Sunway buys prime land in Bukit Jalil for RM15m

PETALING JAYA (Sept 20): Sunway City Sdn Bhd, a wholly-owned subsidiary of Sunway Bhd, has acquired 11.8-acre land in Mutiara Bukit Jalil for RM15 million, eyeing new launches in 2H2020.

According to the press statement, Sunway City has inked the acquisition deal on Sept 19 to purchase 100% of the total issued and paid-up capital in Sterling Paradise Sdn Bhd – the company which holds the rights to the 47 parcels or approximately 11.8 acres of prime freehold land.

The land is strategically located for a potential residential-led mixed-use scheme, being just 600m from the Muhibbah LRT station, with another three LRT stations within a 3km radius (Bukit Jalil, Awan Besar, Sri Petaling) and easy access to multiple highways such as the LDP, KESAS, MEX, and the toll-free Bukit Jalil Highway.

In addition, the land is located close to amenities such as Bukit Jalil Recreational Park, Bukit Jalil Golf and Country Resort, Bukit Jalil National Stadium, International Medical University, SJK © Lai Meng, and the upcoming 1.8 million sq ft Pavilion Bukit Jalil shopping mall.

The land, which comes with an approved development order, is expected to be ready for launch by the second half of 2020 with the expected completion in 2026, contributing positively to Sunway’s earnings.

Sunway Property managing director Sarena Cheah said in the statement that the proposed freehold, close-to-transit, development will match the current demand, especially for upper-middle income millennials who have flocked to Bukit Jalil in search of a greener environment, great accessibility and great amenities close to the city centre.

“We plan to deliver liveability within a secure and healthy community through this development, and are looking to price our properties affordably for this market,” she added.

Meanwhile, Sterling Paradise has secured the land on relatively favourable terms at a purchase consideration of 15% of the GDV of the future development less a fixed sum of RM 36.7 million.

“The variable nature of the purchase price coupled with only RM 30 million of the purchase price to be paid upfront will allow Sunway greater agility in pricing its future development to meet the shifting demands of the market,” said the statement.

When contacted by EdgeProp.my, Sunway said the future launches are now in the planning stage, thus no details could be revealed yet.

Bukit Jalil is already getting overpopulated with DEVELOPMENTS.....along Kesas while driving by if you see the number of empty new developments approaching and leaving Bukit Jalil it makes me face palm.

Sunway is very aggresive utilised their land bank in Klang Valley lately. Most of theirs property is TOD type and connectivity via highways.

wont be big impact...since Sunway is not master planer in Bkt Jalil... just a pocket development... buy if you feel the price is right and you like the project...

Sunway sure launch at much higher psf than jrk convena.
If investment can buy jrk 1st. If own stay then wait for Sunway condo.
Probably sunway keep buying lands here and propose more condos. Sunway master of township development. anyway, I am just blowing water here, final decision still up to you. 💪

To a good developer, few condos development enough to change the environment. They will upgrade the access, propose more small roads, possible walkway to lrt, etc. . More condos with Chinese, do you think will attract more Chinese restaurants here. The crowds will also diff.

Interesting due to Sunway Group, a big developer but 11.8 acres land project hardly giving a huge impact to the surrounding area of this small Mutiara Bukit Jalil and Bukit OUG cluster.

Sunway is good at developing mixed development project and it's planning but sad that most of Sunway projects do not earned good return especially their stand alone projects.

Let's wait and see the planning on how they able to carve a mini commercial below the 4 blocks of service apartments, the key would be the new access but unfortunately nearby to those industrial area may not help much. The nearest commercial hub would be Pavilion Bukit Jalil, before The Link and Bandar Kinrara.

no need shift la... one of my company cari makan located here.... senang collect rental... im not greedy... somemore... not depend on these rentals for living... just as my financial portfolios to leverage and hook other places like DPC, Sepang (factories)... bankers willing give loans to me (big sui yu for them) .... cos so so only records for rentals (rental yiels as low as 7% nia) and capital appreciations (30% average nia)...

As usual... Plain design by Sunway... Look similar with their sunway velocity 2 project becos same architect firm... Copy and paste...
Anyway if the price around 700psf or slightly below 700psf...then will be receiving good respond... Else... Tropika and upcoming Exsim project behind Link 1 still better rthan this

Then market will eventually differentiate between true tod and the ones claim to be. Aster is true tod, many are not

Once upon a time in bukit jalil, aset kayamas claim to launch a true tod as well, lastly due to “failed approval” built a covered walkway for half a journey and put the rest of the journey under sun and rain. Semi tod handover to one station further.

A bit weird that they would make a covered walkway to muhibbah lrt when alam sutera station is nearer and definitely more walkable from the site.

Wahh, this location selling RM 680 psf is quite killing. Sunway may have projected even Rosewoodz can sold at RM 600 psf, why not Sunway with proper landscaping?

Drive towards the Calvary or Aurora there can connect back to Bukit Jalil highway towards Puchong.
Can also drive towards Pavillion BJ and u turn after Pavillion.

Another way to Puchong is via Kompleks Komuniti Muhibah small road to OUG Parklane and connect back with Jalan Puchong.
Many ways can jalan one.

In a separate announcement, SunCon said it had secured a letter of award worth RM278mil from Sunway Flora Sdn Bhd in respect of main building works for a proposed development of two blocks of residential condominiums which consists of a podium, carpark, common facilities and swimming pool, in Bukit Jalil, Kuala Lumpur.

“The project shall commence on Nov 1, 2022 and is expected to be completed on Oct 31, 2025.”

It’s a long way to build a covered walkway. Not cheap but perhaps a fair price compared to what you get in this market with the assurance of the brand.

Original plan is build another mixed development project next to this project, not sure the plan remain the same, if 2 project share the covered walkway then more reasonable, and also mixed development next to this project can solve some commercial need in walking distance.


Next question will be what is the maintainance fee with the linear park

I think even 700-750psf is considered reasonable with all these conditions, hard to find fully residential title properties nowadays with LRT in walking distance

I think they open the entrance from kinrara industrial area side?

No direct access from bukit jalil puchong highway also a headache, if u back from pavilion u had to use awan besar road

1. Too close to PPR, lot of B40 problem. Saying so, the whole area is jammed with car parked on the roadside.

Rempit, drunk people, gangsterism, u name it, they have it. U can google news about dead bodies found nearby. There is also abandoned construction nearby, but recently they revived the project. Another condo, just next to sunway. U can imagine the jam with all these condos, the infra is still the same. The road at the LRT is 2 lane, but because PPR folks parked on the roadside, only 1 lane is accessible. It is a massive headache to get through it everyday.

Edit: I forgot another Condo ongoing, Exsim Condo. So around the area, u will have Exsim, sunway, como, OUG Parklane (its high density condo), PPR, Platinum OUG, Bukit OUG condo and townhouse. Bear in mind these are all condos, and the infra has not been upgraded in god knows how many years.

Yes, the pros is the future tenant have plenty of access available. Straight go out to Bukit Jalil Highway, or they can go through BK1 to OKR, or go to KESAS. But do expect traffic jam all around

Correct, Rosewood already passed those PPR. But imagine this, once rosewood complete, there will be tons of car park on the roadside as well. So u can see line of cars from PPR straight to Bukit OUG Condo.

it’s really not a good experience driving through that area, with all the cars parking on the roadside. it’s gonna be EVEN massive jam, especially when there’s concert or football match (it’s already very jam when there are those events)

That true. The junction after LRT awan besar always jam especially during peak hour. Also, the traffic lights spoiled for some time, then cause terrible jam.
Bukit jalil highway will jam after Pavilion 2 if they are football match and concert

cuz the slope towards z residence and the rainz, previously all park roadside, but they put the tiang to stop ppl park there illegally

then make it even worse

but anyway the above said condo plus rosewoodz doesn't really bothered by ppr cuz they won't be passing by them to go to highway
ppr also won't park till rosewoodz there

Anyway yeah, as mentioned above, very high risk place. In term of property, my rule of thumb is to stay far away from low cost flat or PPR. Some of it still ok, like the one at Seksyen 17, in front of Jaya one. But only that, the rest are shithole. So be very careful.

Flora seems not directly in front PPR. Its quite a walk away and i dont think cars will park till flora.

My 0.03 cents view, for the price of around 750psf, I would look at subsale landed in Bandar Kinrara.

This is more so for the larger size unit that is touching 1 mil mark. Landed definitely an option worth considering at that price point. Maybe less freebies or high upfront but think it is more worth it.

News from staff roughly it that price. But, they said usually sunway will give rebate. Maybe after rebate starting at 680/sqft?

Went to the showroom. Very practical layout, 1206sqft can fit 4 bedrooms not bad. My only concern is no store room/utility (I prefer 3+1). Maybe I am old fashion but I prefer a room where I can install racks and store my stuff.

As told by sale person, the unit confirm will have Mitsubishi aircon similar like showroom, water heater with water storage. Kitchen cabinet and glass enclosure for bathroom are unsure.

One thing i curious is, the middle unit master bedroom is actually next to next door living room, not sure if the next door speaker and woofer open too loud will actually affect the master bedroom next to it, later feel vibration lol

The covered walkway approved by DBKL and confirmed?
Last last after completion suddenly no covered walkway due to marketing gimmick only.
Whatever that is not inside your SNP is not legally binding. Haha.

Curious that COMO site just left empty like this or they will revive and build together with Sunway project?

If average selling at Rm760/sq ft, look not that attractive given Exsim Rosewoodz nearer to LRT selling cheaper than that with 70% furnished. Just need buy mattress and can move in ready.

The funniest thing is so many people buy these MRT properties then they stop using it once they have a nice car or kids. It does make sense in our overprotective culture. Food for thought. It wouldn’t be feasible to walk 700m with a baby pram.

Totally agree. Rm760/sqft should be area close to Link2 and Tropika. Rosewoodz just walking distance to few kopitiams and roti canai breakfast⁄supper, also got 99speedmart and news, accessible to two LRT stations. If want go Pavilion just take feeder at Awan Besar Station.
If you observed below LRT line, there are few columns just next to road, how they going to build a covered walkway by skipping the column⁉
COMO land is not under Mutiara Bkt jalil area.

Ya it is an add on good to have feature but not many going to use it, how many ppl nowadays that can afford 700k-1mil will actually walk 2-3 km total to and back from work everyday, if u plan investment to rent out target audience not correct also, cannot cover rental if rent too high those will just find nearer to mrt lrt one.

To me selling point of this is the private activity park , that you can enjoy some greenery and do some exercise without driving out like go to bukit jalil park.

Then need to bet on phase 2 can cover basic commercial need like some restaurant , cafe, mini mart , then it can form a small community there.

Downside are also pretty obvious as well, surrounding and access , ppr gonna be there, kinrara industrial park not gonna revamp mostly , since not under dbkl

There are only 2 categories where this works properly - expat zone and student zone. Yet MK and DPC have thrived despite not having public transport links. There are 800 psf properties out there with MRT links that are merely valued as student accomodation now and not the Sunway kind.

Oh wow if they don’t give those things then it’s really expensive for 750 psf. Even Belfield had all those. It’s looking like a much better buy than Flora with of course an actual city location.

That side of bukit jalil, accessibility not as good as the opposite side.
Aster Hill by UOA pricing is lower, close to Sri Petaling, also not too far from Bukit Jalil

Belfield give kitchen cabinet similar as their showroom? Bottom+wall unit?
750psf really consider high, as rosewoodz selling not higher then 700psf with partially furnitured.

Yea Belfield was giving complete kitchen cabinets. Tower A was as low as 650 psf for some of the bigger units with cemetery view. It does scale up very quick though and looking at Tower C hitting 1k psf though the units there have wet kitchen done as well and choice of colour.

Ya nett. Something like 700k+ for 1100+ sqft. These are just approximate and off the top of my head. Go read the older Belfield threads. Tower C is a standalone tower with own facilities and the best views of 118 in this development. At the time, Belfield was one of the cheapest in its area.

Complete kitchen including oven. I’m surprised if they don’t include this in Flora as Artessa, DHill etc all come with similar inclusions.

Depends what you want, you may compare all the listing and upcoming project now:

Mutriara Bukit Jalil Area : JRK Corvena, Sunway Flora.
LTAT, puncak jalil area : Ren, wellness city x exsim, the jalil
Awan besar area: exsim awan besar
Oug borderline area : maple W city.

And berjaya km2 launch date is unknown opposite taman esplanade

Can survery the layout / price / feature etc

Surrounding still OK.
Depend on price and what package they will offer.
So far, only know unit come with air-conditioning, glass door for bathroom, water heater. For kitchen, cabinet yet confirm.
Other project also give better package with cheaper price.

w city not sure la, but at least maple quality will be ok , since the main con is domain resources, same with park / park2 / pavilion , but they got 60 arce land there, can do alot of stuff, wellness city only 22 arce ...

the only thing i dun like about maple is the layout , no yard no balcony, no place for wet kitchen , and i not sure i will enjoy living beside highway or not.

Just went to visit showroom today. Plan to buy for ownstay, Everything quite ok. Been told by staff April only will officially launch. Nett price is around 700psf +

Package and kitchen cabinets tbc but as Sunway previous style usually their early bird package is less than 10%, Downpayment needed for sure

The road at the LRT is 2 lane, but because PPR folks parked on the roadside, only 1 lane is accessible. It is a massive headache to get  through it everyday.

Edit: I forgot another Condo ongoing, Exsim Condo. So around the area, u will have Exsim, sunway, como, OUG Parklane (its high density condo), PPR, Platinum OUG, Bukit OUG condo and townhouse. Bear in mind these are all condos, and the infra has not been upgraded in god knows how many years.

This is definitely the case.
I took this photo from Platinum OUG at around 8:15 am.
After 9 am, the traffic becomes less crowded.
The road is really small in the area I've circled.
I wonder how DBKL is not looking into this since it is essentially a "Kampung road."

Heavy machinery is present on the COMO side, but I can't see any construction being done, whereas the foundation for Flora has already been laid.

Jalan Jalil Perkasa, always jam. Especially at awam besar junction. If stadium got big event like football match, also exit from highway to bukit Jalil already start jam.

Yes. Cannot compare, since material Sunway provide better one, like full tile bathroom, large tile flooring, 5stars air-conditioning, full enclosed glass door for bathroom.

Beware UOA’s sparse facilities floor and teeny tiny toilet doors. Sunway is pushing inclusive design so they won’t do that sort of crap to their customers.

People need to give context on the price they’ve been quoted. The type of unit and approximate floor. It can be a broad range which is in line with this type of unit and Sunway’s pricing strategy. Different agents can’t give you any different price.

I'm "amazed" by UOA's strategy on Aster Hill. The specs given are even below some rumawips.
The main selling point is because it is cheap

I believe 770 is pricey for Bukit Jalil area. You can get cheaper price per sq ft if u buy the Minh by UEM Sunrise in MK. Closer to KL also.

Depends you want north side of kl or south side of kl , if your work area is around klcc, mont kiara , north kiara, kepong , setapak , wangsa maju is always better choice.

It’s a developers’ prerogative to brainwash you into thinking lower standards is the norm as part of their cost cutting measures. Whether it’s half tile, no AC points or small toilets. You need to reject these unacceptable standards.

for sunway flora, i would say the type c looks good, but too price. would be nice if they chop off one of the masterbed room.

type b look kinda odd with the "study" area.

600psf is freaking cheap in kl already

plus it is not normalised, everything from pasar vege to chicken rice price went up so much, either they cut cost give u less 3 piece chicken or increase price to RM8

Skate park will be unnecessary la, how many residents and their kids will be skating? Maintaining it also costs more than a conventional park, want more atas feel, build a Japanese garden with timber deck that can be used as yoga deck or outdoor function area

Nonsense it’s still a fair chunk of change. 300 psf is cheap.Then I’d point ppl to look at overhang units that come with all the frills. Perhaps this is the tipping point that would push people back to subsale or overhang for a higher quality unit.

This is why people make noise now. If ppl don’t wanna listen it’s their problem. UOA’s recent vp hasn’t been great. You can only control as much as you can at the start of these high rise launches before committing as it’ll only complete 4 years later.

Anyway back to the development at hand, if it’s 100 psf cheaper than Sunway work out if it’s worth your while with the listed deficiencies.

To be fair, Sunway has been pitching towards own stay mainly with their pocket projects. The only recent one they said from their own words would be investment worthy was Belfield.

I think i have to give up this project, tho the content itself is attracting and got what i need, but the access is really killing my interest. Tonight i purposely drive over to feel the access at night, it is really unpleasant, if come from bukit jalil highway, you need to turn into the lrt drop off road first only can turn into sunway flora area, if you missed that then need to do a big turn from awan besar, then if you from awan besar and to awan besar, you have to pass thru the longest route with full of cars , bumper , traffic lights.

Aside from work travel, even you go out find food also headache enough

if you want to turn right to tropika,
i would advise you guys from flora turn towards bukit jalil highway at least that is a big road wouldnt have jam.

Jam i can accept on major route la, which part of kl no jam one, just home coming experience not welcoming only.

You stay puchong , bukit jalil, go pj , kl work confirm jam, estimate 1-1.30 hour of travel time is normal on working time

Exism works faster, new project just in front Pavilion BJ coming soon. The project will have tunnel exit to bukit jalil highway to pavilion. Price same range as Sunway Flora. If package like rosewoodz, interesting. Since project site is walkable to Pavilion BJ.

Exism Awam Besar is lease hold?
Exism Awam besar location is better, lot shops within walking distance. If they build a walkway to awam besar lrt station via car park there, distance is shorter compared to Sunway Flora, also awam besar station has shuttle bus to Pavilion BJ.

from the tower orientation, its seen like those facing facility will kena morning sun and those behind will kena sun set.
wondering will they launch both tower together? or only the tower in front 1st as this tower more hard to sell

Morning sun still fine. Can tint all the window. Not big deal with the sun.
Just curious on the LRT noise level. It look 200m away, but I believe open window still heard the noise

tint is always not a good option. it will block the view visibility and natural light also.
besides, a reflective tint will also shade off your privacy when internal is brighter then outside.

The constant flood at the LRT Awan Besar tunnel will post major headache to go home.
That big junction traffic light to Bukit Jalil, OUG, Kesas highway, Sri Petaling is really bad headache in the morning and evening.
Easily wait 20-30 mins also cannot pass through.

I am staying nearby Awan Besar LRT station. Every working day I will pass by Muhibah LRT station.
The PPR residents will park their cars on the roadside (2 lane become 1 lane) and it causes the traffic jam during peak hours. rclxub.gif

Just wondering if anyone here that is staying near that area has actually reported the illegal parking on the road to the authority (DBKL) and gotten any feedback from them? Or they just couldn't care much to take any action?

Considering the increase of traffic on this road from the newly completed Platinum OUG and Sunway Flora in the future, this is going to be a problem for the residents at this area.

I'm not sure how badly illegal parking at other PPRs are affecting the traffic over there.

Right now i feel that it is still acceptable here but surely something has to be done if the illegal parking under the LRT track causes heavy congestion along that road in the future i.e the kind of heavy traffic at the traffic light junction or the one going in MEX highway after that.

Location quite subjective tbh, both not located at the central or proper Bukit Jalil. If based on the map, Exsim is slightly better based on ingress and egress but part of mixed development consisted unknown Wellness City means another few thousand units on a same piece of land for next 10 years.

Both have similarity of poor surrounding where this Exsim project surrounding by LTAT / Flats while Flora facing light industrial / cemetery nearby.

Own stay should go for Flora, safer. Better facilities, landscaping, lower dense.

Just doubt DBKL would do anything bcz they were the authority to approved such housing back then and insufficient car parks.

With so many developments in nearby or Bkt Jalil, unless DBKL managed to ask one of the developer to build one or two blocks to compensate them first before took over the redevelopment.

This stretch of Muhibbah LRT's road is bad but the jam is not as worst as Jalan Jalil Perkasa 1, with Tropika completing soon and Pavilion BJ booming still nvm, Berjaya going to launch KM2 soon and Exsim potentially add another 8-9 blocks behind The Link, I cannot imagine.

It’s a chronic problem - the first and last mile issue. They’ve pushed for the construction of all these stations and sold land banks around these stations without addressing the walkability problem. It’s always a bloody rort.

Need 2% down payment
Heard they have more than 1xx cheque deposited.

In short,flora for own stay, exsim for long long term investment. I think exsim marketing dept is too ambitious.
And looking in their gallery first day launching, unprepared and full with not knowledgable agent. Table x cukup,drink xda, browser xda, even agent saw got customer but still stand there playing phone

2nd day got food already , but still full with ppl , i heard SA mentioned already 100+ placed booking, the way they do sale is quite agreesive, find all young SA aggressively engage customers

Either dry or wet kitchen cabinet, not both. SA said most likely will be wet kitchen side, can get rebate if you don’t want the kitchen cabinet, berapa rebate amount tak pasti lagi.

Most units are master bedroom next to other living room?
Also, the balcony from other unit just next to your master bedroom window. The window area is big. If your neighbor stand at balcony, likely can see what you doing in Master bed room, if didn't cover. 😅
