The location of this project can only access via the kinrara industrial area or via awan besar junction ? There is no way to access bukit jalil - puchong highway ? I mean straight road via jalan tiara

In a separate announcement, SunCon said it had secured a letter of award worth RM278mil from Sunway Flora Sdn Bhd in respect of main building works for a proposed development of two blocks of residential condominiums which consists of a podium, carpark, common facilities and swimming pool, in Bukit Jalil, Kuala Lumpur.

“The project shall commence on Nov 1, 2022 and is expected to be completed on Oct 31, 2025.”

Hope the sales gallery is up soon and can check for the layout

Original plan is build another mixed development project next to this project, not sure the plan remain the same, if 2 project share the covered walkway then more reasonable, and also mixed development next to this project can solve some commercial need in walking distance.


Next question will be what is the maintainance fee with the linear park

No direct access from bukit jalil puchong highway also a headache, if u back from pavilion u had to use awan besar road

Pay a visit today, not much detail yet, but from the promo video, show room will become 2nd phase and will share the same entrance with flora, phase will be mixed development, others info pretty same with e-brochure.

One thing i curious is, the middle unit master bedroom is actually next to next door living room, not sure if the next door speaker and woofer open too loud will actually affect the master bedroom next to it, later feel vibration lol

700m from sales gallery and 750m from flora entrance hahaha, then 800m from your unit , either way , not a friendly walking distance for malaysian

Ya it is an add on good to have feature but not many going to use it, how many ppl nowadays that can afford 700k-1mil will actually walk 2-3 km total to and back from work everyday, if u plan investment to rent out target audience not correct also, cannot cover rental if rent too high those will just find nearer to mrt lrt one.

To me selling point of this is the private activity park , that you can enjoy some greenery and do some exercise without driving out like go to bukit jalil park.

Then need to bet on phase 2 can cover basic commercial need like some restaurant , cafe, mini mart , then it can form a small community there.

Downside are also pretty obvious as well, surrounding and access , ppr gonna be there, kinrara industrial park not gonna revamp mostly , since not under dbkl

Depends what you want, you may compare all the listing and upcoming project now:

Mutriara Bukit Jalil Area : JRK Corvena, Sunway Flora.
LTAT, puncak jalil area : Ren, wellness city x exsim, the jalil
Awan besar area: exsim awan besar
Oug borderline area : maple W city.

And berjaya km2 launch date is unknown opposite taman esplanade

Can survery the layout / price / feature etc
