Sunway Flora is considered as a standalone project. It is suitable for own stay, as it offers more residential vibe. Will phase 2 be having retail lots? That is yet to be seen. 1055sf will be the most popular choice, 1200sf is 50/50, for 1500sf.. might as well go for the Rainz.
The low cost flat road stretch can be an eye sore.. normal hour is ok, after working hour is the worst when many cars coming in from Platinum OUG, and cars making U-turn from opposite direction.

Exsim D'Velada overall package may be a bit boring, but not forgetting it is adjacent to the KL Wellness City, if done well, it can attract lots of people to stay there. There are a central park and commercial components like retail mall as well. It will be there for sure, but how good it will be is a chance to take. However since this is the phase 1 of 4 from Exsim, it is definitely the cheapest block for sure.

It is good to see 2 prominent developers competing each other, which really helps to keep the price competitive for buyers. thumbup.gif

The tunnel is all good, I use it day and night.

If heavy rains the DBKL ppl will standby there to clear the drain cloggage. Kudos to their contingency.

Buyers should concern more about the phase 2 commercial lots instead.

There is a lack of shop lots around this area tbh, the demand for decent f&b is high from the rainz, z residence, desa green, kiara residence I & II, etc

You can see the access road to these condos from Nathan mamak have plenty of kopitiam opened but the deco and food is below par

Imagine sunway open some shops at Flora with some decent f&bs, these residents will want to dine there and guess where they are gonna park their cars?

Yes it is, right on the edge of bukit jalil territory

there will be retail/shops planned in phase 2
don't know if it's a good thing, if it becomes too popular, u will have all the cars parking along the roads, blocking the access..

Sunway didn't appoint any agency to sell this project yet. You can only deal with their sale staff directly.

Based on previous experience, you can ask for the cheque back if you did not pick any unit. If the sale staff ignore you, just write in(email) to request for it.
