We asked the lawyer - he explained that they changed from CF (certificate of fitness) to CCC (certificate of completion and compliance), and some other "minor clerical" changes.

This "approved ramp" is something that they have to build - that's how I was told...

Check with your banker?
I'm not sure about RHB, but for Hong Leong bank just need to go to any branch, fill in a form and pay.

We asked the sales person again on Saturday about block A, but still getting those "hmm hmm ahh ahh" type of answer - personally we doubt the deal is going to materialize.

Read the LO front to back?

Some of the things that we watch out for:
1. MRTA - we said we dont want MRTA but somehow our RHB LO came with that term. Our banker said she's gonna fix that.
2. Start of lock in period - RHB (from 1st drawdown) vs PBB (after final payment)

Block C - 90% sold (24 units left)

I think cheapest unit that I saw is 245k, no such thing as initial price cause it is selling at initial price now. Just that block B is slightly more expensive than block C.

Just came back from sales office. Got free buffet there today! tongue.gif (and the caterer is the tauke who bought the cafeteria in Zest, food is quite good!)
Comparing similar units between block A and block C - the difference is roughly between 25-35k rclxm9.gif

Confirm levels 15-20 all sold en-bloc. Other units that are opened to public - currently 38 units sold.

Ops I didn't make myself clear enough - the tauke is the boss who bought the Zest cafeteria, so let's hope that he'll be there to provide us good clean affordable food smile.gif

Ya went there last Sunday, cause was very curious about the block A price chart tongue.gif

Read the previous posts, some buyers were told by the sales team that the waste grinder will be provided. I myself did not hear it from the sales team. So it'll be nice if someone can confirm this smile.gif

I like to think that we're "upgrading" the landed properties around Zest rather than "downgrading".
Imagine some of us buying block A at around 280k, construction interest maybe 10-13k, their minimum targeted selling price must be above 330k.
Currently the terrace houses around Zest is around 400k? (please correct me if I'm wrong)
What would be decent price gap between landed and condo?
So Zest may actually help in "pushing up" the landed properties value...

Was there on last Sunday:
Block B 61 units left
Block A 41 units sold (exlucidng the en-bloc ones)

Yup its on commercial title, so expect higher quit rent and assessment fee...
