrin.gif
sure onot there'll still be buffet lunch? heheh brows.gif

I really think that if the zest is well maintain in terms of the condition and security then we are actually "upgrading" BK 9 overall.

nod.gif V really need to look out for each other interest to maintain the beautiful zest.

All will be benefited from it if the zest becomes the jewel and the most talk about place. Then there will be demand for it and price can be increase ..... thumbup.gif

Hi everyone,

I just came back from signing my snp icon_rolleyes.gif

1. Golf view - I checked again with my sales guy on the view. He confirmed it is not directly in front of the low cost flats

2. Sales progress
Tower B - 80% sold rclxms.gif
Tower A - 50% sold of all those that are opened for sales. Latest check on price - 14th floor Type A is being sold for RM299,888 (imagine those in the higher floors!)

3. Buffet - nothing fancy, just kuih-muih and boxed juice la

Hey I came back from sales office too.

Ive resigned my deed of mutual covenant. The changes are vry minor and is in relation to the definition of "purchaser" to "owner".

There s no buffet but only finger food ie kuih muih.

BK9 is unique because its border between selangor/puchong and KL. Alam Sutera is under KL and its targeted bangalows for sr govt officer (so I read) and within that area to BK9, there is an allocated big piece of land as Botanical garden, library, mosque, bomba, and police station, and plenty of schools.

And if LRT does happen with station really nearing Shi Kiong Star, than the BK9 enclave and Zest within together with Alam Sutera, it will offer a very good mix for a township.

bro, block C is the first block being launched...its not open for sale only now. ukuan and paul5005 bought their block C units few mths ago...if u were tracking the thread since then, u would know abt it. from the ad i saw in star yesterday (last page of star metro), block C is 100% sold. anyone who went to the sales office today can clarify? dint manage to kpc today coz was occupied with other stuffs. the korean thingy...haha, its also discussed numerous times already here. no point for me to divulge into details again but TT have blocked out levels 15 - 20 of block A for now..would either be en-bloc to the koreans or might be open for sale later at an even higher price, nobody knows.

wow, alam sutera has so many amneties to offer for real?! then it'll be an even better buy for zest!! rclxms.gif brows.gif

Hahahaha....I'm staying....today I travel round that area(after jogging in taman bukit jalil) I saw 4 stations gorek tanah in the middle of the main road maybe as you guys said, they are testing the land soil. I think the LRT is 80% going to build, good to have that but bad for traffic if is too close to us.....One more thing I found that currently BK9 housing area road is not connected with BK5, I ronda-ronda both area scan't find any road to go through....doesn't matter la, will use to it. Near future for sure they will connect both areas.

Anyway the project is going fast(my opinion) the office for show unit is completing..can't take any picture(my phone camera s&*k) alot of ppl working...hope we can get our lovely Zest within 2years time(possible?) rclxms.gif

There will be a road connecting BK9 with BK8/7/6. But due to the golf course, the connecting road will be a fairly long drive.

The road is infront of zest head toward west to the right and passing the bangalows (completed only up to the bangalows at this moment) and travel along the edge of the golf course before it reaches BK8/7/6 and eventually BK5 giant. Along those road are parcels of land where its allocated for SMK and SRK.

Currently there already a slip road passing the low cost flat near puncak jalil and sirim. You turn left heading to Sirim. You turn left to Paragon height just before Sirim and at the end, the road bend to the right and voila, Zest in front of you. This is both way traffic. Distance from Giant to Zest is about 7km.....no traffic. Vs you do a u turn at TPM with traffic for 9km.

I've read nearly 1/2 the threads here & my eyes r too tired to go on.. Are most u here investors / owners ?

Wah that is a incredible news. I would say overall it is 70% sold out for all 3 blocks without the showroom ready. It is a remarkable feedback indeed.

I bought this unit because was attracted by their concept and of course the pricing. Wait till it is ready and compare with Savanna Bukit Jalil condo. If it is much better, will consider staying. If not, probably will rent out.

Hello bros. Want to know...which home loan did you all take? Did talked to few banks over there at Zest and so for i think RHB is the best. They offer lock in period of 5 yrs starting from first repayment. So is this a good offer?
BLR i think is pretty much standard at 2.2BLR. Any ideas?

Yah.. from model, it looks like good finishes, eg balcony balustrade is glass, that ought to look impressive frm the main rd when its up ! 2x2 tiles if i read in earlier threads. Any other nice thing abt this place ah ? I might be tempted to move in too haha.. unless the rentals are irresistable rolleyes.gif
