I'm "amazed" by UOA's strategy on Aster Hill. The specs given are even below some rumawips.
The main selling point is because it is cheap

Agreed, almost gone crazy when i stayed in 825sf unit during mco...
keep going down to collect food and parcel, after every trip down had to shower..
everyday shower so many times till my skin also kecut d..
but now 15xx sf feels so good, my place here 1 level 10 units come with 8 passenger lifts + 1 service lift
walking distance to mall, wife can bring baby go down jalan jalan and do grocery shopping

different people different preference.. all properties will have its own market

Normally developer wont allow bulk purchase during launching, they do that midway if the sales stuck...J Dupion, UNA, Emporis, Sqwhere, wotp, lavile...all also halfway stuck then bulk purchase masuk..if exxxm accept bulk purchase at this stage means they really have no confidence in this project

KPKT has not finalized the guidelines for installing EV chargers in stratafied buildings. The latest update was in July where Bomba department already handed their report to KPKT but i havent seen any update from KPKT on this.

I think there's no issue for developers to pull the cable and prepare the infra for owners, but i believe that probably only can install AC chargers. I would prefer if they can prepare some DC charges for the owners, or even supercharger..

Nowadays information is at our fingertips, don't think the previous SPA price will affect much on buyer's decision on the purchase price or valuer's judgement on the value. All those bulk purchase deals with crazily high SPA price, many already know the actual value is way lower than that.

I think the main difference would be
Higher SPA price = Higher MOT upon perfection
Lower SPA price = Higher rpgt if sell within first 5 years
