Ya wo...the balcony can exactly see through neighbour master room. Hmm...the AC ledge is at the other side, so much depend how developer enhance on their facade

Look carefully, the outside toilet window is facing the yard.
How to open when bathing and the internal water heater heat will circulate inside the yard and kitchen.
Long term, kitchen cabinet and ceiling will have mold due to the moisture.
I doubt anyone will leave open the kitchen window all the time.
Dust, rain water, mosquitoes and insects will fly in.

That why if you go there feel a bit slump amid you got many new condo around.

If you have option between Berjaya's Tropika vs Sunway Flora vs Exsim, which one will you choose? hmm.gif

One thing no doubt, Sunway finished product is really quality.

Location wise, Exsim's behind The Link is memang the clear winner.

The only obstacle is no proper masterplan is reveal because they required to improve the road access and it's infrastructure bcz easily 8-9 blocks unless they changed to lower dense.

ok.for type A 1055sqft, the balcony and guest toilet window are really troublesome. especially when your wet kitchen is most of time enclose and toilet smell will be flowing into it. besides, the A/C ledge will be annoying to bedroom 3 when the AC is operating. and all the type A are facing west, mean sunset, mean super hot in the evening and not sure the view will be block or not.

but for type B1, the price may go till 840k which not the best price option to purchase at BJ.

That land can access to awam besar LRT via it's car park.
That one really nice location. However, it depend on developer decide the entrance for avoiding traffic jam o.

If you check guess toilet door, open and close door is not that convenience. Distance from sink to door is narrow.
So far, I don't see any high rise building blocking view.
Type B above starting mid floor already 9xxK. After rebate only get 8xxK. If pricing like this, not come with full kitchen cabinet, erm....Can look for other

the yard door if developer may change to sliding door then will resolve the problem. if near 900k, i think many subsale are much more worth then this project le. put aside those lengthy downpayment, extra fee, etc

This is a fairly standard layout they have repeated in their recent projects. I think the window is high enough that it won’t be an issue. Look at some of Sunway’s recent virtual walk throughs for reference.

it is clearly a different product i think
sunway flora more on ownstay with freehold and residential title

exsim on the other hand agent keep selling on the wellness city like airbnb to those foreigner or outstation ppl coming to get medical treatment
plus next to pavilion is their selling point for investment

after read through all opinion in their forum post, agak-agak can see how exsim wan attract potential buyer. basically location is the King, so this is their only selling point, and they design in such way the living is big enuf to partition out for another room, and their advertisment always mentions 4 rooms, which the small little tiny room near the door is merely can fit as a store. and they only provide 2 AC and zero furnish. So, these all serve as a basis for investment and the agent always highlight, when wellness city is complete, you can rent out to those worker/nurse/doc there. but, themselve also uncertain how will the land be develop in future.

Exsim is either a luxurious 3 bedroom unit or a 6 room dormitory. Can see which one prevails.

Something tells me there’s not a lot of luxury going around nowadays.

Not only to attract foreigner but local from other states...
Like nowadays got so many concerts in Bukit Jalil stadium...
They will plan to stay nearby Pavilion 2 and after concert day 2 go shopping in Pavi2...

Near to rubbish room, try to avoid.
If long holiday, no cleaner for several days, the unit will have "nice" smell. Also, there will be cockroaches easy access to your unit.
