Hmm..

I'm still hopeful leh..

Rental
Savanna $2.2k (~1,200 sf)
Arena Green $1.2k (~820 sf)

I realli believe zest's rental can top $1.2k and equal or even top savanna. Ok, which location / environment do you think is better - zest or savanna ? Maybe frm there can get some indication....

My wish list - 7-11 & high-end mamak stall inside the condo. Must have at least 1 24hr convenience shop & 24hr mamak inside the condo. This will sustain a good mix of students/staff/expats frm tpm who work & stay up crazy hours.

The mcD etc located at shops fronting road would be ideal. Then residents can jus walk out for something more expensive. Aramis, the traffic at road quite heavy i think, if got mcd lots ppl sure stop by b4 con't journey. The petronas at tpm got big area in shop like for eatery but not occupied. If i m frm mcd, i will open a shop outside zest instead of petronas. More parking, more residents frm zest/kinrara..

Imagine driving home, fill up petrol from caltex/petronas/shell, tapau food from the shops outside, withdraw some $ from the bank beside, then drive up home... Purrfect !

Hahaa.. wishful thinking.... rolleyes.gif

Hahaha...hopefully the shops in front will not ended up like what is happening in Bdr Sri Permaisuri. They have bank. 7-11. 24 hours convenient store. kopitiam. island cafe. kiosks and many more shops over there too. But in the end it is more like an eyesore. ZzzzZzzz.

The road in front of Zest (Astro highway) will be widen or not? To be honest two lane to and flow is kinda cramp. Congestion almost every morning going to Astro / TPM.

One more thing...do they (developer) control who we rent the apartment to? According to the sales agent - they won't allow the properties to be rented out to African nationality. How true is this?

a 24 hour shop, a 24 hour clinic, 24 hour food stall and a 24 hour medical centre....err.. 24 hour bank maybe. haha.
plus a management team that keeps the place in top notch 24 hour's a day... that's my wish list... drool.gif drool.gif

Comparatively I would say Savanna is located at a more strategic location. It is within walking distance to 2 LRT stations as well as IMU, APIT and TPM. On top of that, I believe the rental can be that high is because there are many rich middle east/Africa students studying at IMU and APIT. However, Zest is slightly further away which for students, they will need a car.

Hopefully the shops in front of Zest will be successful. Then, maybe it will be a different story.

In the end, you withdraw your booking on the residential unit, right?

Near colleges, you have a wider range of tenants. It may further boost up the property price. For those who bought it for own stay, sure is a big NO NO hehehe.

Medical ctr too ? Wow.. then can take mc easy.

No one likes students hah.. ok mah, those local & middle eastern, xcept for those curly hair lah (but how does the mgt enforce it ? Gonna b tricky). If got students, got chap fan, then cheap food for everybody mah.. Sum more, got educated youngsters, less crime, samseng jalan & crooks not so daring to rob since so many able bodied young adults around 24hrs a day.

Just speculating smile.gif Anyhow i think young professionals still wil be majority here.

Hey, their brochure kinda basic, don't have photo of mock-up, don't know how good finishes given. We r taking a chance yeah. With so many units already sold, wil they scrimp & do some cost-cutting ah ? No need to impress ppl liao.

Naleh eugene cchew, u have units at savanna & zest too ?

the corner 5 storey shoplot and the 4 storey unit adjacent to it will be a medical centre, as informed by my sales rep. yet to see if it materialises. but hey, the rhb bank thingy is something new to me. would be perfect if they set up a branch there...easier for me to settle my home loan stuffs if i'm staying there! rclxms.gif

I went to the construction site again yesterday to look at the surrounding. smile.gif

1) Again, I found out that the project is facing the DBKL flats. Those in Tower A might not be facing "directly" to them but the flats will certainly "feature" in your balcony view (for those who have chosen non-KL view)

2) I went to around until I reached Paragon Heights and until the DBKL flats (which were not yet occupied). There are indeed a lot of those flats there. I am worried about the density of the area sad.gif Hopefully these just white elephants just like that I saw in Ara Damansara (around Crimson Condo, Kelana Jaya).

3) From those DBKL flats (which are on higher ground), I noticed that the KL view was blocked by another condo/flats ! Unless your unit is on the very high levels, do not think you will get a good KL view. In fact, I'd like to suggest those who bought KL view units because of the view, to go to the site and look at it yourselves smile.gif

Direction:
- turn into the SIRIM building road towards the hill.
- turn to right on the first junction
- go straight (quite a long way) and you will see beautiful Paragon Heights.
- go further and you will see the DBKL flats and the road is partly blocked.
- to get the KL view, you need to enter the area - BUT ENTER AT YOUR OWN RISK because the site is quite isolated to me


I was called by the lawyer, rushing me to sign S&P. I called my banker and he told me not to sign before securing a loan. I have lost one week and next week is the due date. I have little confidence to make it on time. May I know:
1) if I can postpone the signing of S&P?
2) if it is possible/better to engage my own lawyer (or recommended lawyer by my banker)?
3) which bank offers the best package? I read RHB and PBB offer the best deal - PBB's lock up period is longer but offer slightly better rate.

For either own stay or for investment, I also don't hope it's too near to the college and surrounding by the students here and there.....

I'm agree with Eugene, for rented out, it's the best to have some young preffessional or expat family....

...and I'm not inttend to offence any college student ya! wink.gif

As I said before in this forum, there are gonna be at least 15 blocks of 20 floors high rise DBKL flats there. And I believe it will be fully occupied (may take some time) especially once the LRT nearby has completed which has make this area more accessable for those who stay in the flats and doesn't has own transport.

The condo/flats has some distance away from Zest. Just take it as part of your balcony view will do....anyway, I think we might not have a 100% clear KL city view in the future as there might have a lot of high rise building will be built. (hopefully not! rolleyes.gif)

1. Yes you can. Talk to your sales person. I managed to postpone to another week.
3. RHB and PBB is same la....just depend which criteria they offered (e.g. lock in period, penalty for ealier settlement) meet your needs and financial status more.
