Hi everyone,

I have just booked a unit of the Zest - Block B. I have one major concern when I read thru this forum. Earlier in the thread, I read that there will be a big parcel of land to be used for C&C (cemetery and crematorium). This will impact those who are facing the KL view. The discussion somehow died off. I'm not sure what is the conclusion. Are they going ahead with it? And if they are, won't this be a real eye sore and for you investors out there, won't that lower the value of this project?

Any thoughts are appreciated. Many many thanks in advance!! biggrin.gif

Hi Babana,

I will still be worried because if I were to take this as an investment, it will impact the whole project as in appreciation will not be as high as it should be. Anyway, thanks for sharing your insight. I heard this is in the KL City plan already so still not so sure whether the power of the people will prevail at the end grumble.gif ? Crossing my fingers!!

Just talked to the sales guy (Joe), he said they are still rushing to prepare the show unit. Target end of July. Praying that it the materials used will be of decent quality! thumbup.gif

I asked him also about my other concerns with their Heron project. They have raised the maintenance fee by a lot so I questioned him (was afraid that's gonna happen to zest later). He said they have to raise because they calculated wrongly shocking.gif
Heron is relatively of lower density, so maintenance fee has to go up! He said Zest can get 0.165 because we are high density. Hmmm...I just wish somehow the density could be lower a lil bit. Anyway nothing is perfect.

Oh...block b sales is abt 70% out according to him. tongue.gif

Went to the sales office today.

About 70% Block B units out rclxms.gif still a lot of units facing Golf Club left but these are the units furtherst away from the Golf Club. I saw one unit booked in front of my eyes. Still a lot of people in the sales office.

Asked about RAMP - Approved. rclxms.gif

Asked about LRT - Approved. rclxms.gif

Asked about Block A - Still under Koreans


About loans...
OCBC give the best interest rate BLR - 2.3 but they have built in the legal fees into your loan
RHB give BLR - 2.2 but absorb the legal fees..
So net-net...about the same la

I went to Atmosfera today too (a friend bought a unit there). They were having the lucky spin thingy and a very lucky girl got the grand prize - a trip to Japan!!! But most get consolation prize - fridge or washing machine. At least something la....

Can Zest gives out some freebies too since sales is good?? tongue.gif

I think more or less they have reached 50% sale. A lot of people today. Block B sales is slower.
I know Zest don't need freebies to attract buyers but from customer's perspective, it'll be good to get something free ma wink.gif

Hi all,

I don't see the link between this rule and the Koreans keeping all units from 15th floor onwards? Does it mean that those 15th floor onwards are priced MUCH higher? drool.gif

Hmmm....I feel like dropping by the sales office again to compare the price of my unit in Block B with Block A brows.gif

yeah...my sales rep said it's confirmed under residential rates. Only sinking fee and quit rent followed commercial rates (not a lot higher)

Just spoken to my sales guy.

1. Location of LRT stations
- In front of Hap Seng, in the middle of the road (no car park)
- Next to Giant, by the side road (with covered car park)

2. Waste disposal
All units will have this and according to him, it is a 'surprise' for those who have purchased hmm.gif

3. Enbloc (15th - 20th floor)
Still blocked but expecting another price increase if it ever gonna be released drool.gif

4. Show unit
Ready by end of July / early Aug. He said no rush since the sales is so good dy. But I told him the buyers will be anxious to see the show unit so appreciate it if we all give some pressure to them or else, we will not know how good is the quality of the materials that they are giving to us. You just need to write an email to your sales person informing of the delay. I'll sign mine this weekend, dateline is supposed to be last weekend. So as long as you communicate with them, it is fine tongue.gif

Hi everyone,

I just came back from signing my snp icon_rolleyes.gif

1. Golf view - I checked again with my sales guy on the view. He confirmed it is not directly in front of the low cost flats

2. Sales progress
Tower B - 80% sold rclxms.gif
Tower A - 50% sold of all those that are opened for sales. Latest check on price - 14th floor Type A is being sold for RM299,888 (imagine those in the higher floors!)

3. Buffet - nothing fancy, just kuih-muih and boxed juice la

Hi guys,

Not sure whether you are aware but they have posted updated site progress for shops, block c and block b on the web (www.thezest.com.my). I'm impressed that they really update pictures of their progress (hehe, maybe because I 'hassled' my sales guy to update it last time) tongue.gif

Hi guys,

I just came back from the MidValley Property Exhibition. Here's the update:

1. The Zest is there. Their booth is right in front and with customized design and got corporate colour (orange la). I'm impressed.
2. Tower A 15th floors onwards are open and sold at a 'premium' price. Difference between level 14th and level 15th is about RM10K
3. Sales of Tower A is about ~60% (rough estimation)
4. Tower B remaining units about 20+
5. Tower A units will all be given tandem parking, so those who have bought a unit (other towers) with side-by-side parking can see the value in your parking!

Go and have a look if you are free!

Not a lot of people today. Think the crowd will be there tomorrow and Sunday.

Nope, they have side-by-side parking for Tower C and B but only for certain units. I think only for higher units Type A.
